Pamahal n ng pamahal ang bahay. 8 yrs ago bumili ako ng bahay 81sq ang lot area 54 ung size ng bahay with 2 bedrooms 2 T&shower it was 1.8M, 2 yrs na lang matatapos na ako magbayd. The T&B ‘s door should have been by the stairway plus it should have window inside, perhaps on the side wall for ventilation or maybe a sort of pipe or tubing that runs through the back wall under the stairway for exhaust or ventilation.

Hi Rod! Since you mentioned that hou want to put a partition wall to separate the Livingroon from the dining room, no offense but not such a good idea, liliit ang floor area ng space. Hindi na iso and maraming division, kahit dito sa America malalaki na ang space ay ayaw pa rin nilang separated ang dining from the living, this is because you want your visitors to be directly interacting with the host of the house, plus it won’t be so claustrophobic Ang best bet mo ay ilipat ang pinto ng bathroom doon sa gilid ng stairway ( sa likod) and why? Kase if you have guests or u expected people coming in , people of the house would still have the privacy to get in and out of the bathroom, kaysa naman makita sila half naked by accident ecause your bathroom entrance is facing the house main entrance door. O offense again, medyo hindi masyadong pinagisipan ito ng nag-design ng building. At kung inilipat sana ang bathroom door doon besdie the stairway, the remaining space can be used as recharging area by the bathroom door, and the space under the stairway can have a built-in storage for your cleaning stuff for the house or even a small pantry ( canned food and other dry foodsupply like rice, pastas etc. Sa liit naman ng mga bahay sa atin, it is no longer necessary to have partitions, plus its an advantage in case a “ slippery finger guests” that you are not aware of ay magiging sagabal ang walang wall partition and magkakahadlang ito sa kanilang makakating mga kamot! ‘Diba? Mas maraming advantages ang walang wall lartition sa main livingroom and dining room, plus, most importantly, air circulation is better amd you can add i door plants and a better air i. The house as “Real plants” distributes good oxygen in the atmosphere. Sa upstairs bedrooms naman ok lang ang walled rooms for privacy basta merong windows na screened. Pwedeng maliliit na windows pero as long as dalawa tatloor even 4 small windows, for better air circulation and light provider; if needed small air conditioner would be advisable as well. Water closet a d lavatory is such an odd term, they never use those term here in the western world. Tayo lang mga Pinoy ang sobrang articulate or maaarte. People from the US would i understand better if you just use simple terms, at baka makabenta ka pa nang maige sa mga foreigners who’s wanted to nuy a house sa atin, no kffense, better guaranteed as far as being consistent payers! ‘Diba? Use the term Bathroon, toilet or commode , sink or bathroom sink imbis na water tank ba ‘yon? Omg, pinoys love to be OA, over acting na! Lavatory sa eroplano lang ginagamit ‘yang tern na ‘yan. Baka isipin ng mga kano lu ilipad ang mga R natin sa Pilipinas! Ha ha ha…! Joke… Anyway, i think you’ll be able to sell better if you justuse basic terminologies; after all, most clients are not graduate of Philippine i terior designing Universities. When I first arrive here in the US many years ago, I was hanged up on our way of speaking, i was square peg in a circle, oucast because of my way of speaking or terms that I used that I learned from college; little did I know, that part of me was the one that most “kano” didn’t like dahil na-o-oa-yan sila, at parang naiirita. Superior ang dating ko sa kanila. Of course, they will never admitthat. Take it from me my friend, ang mga kano, poker face. But its easy to sell them something if terms are just basic!
