i count everything too! the beginning of my "money journey" was similar, i grew up in a low/working class immigrant family, oldest of four siblings, and i remember sitting down with my mom as she balanced her checkbook. there wasn't always enough money to pay the bills or to buy groceries, or new clothes. i wore hand me downs from older kids in the church. so grateful for where i am now, six figure career with the government that's stable (for now), single homeowner, no non-mortgage debt, nowhere near millionaire status, but grateful that i'm in a position where i can pay my bills with ease, save for my future, and assist my family. every blessing counts!

Amen. And I remember when going through the eviction - I had no idea how any of it would turn out...I was literally discovering things, figuring things and learning things as we went. Turned out way better than I could have imagine and that wasn't me or man...that was God.

FYI, my mom allowed me to balance her checkbook when I was a senior in high school. I helped me so much.😊😊😊 It helped me understand what her paycheck covered and made understand money overall. When my mom said she was broke , I almost had a heart attack 😮😮, what my mom really meant, the money she had to spend after saving ( 401k and Chase account) and paying her part of the household bills ( my dad was awesome, took care of our house & helped his family) , she had spent all her money 💴 until the NEXT paycheck. I use the same method today.❤❤❤❤. My mom was a strong advocate of saving for yourself, ( even if $10 under the mattress) before paying anyone anything no matter what!!!!

1st I'm with Jay! When your food is presented well it tastes better. I also feel when you are grateful for what you have it's almost easier to strive for more. And I guess I believe that because when you are comfortable and stable more is a nice but it's not a necessity. The next 4 years will be about me minding my business in all facets of the statement. Can you go into details about the insurance coverage that you had, did you include something for tenants ?

My insurance was a Landlord policy. I say this is super important because a lot of us rent out homes that we used to live in without changing over the policy from our homeowner's insurance policy. A landlord policy covers way more and it will cover the rent (with a proper lease) if the tenant makes the unit unrentable.

also - a landlord policy is actually cheaper because it covers the structure and not the possessions of the home owned by the tenant. That is up to the tenant to have a renters policy.
