Talking to neighbors - huge thing. Amazing what you can learn. When were zeroing in on homes many years ago, I would park my car in the neighborhood and either bike or walk the neighborhood several times on different days, including a weekend. Learned something every time.

Was helping my daughter and SIL look at homes. They found a home that checked off a lot of boxes. But it was located lower than the sewer main at the street, even though it was on a hill with a beautiful lot. So there was a pump in the basement to pump the home’s sewage to the street. There were some other neglected maintenance issues, but I recommended against this home simply due to the risk of a failed sewage pump, lost power, and the obvious ongoing maintenance issues.

Vacant land. Watch out for communities that massively over-protect trees. You might find there are ordnances against tree removal - or with heavy financial requirements or requiring you replace every tree with a like tree. (In our state, Michigan, these ordinances have failed in the courts, but you don’t want to endure the legal costs of fighting them.)

My boss is Frank Crum out of Clearwater. Over the last couple of years they've found 300-500 bodies buried on their property. Very interesting story, thanks for the vid. 👍🏼

I was considering buying a cheap property that is technically in a Dam flood zone. Talking water would have to hit 100 year highs to effect me, and i was only thinking of putting a hunting shack on it, so i can hunt the civil engineer land in the area. So even though its in that danger zone, im still considering it since looking at less than 10k for property and shack, and there is power and county water right off the side of the property. So wouldnt be real hard to get power and water even. Looking online county only charges $300-500 to put in a connection. So weighing the risks rn.
