Brand new residence. It’s fun to be the very first family to move in. More spacious than many that I’ve seen in UK suburbs. That slope in the garden is perfect for it will drain precipitation away from the foundation especially given British weather. It’ll be fun to come home to those amazing precious kids. Seeing your children run around and “happy-go-lucky” is the very best part of all this. Those slices of bread on the living room floor was absolutely on point at that age. All the best ! Congratulations. Having lived in the UK for many many years and in both older and newer houses, I hardly advise anyone to buy a new build especially the types that are being built in recent years. They are usually overly priced, less space for what your money can get you with an older build, you can't make any extensions to the property, the builders usually do the barest minimum in terms of quality of things like boiler, drainage etc and it's usually one issue after the other. My current house was built in 2014, I bought it in 2017 and I'm the second occupant but it's been one issue after the other. The attic had poor ventilation so I had to pay for roofers to come fix that since you'll find that NHBC will fight every claim you try to make...the boiler recently started having issues and we got a professional to come look at it only to discover that some parts were fitted the wrong way around since 2014 when the house was originally built. I have friends in new builds who also complain about the poor quality with all sorts of issues. My advice to you is to be super vigilant. Any small thing you're not happy with you complain immediately to the builders whilst they are still on the development. I hope you have a more positive experience than I've had but it's never again for me

You’re absolutely right. Having lived in the country for over 20 years I wouldn’t advise anyone to buy a new house. The quality and material are made from cheap materials. I will advise anyone to buy an old build and renovate. But congratulations 🥂 on your new home 🏠
