Very Ambiguous / nuanced explanation I found online specifically #3: Copy and pasted Below "My lease ended, and I am currently a month-to-month tenant. My landlord sold the property…what will happen to me? One of 3 things can happen:" "Nothing changes. The new owner assumes your tenancy, and your last month’s deposit is transferred to them; everybody’s rights and responsibilities remain unchanged. Note that if it’s been more than 12 months since your last rent increase, they may choose to increase your rent according to the guidelines. You and your new landlord can choose to sign a new lease (you can’t be forced to sign a new lease) Your new landlord can give you 60 days notice of their intention to move-in and provide you with compensation equal to one month’s rent. Note that the current landlord can provide that notice on behalf of the new owner. "

Correct me if I am wrong - When a condo is sold in Ontario with a tenant, the tenant does not have to move out by the closing date, even if on month to month. The new owner (Buyer) would assume the tenant and need to forward the N12 form to the tenant giving notice to vacate 60 days later and provide tenant one month compensation. Of course a Buyer would prefer not to have to deal with that, so they prefer to have the seller work out an arrangement with the tenant for vacant possession for Buyer. Which could potentially amount to multiple months compensation from seller to tenant to give Buyer more confidence of vacant possession. "In Ontario, tenants cannot be evicted because a landlord is listing their property for sale. If the tenant is in a lease, the new owner assumes the tenant; if the tenant is month-to-month, the new buyer can give 60 days' notice of their intention to move into the property"

Yes. This video just pretends like they bypassed the whole process so easily because they "knew all the secrets". The truth is, the tenant can just ignore the N13, wait for the sale to finish, then wait again for the new owner to serve the N13 and the L2, then wait 8-12 months for the hearing, wait, maybe get eviction, serve that notice, wait again. This video is not the real world.

Sorry bud, he just said it can be done… Tenant can be evicted before closing. He said Tenant received the eviction notice from the Board…

@@wc4109 Unfortunately that's not real world...I just went through it with seller clients....and have spoken to and dealt with other realtors that went through major ordeals with this scenario, even after taking all the steps required. It can be a seamless straight forward process or a long drawn out process, depends on both the tenant/landlord willingness or unwillingness

@condowong do you think Tenanted units are a big reason why some very similar condos in the same building sell for so much less? I'm talking from variance between $550k to $640k for almost the exact same unit. Perhaps the low priced ones are tenanted and can't become owner occupied.

The question is who is protecting the poor tenants? People maybe we have an obligation to love and protect all people even tenants. You speak of tenants as thought they are not human beings with families. As agents we don't like being judged - so we have an obligation to help the less fortunate and not just focus on greed!
