Great video! love the comparisons from 2008 until 2016 (kelowna market recovery) which took much longer than other cities. I disagree that the crash has already happened, as you are only looking at 2022 (peak) until today.. You have to go by 2019 prices pre-pandemic to 2024 - in which case Kelowna is still up and due for a much larger correction for longer. 2018 was the previous peak and was already trending down in 2019, and the interest rate cuts of 2020 to 2021 made money essentially free and skewed the price of everything. There will be much more pain to come and I prefer to be patient and wait for the right property before buying.

You could be right, my analysis of the data suggests we will trade sideways for a while and then recover from here. It will be interesting to see it play out. Thanks for offering a well thought out perspective on here!

@@AjHazzi Keep up the good work, love the insight and videos. It should be noted that every time I have tried to predict where housing is going in Kelowna I have been incorrect! Totally agree about sideways, but I don't think there will be a 'crash' per say but definitely a slowdown.

Any realtor who gives any weight to the insanely manipulated “days on market” without adding the caveat that the number can reset multiple times, is intentionally misleading people. There are many homes that have sat on the market for one year or more that are listed as “25 days on market”. The same goes with the “average sale price”, which is usually skewed by the sale of 1 or more multimillion dollar homes. A serious crackdown needs to happen in the Canadian real estate industry as it is hard not to view this as corruption.

@@warrenharding2368glad you dropped the second comment I thought you were upset with the way we portrayed the stats. I agree that the data isn’t the full story for the reasons you mentioned. It is however consistent so the trends can still be spotted
