My property has been surveyed 5 times. First 4 times, different years, property lines came up exactly 4ft from fence. Years ago needed to maintain your fence without going on neighbors land. This year, surveyed again, and lines on same side are now 13/14 feet inside my fence. That neighbor better not take fence down, or there will be dogs and horses loose. So far they haven't tried removing fence. I've told them that fence has been there, along the the huge trees, since property was divided 52 years ago. I've also talked to lawyer. Good luck! I want to follow this to the end!

This guy is a real jerk. He keeps saying he consults a lawyer yet the lawyer has sent nothing. He just keeps saying the lawyer says. Why are the parents not dealing with this? We are talking about a few inches of land in the middle of nowhere. Tape your meeting with the lawyer because at this point no one believes you. Nothing you're saying makes any sense. Back out and let your parents handle it. They aren't saying anything, it's all you. Your parents haven't said one thing. So I think it is a younger person, you, trying to take advantage. Get it surveyed and shut up. You're creating a problem because there wasn't one before you became involved.

@@kathybrenneman1868 I know nightmare neighbors exist and alot seem to be that way for no reason but thru personal experience and some self reflection it seems maybe I could have been less of a nightmare neighbor to them in alot of situations. The way he lays out the story as tho he has done nothing but be prim and proper and can't believe how the other party is responding to his graciousness offer screams BS. He even highlighted some of his superior moral standing like how he had to wear his mask all day and how cheasy the correctional officer handling of this is compared to his military background. He's just trying to watch out for his poor old helpless grandparents right lol. For all we know yesterday he might have saved a bunch of orphans from a fire. Just my personal assumption.

Not in this case... While no one can simply stake a claim to your land by driving a fence post into it, over time a fence post, a shed, etc., can be the reason someone else gets to claim part of your land despite what the survey says. This occurs through a real estate concept called adverse possession. It'll probably piss you off if you look into it, but it's a real thing. This guy's parents had that fence over (what I understand to be) a little bit of the neighbor's land for years and they all ignored or "agreed" on the fence placement. Presumably, younger people bought the adjoining property and despite what the survey says, they are probably S.O.L. when it comes to that fence-line. If it were as simple as a survey, this guy wouldn't have even tried to "compromise" as he knows the original survey shows the tree-house to be on the neighbors land.

Sometimes it can, other times it's just a fence. And it varies by state. In some states, a fence will only become the boundary line if the actual boundary line can't be determined. It sounds more like this guy wants to keep the fence line since the deeded boundary line gives him less land. So, isn't he the one who's trying to take land, not his neighbor? As far as removing the fence, I'd think it would depend on who actually owns the fence. And if it's on his neighbor's land, maybe it belongs to them, so I think that they have every right to remove it if they want.

I don't know what is going on in this video cuz he keeps just saying boundary by acquiescence and doesn't explain what the fuck that means. The gist of what I got is his parents his parents and grandparents believed a certain part of the neighbor's property belong to them and the neighbor believes that part of the video posters property belongs to them. It sounds like the neighbor is trying to keep what they thought was theirs while at the same time saying screw your grandparents we're not going to give up our property but we're still going to take yours. Other than that I have no clue what the f is going on in this video

The neighbors didn't say anything for the last 30+ years while this guy's parents maintained that property and fence line, which means they gave it up.

"My fence on your property makes it my property" isn't gonna cut it unless you have a worthless attorney. Money will change minds and hands when it's all said and done, that's what usually happens.

We had a farm that had an irrigation canal run through. We owned a strip of land approximately 20 ft wide on the other side of the irrigation canal. My parents being nice allowed the neighbors to put a fence after irrigation canal so they could use the water. This was out of the kindness of their heart. Long story short they tried to build a house on our property that we loaned them. The moral of this story is never ever give up any part of your land even to be nice to a neighbor because this is what happens people get greedy and they feel like they're entitled to that land for eternity

I’d say get a surveyor out from the municipality and find out where the property line is, then sue him for the inconvenience as well as him having to pay for the costs of repairing or replacing the fence. If you have to get a lien put on his home/property also have any fees or expenses (lawyer, lost wages etc) added to the lawsuit.

@@peterservon5539 Depends on the locale. The survey would indicate where a property line is. A survey doesn't determine ownership. There are many ways that I can establish a right to use or even possess YOUR land. What's not clear here is the extent of any alleged infringement. Did the naughty neighbor trespass in order to remove the fence? Is the dispute over one foot or 10, 15 or 20 feet? I think a court would ultimately have to decide. My opinion: he (the poster) at least has an easement for a use that's stood, undisputed, over time, namely an easement for a fence. The naughty neighbor AT LEAST owes him a payment for the wrecked fence. $3000 plus $400 for court fees. See Rusty the Baliff on your way out.

Most fence companies will not install a fence without the land being surveyed and staked to establish boundries because they dont want to be involved in law suits. However, it looks like the family installed this fence so it could be a false stake on behalf of the family who installed it.

You stated at the beginning it was their property. The man said he would discuss with you father, so my guess they had an agreement that did not relinquish owner ship. If he does own it he’s been paying taxes on it. Now you just want to make a claim to what does not belong to you? Do it the right way...hire a licensed survivor and get the property line clarified!

Sometimes, "boundary by acquiescence" means the deed wasn't recorded to accurately describe the correct boundaries of a property. Most states had fairly accurate surveyors a couple of hundred years ago. But most people had to make do with materials on hand to lay out their property lines. And if the neighbors ageed and didn't dispute the placement of the fence or markers, that's where boundary by acquiescence came from. If there's no fence and one is built to delineate the boundary without disagreement, that is boundary by acquiescence and binding after the state's statutes time limits despite the description of the deed. Some states actually call that boundary by agreement if both parties took part in the placement of the property markers. There is no time limit required in that case and the property lines then are legally set to the existing markers despite the deed.

Not true! If a person has open and obvious control over an area for a period of time, usually a number of years set out by the state, the person has what’s called “adverse possession” in most states! Adverse possession and boundary acquiescence are concepts that originally were drafted into law for situations where there was a mistaken or disputed property line and the encroaching party wasn’t doing so out of malice and had put in substantial time, effort, and money into improving, maintaining, satisfying tax obligations, etc on property that turned out to not be his only for the rewards to be reaped by the other side. This is obviously not the case in this matter…it’s pretty obvious there’s been nothing invested in maintaining or improving that property in dispute. If anything, the trash and junk that’s been left on it for years has diminished the value of the rest of the neighbors property. Anyone who would misuse the law in this case to take a portion of his neighbors property is known by a few different terms where I come from….but I’ll refrain from using them right now on this guys own video.

When you're an ,"absentee owner", people will do what they want. I own land in Oklahoma that is posted with No Tresspassing signs, yet when I check it on Google earth, I can see where four wheelers have been tearing it up. I am personally traveling from Alaska this summer to check my property. I intend to post more signs, and will also contact both the Game Warden and Sheriff in that county to come to my property and see the damage that's been done by trespassers. While there, I will have it fenced, and also pay a personal visit to the "neighbors", and request they and/or their children stay of my property. Hopefully a civil conversation will suffice.

we had a grumpy old man nextdoor when i was growing up here in akron ohio that would put concrete blocks on his driveway apron (owned by the city but maintained by the resident). my mom's breaking point was after my brothers an i added an extension to the front downspout that went about 3' straight into our yard toward the street to direct the rain water away from the foundation that he started screaming at us after a very bad thunder storm that "our water" was running into his gravel driveway, yard and basement. the guy was nuts. he even stopped his city trash curb service and paid for a private company to pick up his garbage at a higher cost in the 1970s so the "crocked goverment" didn't get anymore of his money. as kids we played football in the street untill the street lights came on, more than once he came out on his porch with a shotgun if the ball ended up in his yard. so on trash nights we would gather 5-6-7 streets worth of trash bags and pile them on his curb about 15 feet high just so he had to pay extra to get rid of them because his trash pick up was a different day than the entire neighborhood. fun times.

You hit the head of the nail about the younger ones trying to take my land. I had Surveys done on my property He knew he was on my property. The kisser about this as he just sit back and make sure I had to do whatever I need done and pay for it before he took it down he knew he laughed and said looks like I’m on your property what’s gonna do about it. he harassed me for almost 3 years I didn’t leave my house without my gun a Tayser and mace. The police told me it was all civil and they couldn’t do anything to him other than file a lawsuit. He made threats . But it was insinuations he never out come out and said I’m gonna burn your house down. But what he said was he seen houses burned down back here. good luck on your problems with this neighbor it is so sad. People have lost their lives over shit like this. I almost had a breakdown nervous break down. they called me the crazy lady on the hill because I stood up to him. there was another neighbor up here he started to harass and he ended up hitting the father and they pressed charges which helped me. after many times of me calling the police for help I was done. when the police came out for him hitting a another neighber. I told them not to worry about me calling them anymore I went and got my concealed weapons permit and I was ready to protect myself. I told the cops remember you and the asshole said I was crazy. So I was prepared to shoot him if I had to and worry about it in court. I could always use the fact I was crazy and that would be my defense. I still see the asshole but I make it a point never to look his way I decided I was not going to play his games anymore and just ignore him and that worked but I did get them off my property and sold it to somebody that he didn’t. as a matter of fact I sold it to the father that he hit did my heart good. We moved to an agricultural residential area in summer 2020. Five acres, new house, in an existing but small development, property corners were marked with stakes. No HOA. No fence. Someone pulled up our corner stakes after we moved in. The house to our east has been here from the beginning (about 10 years). Our property includes a wooded creek bed that is about one acre total area and was never bush hogged and we left it as is for privacy. It is wooded and thick with vegetation (like it always was). The property line runs generally parallel to the neighbor's side of the tree line. Eight months after we closed on the house a new family bought the neighbor's house and there were no issues at first. About six months after they move din they had two contractors walking on their side of the tree line, walking the general line of the property line. They were looking in at our wooded creek bed. Then they walked to the front of our house in the street and looked down the interior line of our trees. I thought they were just getting a fence and making sure they did not violate the property line. A few more months go by and now the neighbors are going into our wooded creek bed with their kids and playing. The married couple also keeps walking by the front of our five acre property from the street and keep looking at our property with their smartphone like they are trying to geolocate known points. The property corners were marked when we bought and when the neighbors bought but they seem to be oblivious to where the property line is or intent on acquiring the creek bed. Google maps and the county map website confirm my view of the property line. We were not going to put up a 500 foot fence line on that side because it might causes us to have to remove some of our precious trees and lose privacy. Considering getting the surveyor out to mark the line but they charge quite a bit and it will only result in about three stakes over 500 feet - and the stakes will likely be pulled up. I am wondering if the neighbors can take this wooded creek bed from us by acquiescence by just visiting it or saying it's their or because we don't do any work in there?

I had the almost the same problem. My neighbor claimed my treeline between our property and planned to have it logged. We had a boundry by acquiescence but he wasn't honoring it. However the laws about illegal logging are pretty strict. So I had it surveyed which showed I owned more than I thought and he was farming on a few feet of my property. He finally backed off. Later he put up his deer stand facing ours, a not so vague threat. Later still he passed away. We were nearly the same age. He died young. Surveying is much cheaper than a lawyer. BTW satellite surveys are used now and are extremely accurate.

Acquiescence means both parties agree or that you have had use of the land a specified amount of time (usually very long one) and you can prove it. Otherwise such a fight over a strip of land is hardly the best way to go about stealing land.

If something is on their property let it go there is no boundary by acquiescence. Stop provoking this guy and let your neighbor in peace. There should be metal posts in the ground which indicates the property boundries.

@@papabensvlogs2072 , Check your state on land laws. If you take care of said property for so many years it is rightfully yours. Here in Michigan it's 10 years. So no matter what after 20 years of your family taking care of the property that land is now yours. The previous owners of the land would now be the ones the new owners will have to go after for monies back for said acreage or footage of land.

In some counties they have a "Grandfather Clause", and if you don't start complaining about the property lines from the get-go, then it will maybe, from that point on, after a while, be the new line of that property. But if the property line is like way whacked out of kilter, then I can see the point in a total re-surveying.

Get a survey done and take them to court. I have the same problem with my neighbor and she always rents that house to people that do drugs. I had a wind storm and the wood fence blew over the 6 feet high fence and the posts broke. The fence was 1” on my property and the renters yelled at me that the woman that owns the rental house is going to sue me and I said every renter has destroyed my fence and I am not going to replace it. So the tension is high. I had to show them that I paid for the fence and if they wanted a 6’ high fence the woman that owns it is going to have to pay for it and put the fence on her property. I hired an attorney and I had it surveyed. The lady that owns the rental house is not going to put up a fence as she never fixes anything. So the posts are still up and the renters purchased bamboo fence and I said you make sure that you stay off my property and keep your kids off my property and I have had to put up huge No Trespassing sign and Beware of dog and I put up huge video cameras to see if they trespass. Camera video is important because then you have evidence. So far I have put wire fence on my side and renters put up bamboo fence and I carry my phone camera every time I go outside and I told the 2 men that if they come on my property or touch my wire fence that is trespassing and I have made it clear that I will defend my property I have a 357 with laser and I told them I am active military and I will shoot to kill. I also called the police so that they are aware of the situation and I have the right to “the make my day law” and I am a well trained sniper. I am 62 years old woman and still active military and I get up on my roof to clean my gutters and I watch them cower down and they stay in the house. This has been an ongoing issue for 17 years. Get a survey Get a 357 with laser Get video camera The camera makes them stay in the house. So far the owner every year has different renters makes them sign a 1 year lease and it is the same thing over and over again. Having the video and written survey and a lawyer is important. They are 2 men and I can yell at them you are on camera they don’t cuss me out anymore and I say stupid fucking idiots if you were a man you would have helped me put up the fence like a good person. They are so intimidated by my open carry gun and I will use it. The police have been notified that I shoot to kill. As the saying goes “Shoot to kill, dead men can’t talk” I am military and I had to over come them yelling f words and I tell them you are not even a man if you can’t even hold a piece of wood while I screw the fence post in. I live by stupid ass fucked up yuppies. That think they can scare a woman. I call them idiots and they are not men they are nothing. Good luck with your fence.

Your grandparents built a tree house on someone's house - period. That man does not have to compromise for your parents convience. Boundary by aquessence is subordinate to a land survey. Boundary by aquessence is only enforced by a sitting JUDGE, not your lawyer. You want the dispute to be resolved by boundary by aquessence, then your parents must partition the court. In the meantime, if the survey shows it's his property, then until a judge determined other wise, it's his land.

Should have a property inspector come out and see where the property line is that way it is documented, our neighbors talked with us before they put up there fence an we had no issues we were just being helpful for both sides it’s common sense but then again some neighbors can just b asshats

My parents put up a fence that was 6 inches on our side of property then she put one 2 inches close to our fence. We waited till the concrete hardened took her to court and she had to tear down her fence and then she realized she didn’t have enough money to put it back up. She was so pissed. Moral of the story don’t try to keep up with the joneses. Lol

Carrying a firearm on your own property is NOT a felony. This guy never even claimed the gun was pulled, drawn on, or aimed at him. He literally said that the neighbor kept the gun between them, and again, protecting yourself isn't a felony. We had the same thing happen to us, we had a fence issue, we had a survey done to prove that the fence line was correct. It took two years to get it settled because they wanted to remove the front fence which he paid for half of the materials 15 years ago. We went to court and had a court mediator who said the front fence stays no removal of it and the back chain link fence which we put up after we informed them that their fence they put up was on our property stays because our survey was registered with the county and it was correct. We did pay $1,000.00 for the middle fence they had put up by her boyfriend and we remove and put up the chain link fence. We had a meeting on the property with them and their lawyer and us and our lawyer where we agreed that the middle fence was straighten and remain in the original spot and they could attach their wooden fence to our chain link fence. We could paint our side of the fence and that the matter was settled, our neighbor got 3 different lawyers and we only use one lawyer. It cost us at 12 thousand dollars in legal fees for the battle with the property issue. Every letter cost us money, they sued us and took us to court and the property issued was finally settled once and for all. The one thing we did that made a difference and settle the issue was the property survey and made sure it was registered with county, so if he got another survey went back to our survey the law of the land. The couple next door are young and in their late 20s and we are retired older people that bought our property in 1984. My husband kept his cool and did not speak to the them, because they were unreasonable and boyfriend was a hot head and kept saying I going to take the chain link Down . Take pictures of all the damage and removal of your frence. Look at your title description of the property and remember that fence issues are considered a pain and suffering and not paid $$$$$$. Good luck it was a stressful situation. If you need a survey have them pay for it for us we paid for it because we took down their wood fence that was on our property and we want to prove our property line. We were right and In the end we settle so did not have to go to court, we settle and was recorded with the mediator . ng

Don’t forget to have it written up in the deed that the fence is 2” off the line so their is no confusion that he can never touch it again. Hope this helps.

ACTUALLY when we put our fences up we put them 18" inside OUR PROPERTY LINE. The last land owner neighbor we had was GOING to REMOVE my Honeysuckle vines that I had planted on OUR fence. I told him NO don't touch THAT it's on OUR PROPERTY and he DECIDED to aquiese as it was BETTER than Kissing ME OFF AFTER he had been burning DEPT of the Interiors. And EPA listed No Nos GARBAGE less than 50 Ft. from my house and the fumes were CONSIDERED POSSIBLE carcenagenes and DEFFINATELY classed as toxic air pollutants.... I Don't PLAY THOSE Games...!!!

We purchased a house and the neighbor came over and told us that the previous owner of our property had stolen 7 feet from him. He kept talking about it so I asked him do you wanted the 7 feet back? He said no he went to court he won it in court.? I then said well shut up about it! The 7 feet was maintained and the grass cut by the previous owner and that’s why he was awarded the property.

I had to hire a surveyor, the dispute was settled. Older property owners didn't place fences exactly on the line to avoid such issues. I did just that, but the neighbor insisted I had some of his land.

Have you gone to your County Recorder or County Assessor's office? There is also many counties that let you access property boundary lines online. there are a couple of ideas where you don't pay lawyer fees..lol

To establish boundary by acquiescence, four elements must be met: 1) a person must occupy the land of a neighboring property owner 2) up to a visible line marked by fences, buildings, or other “monuments” (i.e. a boundary line) 3) in such a manner that evidences that the two property owners acquiesced to that new boundary line 4) for a period of twenty years. Stated perhaps more simply, a person must physically establish a new property line for a period of 20 years without any protest from his neighbor.

We bought property and were the fences were not on the boundaries. We went to the county. The county said they cannot just take your land despite where the fences are. And we needed a survey. The county surveyor gave us company names that could do the survey. Our property was surveyed properly. We gained back our land that we paid for. The neighbors were pissed. County surveyor and tax assessor said just because fences are off dosen't mean they own the land. Deeded property is surveyed and marked for a reason.

THE NEIGHBOR ON THE OTHER SIDE DIED & OUR BAD NEIGHBOR TOLD THEM TO USE OUR BACK YARD TO GET THE CARS OUT OF THE YARD I SAID NO , CUT THE BUSHES & CLEAN YOUR YARD DO NOT COME THROUGH MY YARD. I HAD A LIGHT BLUE 1943 CAR I WAS GOING TO GIVE TO MY BROTHER . WHEN I CAME HOME FROM SHOPPING 5 MILES AWAY .... 4 DAYS LATER MY CAR WAS GONE..THE OLD MAN THAT DIED HAD 2 ACRES OF OLD VERY OLD CARS. . I ASKED MY BAD NEIGHBOR WHO TOOK MY CAR? HE LAUGHED & SAID THE BOOGIE MAN. & THERE WAS A LIGHT POST MISSING OH LOOK THEY NOW HAVE A LIGHT POST WITH A SIGN & THEIR SON'S BUSINESS NAME ON IT. Even when retaining an attorney, get the applicable municipal code and, if possible, any key case-law FROM the attorney. Even if "boundary by acquiescence" exists it would have limits. If disputing a few inches only, heard mention of a "doctrine of substantial compliance" which may be applicable.

I am a fencer in the state of Kansas. When a fence line has been up and it is common knowledge that the fence is perceived to be the boundary, then after 15 years of the being the cace then it becomes official and the old property line is discontinued permanently. With that said the fence is the new property line meaning half the fence is on their side too. In the state of Kansas the person who did not put up the fence has the same right to tear down the fence as the person who put up the fence had to put the fence there in the first place. So the tearing down of the fence is legal. Trying to reestablish the old property line is not. The cease and desist was only a verbal and did not come from the courts therefore the tearing down of the fence is still legal.

Pay for a SURVEY from a surveyor... PIN the land,... Record the survey..... and put up Steel Posts in cement... and mark your property... thats what I had to do..... just because a fence is up does not mark the true line.... so... my neighbor HAD TO MOVE his drive unto his land.....'cause it crossed the corner of my property and I needed a fence up and around my place...... He liked the drive as is but then I told him... O.K. you can leave it but I'm going to put gates ( 2) with keyed locks that you will have to OPEN & CLOSE every time you cross............drive was moved unto and across his property when he saw me dig in the 5" steel gate posts............... all the B.S. stopped at that point.

This happens a lot in the country with border and fences that were in place before accurate surveying. Part of the problem: When the acreage or farms were large, much of it may have appeared vacant. Fences, buildings went up; no one noticed or, at the moment, had any concern especially at the outer edges of their land. Time passed, original boundaries were forgotten, surveyor rods and marks were lost. Then over time, the land would be divided from original large farms or acreage to split amongst children and/or be sold off, whittling away at the lots and parcels, making boundaries and +/- 10, 20, 30 or more feet much more important, particularly to young hipster families looking to gentrify the farmlands with tidy hobby farms. This also contributes to why it seems it's always young going after old. The older folks never thought to question it, the young came with a sense of entitlement to get what they paid for, having been raised in a culture of ownership, regulations, accuracy and precision; metrics, measurements, and hard data being king. A copy of the deed, survey and plat map are furnished at closing, then later compared to actual ground (which was presumably ample enough and acceptable when the property was viewed and purchased). The new owners compare the maps or pull up google and ....."Hey! Wait a minute..." So it begins. Then the hipsters get mad and get lawyers and almost invariably would lose to encroachment or acquiescence. Interesting side bar: In one lakefront area, the usage and building had slipped and slid for so long, with the lots becoming postage stamps, you had to agree with the disclosure that the property lines were "as customary and satisfactory to all parties." Words to that effect, and that you wouldn't sue for land dispute. The survey looked like a jigsaw puzzle, no two surveys agreed, and there were property lines through the middle of houses. Believe it or not, it was part of the charm.

im guessing the property line has always been what the county records dictate. im curious as i have some raw land and the neighbors on both sides encroach on often. one side is part of there driveway and the other side they seem to cut the grass 50 ft or so in. i had it surveyed and they both clearly know where the corners are. one day im gonna sell it, right now i just play in the woods, dump limbs, and get firewood from it.

until you both know true property lines, marked by competent licensed surveyors, nothing you say nor what they say can be construed as factual. a title search will be necessary also, which can open up any long hidden easement agreements. it can certainly be a sticky wicket determining true property lines, right of way, easements, and other ownership by abandonment issues. it will be a lengthy process here, no easy way about it.

Adverse possession….. if you “think” and have treated said land as yours “maintenance” exceeding so many years (~18). As possession is 9/10ths of the law. Ironically, I’ve had my property aggression 3x. All 3 times were by OLDER neighbors, (white males) boomer or older. I also tried to be nice but they thought they deserved my property more than I. They didn’t want to pay or have an easement. Identical reasons for the 3 separate attempts to take my land. The court sided with me in all 3 cases.

I don’t know how old this video is but my mom had the same problem we got a survey he marked our the land my mother built her fence the neighbors even rang The surveyor and told them that they were wrong that my mother had to leave 3 feet from the fence of her property The surveyor guy in the city Told him that was crap so they were left with a 3 feet margin in the middle all because of the meanness and stupidity .Once you have it documented by a surveyor ino one can touch the fence after that you can prosecute them.You need to know your legal rights with the property before you get into this war .

If they bought the property then they would’ve had a survey done ,which is required, and they know where the boundaries are. My uncle never had his property surveyed so the people behind him had their land cleared and ended up destroying endangered trees and there is nothing he can do about it

Survey is not required if no mortgage. (FL) I just bought a place. No mortgage or finance. 4’ chain link fence around entire property, but I installed 8’ wooden fence, 10’ inside of the chain link, so I should be good. Have BIG dogs and didn’t want kids/adults teasing or trying to “pet” or feed my dogs. And didn’t want my dogs barking when neighbors outside enjoying their pool etc. Always be considerate, but building a “Family” treehouse on some else’s property, well - enough said.

Tell them that the realtor lied to them. The land has been in the family for at least 3 generations (80 years) you have paid the tax on it, you have maintained the land. It is yours by adverse possession. That should give you time to - Get a survey! And if it is where they say it is: If it’s been in the family for 3 generations you should file for adverse possession. That would mean the boundary line is what you say it is. The tree house, paying taxes for the land is your claim. It’s proof that it has been your land for years. That is just in case the boundary line is messed up. But without the survey, they will try to take the land.

When they put a fence up you damn well better make sure that both your lawyer and surveyor are there. Otherwise they WILL take every inch they can. Laws say that a fence has to be ×× inches away from the actual property lines
