Do you reach out to a broker who might be able to connect you to a GP, or are these connections you've made during your time in the industry. Hey Justin! Love your content, probably the most consistently informative / high quality information out there! I'm from Maine, and I've been finding a compression in returns recently after my first couple purchases - how have you balanced staying true to your investment criteria while adapting to the market? I don't want to get over my skis, or be one of those sitting on the sidelines "waiting for the next downturn"

Thanks for the kind words, Roy! I agree - the market is the hottest I've ever seen in my career right now. With that, I'm looking for deals that are either completely off-market (meaning no bidding process whatsoever), or projects with limited downside (i.e. affordable housing with guaranteed rents or clear indication of rent adjustments 3-5 years out). Tough to find and even on deals that work, I've also seen return compression, but this is how I'm currently trying to manage the influx of capital flooding into CRE (primarily industrial and multifamily). Justin is a good guy but this was a completely worthless video since no specifics of his best and worst real estate deals was shared. What was Justin insight, "I go for singles rather than home runs" or "if a deal is too good to be true then it is." How is this general advice helpful? If you watch Tarl Yarber of BiggerPockets, he gets out a whiteboard and shares the numbers of the deal. I am sure you have some good information to share but if you try to be super confidential then what is the point of having a KZbin channel? Don't be surprised on the low number of views on your video. Big thumbs down.
