So I really really want to get into wholesaling and achieve financial freedom and be my own boss. I am getting mixed information everywhere, saying I need to be licensed in order to wholesale real estate, and others saying that I don’t need a license. There’s laws that say I need to address to the sellers that I will be whole-selling the property with an assignment contract or otherwise it’s fraud, and I see people who don’t even mention it to the sellers they talk to. So I’m really lost on those topics mainly. I know how to get the ARV and the MAO and how to contact cash-buyers. How to find distressed properties. I’ve already found two that I could potentially make 20k from each if I get the offers. But I haven’t moved forward because of all the mixed info I am getting from people. If you could clarify for me you would be helping me so much and greatly appreciated.
