Most people either do not understand the power of compound interest, or are just impatient. For the average Joe, however. I think it is just best to invest in the S&P 500, and just wait, which is reliable, albeit extremely long-lots of years. Or just use a professional analyst and speed up wealth creation. Most people underestimate the power of the latter

This is not realistic. Within 10 years of reaching Germany, he earned this much ? Even if his yearly income is 70,000 after his studies... He will need 22 years to buy all the real estate as per his excel sheet. So I can also say that I bought 35 properties in munich and list in excel and make a KZbin video on it.

In Germany, most of the people who rent out their property is not doing it just for the yield. The biggest advantage is the amount of tax write-offs you can do. For example, you can write-off the interest from the loan, the 2% building degration value, and other costs.

The yields are pretty low imho, as a romanian. And that is not because you are doing something wrong but rather that is the market. Why would you be satisfied with rougly a 6-7% return that requires active management when you can just park your money in an index fund which yields 9-10% on average and has lower taxes in Romania? Also, I noticed there is no mention of mortgage payments in your excel. Is that because you bought them cash? Because if you add a mortage payment based on 75-80% of the value given that interest rates have pretty much always been above 5% and now are 9% you would be almost negative cashflow.

Hi Ovidiu, The properties I bought with cash. Not mortgage. I can understand 9-10% returns, but I already have 400k in stocks and wanted to get something “physical”. I inquired about the mortgage at Libra bank and they gave me rates of around 12% - which would of course make no sense whatsoever.

Almost most of them or even more are also applicable in Romania - but the paperwork is a lot lot more in Germany than Romania because in Romania almost everything else except the notary process is digital.

Don’t invest in Romania, is not for you. Go to Poland, you have a better chance and will learn a few valuable lessons . I hope Romania will bring serious investors who will take time to learn about the culture and respect the hospitality of its people.Why don’t you invest in other European countries like Switzerland, Austria, Hungary, France, Italy, Germany, Belgium or perhaps the opulent Dubai?

However, if the bank deposit rates in Romania are around 6-7% and your overall yield is also in the same rage..what is the benefit of investing in real estate. I can understand potential capital appreciation. However, in higher interest rate environments, there is also a risk of property markets crashing..eg. spain and also in other EU countries.

Google it, there is a lot of information available.Romania is not a third world country and many law offices have English translation or employees who speak English, French, German, Italian, Spanish, Chinese , Arabic, Rusian.

wait but did you ask for the loan in germany to buy in romania? That is only possible if you already own a property in germany that is fully paid. There are free credits in germany but these are not so high and the interest is 7-10% now. And how do you manage all the properties? do you pay a intemediate company to take care of the airbnb renting and management?

Romania’s business landscape is opposite to China’s or India’s. Romania is part of European Union and Schengen . Do your homework and search on the internet. Take your time and visit that country before you make an investment to understand the culture and see the surroundings. Read economic reports and legislation on the Government websites.

the only thing that Im finding ridiculuous is the tax systems in Germany, whether I look to invest my time and effort in making money through side freelancing, and register the freelancing in India, or look to invest the money in mutual funds and make capital gains, Germany at the end of the day imposes heavy tax on the world wide income. Do you have any suggestion how to avoid this tax on the world wide income (the indian income in my case going in the nre and nro account)and generate wealth looking at a 5year time frame

Yes - Except 3 Apartments which are under construction. The project is big, has a swimming pool, sauna, starbucks etc. nearby so I decided to put buy multiple units. It is 2x 3 room apartments and 1x2 room apartment. They should be finished by end of next year and the payments are made in steps - first 30%, then 25%, then 30%, then 10% and then 5%. This was a fair payment plan so we locked that in right away. This also helps me make sure that I have more liquidity when some other property comes along at a good price - and at the same time not having the headaches of loans. I know many people love them - I don't. I just personally find it an extra burden that you have to sleep with every night.

Romania me home owner ship rate one of the highest he among all countries in the world almost 90% of all citizens have their own house or any property to live so why did you invest in these type of countries with high ownership rate on the other side Germany have the lowest home ownership rate of 49% do some research before investing bro, if you want to invest in Europe don't you know that Germany is the largest economy, biggest population, a large number of immigrants coming every year and Germany is called the nation of renters even though they have largest economy.

I will explain in the next one. We have not taken any loan and are also not planning to. 3 properties - 106, 183, 183 needed only 30% downpayment at the moment. The rest of the payments will be made in stages as I explained in a comment above. But yes, we had money saved up - in the last 7 years we only bought 2 properties, nothing else. We simply never considered real estate interesting, but that changed this time after we saw the banking crisis starting and were worried all of a sudden for both the stocks and the money lying in our bank accounts. Now we have almost nothing left in the bank accounts (except around 36 months of our average expenses)
