How can someone sell an item of real estate (house, apartment, etc) and the buyer not doing a routine title search?
@BrendaRockwell-u9wАй бұрын
Probably offered it at a steal of a price to get money quickly!! But any seasoned buyer would have a title search done to make sure there were no leins or encumbrances against the property!!!

He was going to kicking her out without letting her have time to find a new place. Then he complained it was unfair she gave a limited time to stay. Nichole knew he was married. She didn’t care how he was screwing his wife. She was a piece of work too. Did OP pay for the apartment by herself? Did the husband not contribute to their living expenses? Did the wife own the apartment before they were married? How come there was no shared property?

A well written story I really enjoyed reading, why do the husband feel that they can sell the property without consent, or without there spouse knowing what his up to. Leaving your spouse for someone younger, didn't work in his favor at all. Now he has to find some where to stay, and no young girlfriend at all. We learn from our mistakes, and consequences we have to endure for the betrayal and the broken trust.

I’m not a lawyer, but it seems that Amelia admitting that she basically tricked Tyler into signing away the condo is an admission of fraud in itself. She said a couple of times that she knew he wouldn’t look over the paperwork.
@judycolonie5715 күн бұрын
She's lucky she had leverage. Too many times women don't and their spouse gets everything he wants -- like the younger girlfriend. I have 2 ex-husbands who both cheated on me, but in the end I was better off because who needs a man like that??? I have been through a lot but I was always strong and smart enough to land on my feet, thank goodness!!! I think all women should make sure they're protected legally in any marriage because love so often turns to mush when cheating men think they can get away with anything. That's also why pre-nups can be a good thing no matter how great you may think the man or woman you're marrying is. Nobody EVER really knows another person!
@JordynRaquelleKnight8 сағат бұрын

Enjoyed the story. Just one gap though. Tyler and Nicole walked into the house when Amelia was sitting on the dining table sorting out paperwork. Nicole left first, then Tyler. Amelia locked the door with the new key she had made. Was the door open before Tyler and Nicole walked in? In any case, Amelia had the last laugh. Thank goodness for resilience and help from good friends when people are in trouble.

What he did is wrong. But if they bought the place together equally then they both own it. He cant seel it without her and if she sells it part goes to him. If their married then they split it it dorsnt matter whos name its in. She can buy him out but this is what would happen in real life. In the usa she would have to buy his half sense the property was required during their marriage. Doesn't matter whos name the deed is in. Also im not sure if he would be charged anyway in the divorce. But i think as long as the money was returned then he wouldn't get that charge but if he forged her signature the he can get a charge for that. And when 2 ppl live together no matter if they are breaking up or getting divorced u cant just kick someone out unless a judge says.

@Twin2th27 күн бұрын
Not necessarily. The deed is in her name. He has no claim on the apartment. A divorce would exclude the apartment from the division of assets, even if they have nothing else of similar value. It might change according to the law in the state or country the apartment is in.

At the end of the day, Amelia was just as guilty of Fraud as Tyler - by knowingly getting him to sign away his interest in the ownership of the flat without making it clear that that was what she was doing, whether he skimmed over the paperwork or not. No mention of how the flat was paid for originally! OK - so it turned out right in the end, but she needn't be so smug about it!
