Ethan, you got it as an older saver….i am for the first time in a VERY long time finally getting “risk free” 5% it’s about time savers stop getting screwed with zero rates!

I download it every day from the MLS. Wide open by county all active and coming soon.

It’s not just the quantity of listings, it’s the quality of listings. There’s quite a few that will have to drop the price after a while, and there’s only a small amount that are really hot.

The vast majority of why inflation remains sticky is tied to the housing market still being inflated significantly above wage growth. As it corrects the inflation numbers will rapidly fall, which is why I think this could be a “flash crash”, 2-3 year correction before we trough at slightly higher than pre pandemic levels. I see interest rates remaining above 4% for decades probably and will average around 5% I’d guess when things level out. I plan to buy several properties in a year or two so obviously I’m biased, but I’ve also been doing my research for several years on the matter. A crash only hurts if you bought high and sell lower. Even if you bought in the summer of 2022 you’ll probably have broken even if you just hold to 2027, AND you still have a great mortgage rate. People need to chill when they think a crash is the end of the world. If your happy paying whatever your mortgage is every month than it doesn’t matter unless you’re forced for some reason to sell at a loss.

I’m watching Wilson county. I have a house there I won’t need after December. I’m trying to decide whether to sell or turn it into a rental.

You are probably correct about higher interest rates. The long term cycle of declining interest rates dating from the early 1980's bottomed and we are now in a long term rising rate cycle. This is because almost all countries are having to inflate, just like after the oil shocks of the 1970's. Also, there is an additional interest rate risk premium because so many countries now have a high debt to GDP ratio.

Also demographics will drive rates higher. The age group that invests the most (50-65) has been growing for 30 years but is now shrinking. Less capital flowing in will mean a higher cost of capital for everyone.

@@EthanFlynn just that 50-65 yr olds earn and invest new capital IN to the system but 65+ yr olds don’t: they take OUT from the system. Bonds, stocks, VC, PE, private credit, doesn’t matter. Capital seeks yield. As capital inflows decrease, more investments will seek capital from a smaller cohort (Gen X) and so the cost of that capital will rise: hence higher interest rates.

Not sure why people still look to the FED in a competent manner. They have proven that they don't know what they are doing. Moreover, their mistakes are worth a pile going back the past few years.

i think listings are exploding because interest rates are lower for the time being, so sellers on the sidelines are putting their house on the market.

@@EthanFlynn that's my assumption. real estate and stock market cycles are coming more aligned since interest rates have been on such a roller coaster the last couple years, i think the real estate cycle is adjusting. i could be wrong, but when people see opportunity they jump, especially people that bought homes as an investment. i even had a random company want to buy my house in nashville for cash recently, which hasnt happened in like 2 years until now.

Inflationary recession. Those seem to be the leading indicators. We’ll see but I think the next 12 months will be telling.
