i will never go ducted AC again, it sucks, specially with a large house, if you only need to cool a small area, a few rooms, you actually need to cool a lot of the common area as well, because the air needs to return to the return. mini splits in every room will probally cost a little more upfront, but will get better results long term. on a hot summer night in brisbane, i need to keep the bedroom door open to allow the draft back to the return... where is a mini split is cooling and circulating the air in the room.

One of the things this summer the missus and I have been talking about with our teenagers (17f & 15m) is how they need to start thinking more about risks they take because it's so easy for them to make bad decisions just because they don't know any better. Teenagers think they are invincible, they just don't have the life experiences to back up and make them take a moment to think about stuff. So I just used your example of a lawn mower mistake to show our daughter and chief lawn-mower that here's someone who uses power tools all day everyday, but a moment's careless thought cost you a nasty accident. Your pain has been a valuable lesson for our family - Thanks! ...Btw we live in Hutt Central 🙂

Great video josh. As for the tapware and finishes feel free to pm me I'm a interior designer with over 15 years experience in dealing with bathrooms and kitchens. I'm happy to specify some options if you want another option. Honestly you can't really go wrong with chrome or brushed stainless steel. Being monochromatic they will go with everything. I would also suggest going go gas hot water or a heat pump hot water which includes a storage tank. Cooling is a part that people often overlook or forget About. Cooling work best when pushing cold air down as cold air sinks while hot air rises. You can something like the smooth air systems which vent hot air out and pull cold air in. Another option would be a forced air and the use radiators being feed from the heat pumps

Running Hebel/AAC panels over your subfloor does a great job at reducing the noise and improves insulation within the house. Obviously comes at a cost... I've seen it installed over posi-strut floor joists to the 1st floor or a double storey dwelling, works a treat! Thanks for the vid, keep up the great work mate!

A Passive House Design house is warm in winter and cool in summer. It has Mechanical ventilation & heat recovery system. It's airtight and uses less energy. Check Energy Architecture in Wellington.

I wish we could get Home RAB in the UK. Timber frame buildings here use OSB3 as the outer sheath with tyvek.

excellent video. Can I asked why 2.55m stud, where plasterboard is usually 2.4m or 2.7m height. Why not go straight to a 2.7m instead? Or you if have to buy 2.7m high plasterboard and cut to 2.55? From your experience, how much extra would one have to pay for a build from 2.4 to 2.7m stud? additional 10%?
