Seb This is a real estate bubble. Lots of people will overpay and be upside down in the future but that's not your problem. You will quickly learn selling real estate had little to do with real estate and everything to do with being popular and personable. You are the perfect guy for that. Just spend more time on generating social connections and being popular so people think of you to recommend to friends for listing and buying. You need customers calling for you to make any money. Next year is going to be tough so work on getting known. Most agents don;t make a living wage. LOL

Right now is a sellers market. I live in Va, trying to move and properties last around 3 days after listings.

Very true. It is definitely a sellers market. I actually talk about the market trends I’m personally noticing at around 3:30. I like to level with my clients, and so I encourage those that are looking for good deals to consider financing relatively inexpensive renovations themselves (new cabinets, kitchen counters). Often times, buyers are outbidding each other for finishes that simply don’t justify the increase in price.
