Don’t forget muck away costs on top of the groundwork cost. Each 16 ton load costs £220 plus VAT and you will need around 8 loads.

Love the series. Quick question - I’m assuming the Dan Wood turnkey price (as seen online) does not include 20% Vat. If it doesn’t, how much of the turnkey cost can be refunded (as it’s a self build). My understanding is only materials can be claimed - not services?

We built a Dan-wood house in West Lothian Scotland and on top of the planning fees we had to pay a so called donation of £14,000 towards local facilities like a new school. Our foundations cost £73,000.

The cost of foundations has just floored me!!! This could put a Dan wood out of my price range was your plot flat? It sounds the same as ours other self builds and fully serviced in shock but glad you told me

Hi Anne-Marie, Don’t panic! My foundation was almost double what I expected to pay due to tree roots under the plot. This meant the foundations had to go almost double the depth, hence more material ( cement, steel). Also the price I quote includes all the drainage, service ducting and driveway type one etc, so not just for foundation. Hope that helps.

My topographical survey costs were £1380 in total. £540 for the survey then two lots of £420 to mark out the house on the plot and then pin it exactly where the house will be once the foundations were done

I recommend considering Air Conditioning as an alterantive form off heating, they are renewable and under the same classification as Air Source Heat Pumps, pricing is around £1500 per room. You also get cooling in the summer which if you have Solar can be mitigated.

@@myselfbuildjourney1219 AC Heats and cools and has a just as high if not higher COP then Water based ASHP's. Depending on the size of the property and whether or not you can access the grant, it can be a cheaper alternative.

@@myselfbuildjourney1219 not true at all, AC is on demand and quicker to achieve, it's the technology that water based ASHP's is based on, except you get greater energy loss due to passive radiation heating as compared to direct airflow with ac. You can also achieve a COP averaging 4 and up to 5 with a well designed system. It's mass produced world widely used, reliable and easy wheras Water based ASHP's is experimental technology from the 60's, that the gov has to subsidise to make it competitive

hi harry,now in process of doing selfbuild,knocking down existing cottage and replacing with new dwelling,contacted architect who came out to site and we discussed different ideas,he has now come back with a quote for his services of approx £8500+vat excluding planning fees etc this seems expensive as i am only looking for 2/3 bedroom bungallow nothing really difficult to build,would like to hear your architect idea and pricing.

Hi Stephen, Congratulations on going the self build path. As far as architect fees go it is hard fo me to comment. The joy of the Danwood process is that the house is already designed and all the plans are already drawn up by the architects at the factory. When you make changes to the original design those are then checked and changed for you on the plans. I only used an architect to change the plans to CAD drawings and to submit these to planning and fill all the required forms. I believe they did that all for about £500. Sorry not to be more help. Perhaps approach another architect to see how much they quote?

Have you been given a delivery date yet? We completed everything to get a date from danwood to deliver sometime in September (based on their 12 week lead time that all their paperwork specifies) but they have just told us that it will now be sometime in February! Not good for us as we will be living in a cabin on site and desperately didn't want to live in it over winter. This means it will be 8 months for a delivery date after signing everything rather than the 12 weeks they said.

Hi Emily Yes, I have similar delivery date. I hear that Brexit has really affected getting the work crews from Poland. They are trying their best to resolve the issues, but I believe all builds have been affected. I will keep you posted. Good luck.

Hi Thanks for watching. No, the kitchen is the only thing not included in the Turn Key price. This is such a personal choice and so many variables that they leave that up to you to choose from the many vendors available. However you do need to have your kitchen design chosen before the final plans as they will sort out all the necessary electrical points and plumbing etc so it is all in place for when your kitchen is installed. I actually went for B&Q flat pack kitchen in the end as the wood/ gloss white combination was what I was looking for and they came in under my 4k budget! I will be showing this when I do my interior fit out tips video soon.
