Three points: (1) this is a good video and helpful information. Thanks John; (2) my wife and I spent time with John and team a couple years ago while researching homes in the Bluffton, HHI area. Although the timing wasn’t right and we haven’t decided to move yet …. I was very impressed with his knowledge and level of service … if we ever decide to proceed with Real Estate in the area, we will definitely look to work with him. We’ve bought six homes over the past thirty years and JW is one of the best realtors we’ve met. (3) I continue to follow John’s channel and find his information to be helpful, concise, and well communicated. Most of his info is targeted to the local area, but videos such as this one are helpful for buyers nationwide. Thanks!

This is how it was 40 yrs ago! We didn’t use a buyers agent because u searched the MLS & contacted the Sellers agent! And yes we looked at many homes for a year! Only one RE stuck with us & we didn’t paid a buyers commission! Our mortgage was reapproved by the Sellers agent! I feel this is better & fair especially for first time home buyers! I also handled my own closing since my Agent worked with me! Last statement a home inspection would have caught those house issues!

Yes, however listing brokers paid cooperating brokers by a separate agreement, placing the commission and the split visibly on the MLS was a huge mistake, no one should know what you are being paid except for your client and the escrow closing agent...

@@davidlaney6153 we can agree to disagree! There’s no reason not to have transparency showing all fees! Especially for first time homebuyers! I believe this will create a healthy competition between agents, which is good! Whoever works the hardest will get my business!

All this did was add another layer of negotiations on the selling side. If a seller lists a property with an agent in the MLS it means they want as much exposure as humanly possible to get their house sold. So the seller will.need to coordinate or negotiate with their listing agent to pay the buying agent some how, some way. Nothing will really change. It will be business as usual. Just a new wrinkle to iron out. Change is not easy, but it appears necessary.

Will not change a thing, you'll just have to do what we do in the commercial world, check to see if the listing broker is working with cooperating brokers and what the commission split is, and get it in writing with a commission agreement, also have your buyer sign an agreement with your office which ties him/her to your office/broker for 90-180 days....in commercial we try for a year.

So why didn’t NAR get rid of the dual agent situation while they were making changes. It’s a total conflict of interest.

Good video. We sold a house and bought new construction in Bluffton last fall, paying the usual 6% commission (not the Weber team, sorry!) Under the new rules, I can totally understand a buyers agent not wanting to show their client homes for sale where they (buyer's agent) won't earn a commission. And a home seller certainly needs to know that if they don't offer a buyer agent incentive, they'll likely get fewer showings. Maybe agents shouldn't be required to kick up so much $$ to NAR, or agencies need to lower their office overhead. Most European countries charge lower % fees on real estate transactions than the US does.

DON'T say anything about a buyer commision UNTIL you see the entire offer. That is what every seller should do.

John - one other point (perhaps this is covered in another video). It could be helpful to share via video the purpose and intent of a typical buyers agreement. This will demystify it and help prospective buyers be more comfortable when they see for the first time.

Hi John, Jeff here. Just happened to find your video. Please advise me. Briefly: Selling home in Irving, TX outside of Dallas. Going to list Sept. at earliest and no later than Nov. Had the house for 2 years and 125K worth of improvements. Don't expect to recover much if any of that. Talked to several local realtors and can't get good info. re the NAR settlement. Need to save some money somewhere. What commission would you recommend I offer the potential listing agent to have a reasonable chance to sell my house? Any advice will be much appreciated. Thanks.

Thanks for the comment. I would interview 3 top agents and try to get some good advice. I am not sure what commissions Texas agents charge. It is either 2.5% or 3%? Anyway, I would offer the same % to the buyer side. Agents can decide not to show your house based on commission. Sounds crazy but true. Top local agents will have good answers. This is just going to be a new way to sell homes, but the same old way, just wrapped differently.

Don't listen to John Weber. He's part of the corrupt industry that received a GUILTY verdict in the Burnett v. NAR et al case. It was proven the industry is in violation of the Sherman Antitrust Act. The jury's vote was unanimous. First, do not offer to pay for the buyer's agent. This is the whole point of the litigation that's been going on for the last five years. Send emails or texts to five agents and go with whoever provides you the lowest fee. $2,000 should be your goal.
