I love your honesty & that's why I watch & subscribe. I moved to FL 3 years ago & bought a house 2 years ago. The market was still up, but mortgages were still pretty low. I'm in the Northern most part & love it. It's small enough but big enough. I know many people here, because of my job, & it's such a friendly feeling. I guess we were just lucky to have found this location. I do visit upstate NY, where we moved from, but I just can't move back. We were so far away from everything & the long hard winters really took a toll on me both physically & mentally. Thank you for your content, I truly enjoy it!!

Yes, it's important. They have pro's and cons. Pro's - they keep everyone in line in the subdivision when it comes to property maintenance. Kept somebody from painting their house purple in ours! And parking a big fan-boat in the street! Cons- they charge a lot for maintenance companies and you feel your house isn't really yours.

We moved out of Florida last December after 25 years in Florida. We went back home, to Ohio. I thought I would miss Florida but I really don’t. We were AP at Disney and I don’t even miss that. I watch you and Nate and some others and it satisfies me. I would say, in my opinion, now is not the time to buy in Florida. Things are too unsettled right now with insurance, etc. There is a good possibility that first time buyers might have some big incentives right around the corner!

Two sides to this. I have the most success buying in areas that have the exact conditions that Florida faces right now. Buying when no one wants to buy in an area is actually the best time to buy. I was able to buy in Brevard at such a discount last August 5 houses from the beach. I’m currently 157k ahead in 14 months. No HOA and absolutely incredible neighbors. I had zero competition when I bought so I was able to get the property 125k below asking and had closing cost assistance. I got a rate of 6.4% which is historically low. People are jaded by 12 years of unrealistically low interest rates.

You are smart to wait on a home purchase. Renting is the better financial option right now. Don’t make a huge purchase for the next 18 months. My husband and I bought a tiny 2 bed mid-terrace house as our first home. It was small, it wasn’t practical, but it got us on the property market. 8 years later we sold our home for a huge profit and now live in a 4 bedroom detached home with a small mortgage payment every month. If there aren’t small homes in central Florida, what about a small flat to get you both on the property market?

Except 19 years ago is a long time. That house should be almost paid off. Where’s the equity? At this point you would have over 50% down if not a home almost paid off if you move to an area that’s not ridiculously priced. I sold in 2021 and getting a new home built currently. I have over 50% for a down payment. A rate should not affect your decision if you can almost pay cash.

First time home buyer as well, but I lived in Florida my entire life. It is such a struggle in Florida. I did find a great new build that was surprisingly affordable. Yes it’s about an hour from anywhere in Orlando but only 15 minutes from Daytona. 1500sq feet 3-2 $300k, 5.5% interest and closing cost payed for. I know everyone wants to live close to the parks but you spend so much more for that luxury. I think it’s worth saving so much for a little drive.

Great video and insight Dev. I’ve lived in a few houses in my life and I must say I prefer a pie shaped corner lot (bigger backyard than front) more than any other type of property. If you like your privacy and want some space in the back to add a pool or a patio deck, IMO that’s the way to go. Plus with a smaller front yard you have less landscaping and maintenance to do.

Buyer Beware. Many builders are cutting corners left, right, and center in order to build the houses as quickly as possible, sometimes building them just good enough so they live just past the two year warranty. I would highly suggest getting a home that is at minimum of 5 years, but older is actually better. Good Luck.

Yup. If you don’t HAVE to buy immediately, wait until you are comfortable with the numbers (interest rate, payment, insurance, taxes). Thank you for sharing all your info and being so honest. You are the best. P.S make sure you get an inspection. Even if it’s new. Not sure if there are in any foreclosures in your areas of interest. That may be an option. You’re doing it right. Don’t rush. The market will come down a little bit. Interest rates will drop a little bit. Also, take advantage of ALL the first time home buyers programs. I bought in South FL 12 years ago and had a lot of help when I needed it. Lastly, try not to jump into some huge home. Start modest. Think about property taxes and insurance. It adds up quick. Take your time. The right deal is out there.

Im experiencing the same issues with the home-buying process here. I moved from the DC area, which is much more expensive, but it’s surprising to see old/outdated homes & townhomes selling for the $500Ks and up in the Orlando area. Thats one reason why Ive also considered the Tampa area, because the builders there (and resale homes) offer more for less. And the cheaper homes in the neighborhoods further out (i.e., St Cloud, Clermont, Winter Haven, etc) can take just as much time to drive to (with heavy traffic) as driving to a Tampa suburb. Ridiculous!

Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

The housing market in central to south Florida is more than the average income can afford. There is no room for building equity. This is also an election year, and things always freeze in an election year. Next year things will either take off again or they will die. Buckle up!

We bought our house in 2018, our mortgage rate was 4.7%. Then in 2020 we refinanced, finished our basement, and got a 2.4% interest rate and will never refinance again lol. I can’t believe how high homes are now. In NH the prices of homes are out of control. Our house is about double what we paid in 2018. It’s crazy

My friends and I call this Golden handcuffs though. We, like you, got a very low interest rate and got our home before market boom. So yes we are doing great on our monthly payment, but though we can afford to move, we can't see paying 4 times more a month in mortgage to move so we are "stuck" here...though we are happy😊

My wife wants to move to Florida. However our Home in Indiana was not very expensive. 93K and at 2.8% interest rate. Cheap property taxes and insurance. We can travel often or just go to work and live in Florida.

We bought a starter home in 2018 as our family grew we bought a bigger home and made money from the sale of our first home as its value grew. In 2021 we sold what was supposed to be our forever home and moved to clermont. We made good from the sale and it served as a good down payment for our current home in clermont. Our builder gave us a lot of incentives, we bought our rate down a whole point down to 5.0 on a VA loan. Between the builder and finance company they gave us $25k for closing, buy down etc. our mortgage is higher than our last home, but the rate for the time was good. Lake county is still a bit more affordable than winter garden and it’s growing like crazy. It’s far enough and close enough from the touristy areas. New home builders normally have good incentives, but you need to shop around. Also read your reviews on the builder and their finance company, as they might look great on the outside, but the process could be a nightmare or worse end up with subpar workmanship. We bought through Taylor Morrison.

Lately a lot of states are making it harder for investors from out of state to buy homes. This is necessary because the out if state investors drive prices up and make it more difficult for people who actually live there trying to buy a new home. An example is that I hear in Ohio is that there is a cost to have a state resident to sponser their purchase and if there are any violations on that property, the resident sponser is on the hook if the investor does not address those issues

I appreciate your realistic expectations on home buying. If one can wait for good interest rates you'll come out on top. If you’re looking for new construction starting at $200,000, look at Middleton - it’s an hour from Disney and owned by The Villages, but is for young adults!

Yes! We bought in The Villages. We're close enough to Orlando but not too close. Middleton is adorable and so affordable. I wish my kids would move there! At least one would be great. 😅 edited to add Middleton is attached to the Villages but for young people.

My husband and I were extremely lucky when we decided to move to Florida and buy a home in 2014. Interest rates were at an all time low and we ended up buying a 3100 sq ft house that was only 8 years old at the time. It came fully furnished with a pool. We had thought about buying into a new gated community but the HOA fees would have been $500 a month on top of a much larger mortgage payment. We have had to make a few upgrades but at least we are in the positive and not swimming in debt.

Hearing you talk about Apopka and Clermont is so weird. I went to high school in the Clermont area and use to live in Apopka/Altamonte Springs. Great areas but gosh, I can't imagine the prices in Clermont now.

Don’t ever buy anything over 3%. Just wait it out. It’s not worth it. $5500 for a mortgage is insane. We can cover all of our bills for about $2,000/month including mortgage. $250k house at 2.8%

Got mine at 3.2 or something like that and my payment is the same per month. Heck it even went down 30 bucks last time it renewed, ive never seen that. I live in southern louisiana too. I cant imagine what it would be like to buy right now with these interest rates.

That house certainly doesn’t look like a $5600 month mortgage lmao. I build houses in North Florida for around 250k, custom houses vary on what you want to do. People don’t even consider the area I live in, they want to live near the parks and the city, been there done that years ago. I’m two hours exactly from Orlando and couldn’t be happier, mortgage is less than 2k a month and my homeowners insurance is 1200 a year.

I remember when you could get it that cheap in NC but everyone and their mothers moved there or brought up homes there now it’s just as unaffordable as other states. I remember back pre 2010 living in Virginia, being jealous that ppl in NC could get the same home for tens of thousands cheaper. Now it’s at the same rate.

I hear ya. We moved here last year. Arrived here in December. Original plan was to buy. So glad we decided to rent and wait for the housing market in Florida to settle down. We love where we live. We just got the early lease renewal done. We're so close to Epcot that I can be up for my Virtual Queue for Guardians, head out from home, and get to the front of the attraction with 20 minutes to spare. Was worried my wife would take a long time to adapt to the heat, or that she would not adapt at all. She's loving it here. I lived here before, so no problem re-adjusting, but very proud of my wife having taken the transition so well from Los Angeles to Kissimmee.

Patience will be your friend in the long run. Do not rush your process. Prices WILL continue to fall because inventory will not move quickly. While shopping set a percentage of your monthly income you're comfortable applying to housing because your income now might not always be that level. And don't forget you'll be responsible for ALL maintenance costs. And if you buy in a community, there will be rising HOA fees. Besides wait for insurance companies to come back and offer lower rates. Those have been driving homebuyers away for years. I met a couple from Connecticut about 7 years ago in St. Pete Beach and they had buyer's remorse after about 3 months. They were trying to sell the home they had just bought to return north. But whatever you do, be patient and don't put a time clock on your move. Good luck.

2015 We rented a home for our trip to Disney, I traveled with a disabled brother, so we needed a home that was one level and a room with a shower, we found a rental for the week in Clermont in a gated area, yes it was cookie cutter, but it was one level had 4 bedrooms, a separate room for my brother plus a Master with a separate tub and shower, and 2 other bedrooms on the other side of the home from the master, plus a pool and with bird cage. and a garage. There was plenty of room for 5 of us. We didn't use one of the bedrooms. 3 bathrooms. It looked like the other homes on the street, but inside it was a nice home, nothing extravagant. Just a nice cozy home. That was the first time I was in a Publix, and beautiful one it was.

ok some advice - yes, the prices are inflated and they may come down, or with the Fed cutting a half point and broadcasting another half point, it may bring more people into the market and drive prices up even further, at least places where inventory is low, such as here in MD. FL may be different. Don't forget to consider your home loan interest tax deduction, this can be significant to offset your mortgage cost. IF prices are falling there - wait. Never try to catch a falling knife. Good luck! Keep saving, carefully watch your credit score as well - that's very important.

No HOA. You don’t want an overseer or Karen watching over your home. No condos. Try to avoid flood zones. May be hard in Florida, but have a good realtor looking for your interests.

I've been in the mortgage business since 2004. I can tell you, there is a lot of conjecture and misinformation being tossed around in these comments. My advice would just be to beware of uneducated/inexperienced opinions. And I don't know if you've been at least pre-approved for a mortgage, but it's worth at least seeing how things look. The process costs nothing and takes 30 minutes of your time total for application and docs.
