All of these videos are for cosmetic upgrades. They’re great. But should be considered after improving the core structure. With things like a poured basement. Hardwood floor joists. Super insulated living space. Advanced HVAC. upgraded wiring. Just make sure you’re not putting a dress on a pig.

Excuse my ignorance but regarding the possibility of a forced elevation upgrade due to other homes on the street, is that something that can be negotiated as an incentive or free add on? I can’t imagine being forced to pay more for an unwanted elevation because the builder wants the houses to look different

Not ignorant at all. It's a great question. I agree, it's doesn't seem fair to be forced to upgrade the elevation. Negotiating in new construction is market dependent. In 2021/22, there was no negotiating in Florida due to the low supply and high demand but since the latter 1/2 of 2022 builder incentives are back so it is possible to negotiate an elevation if you are required to upgrade.

Let’s talk LUXERY VINYL PLANK. Yes, it looks good & easy to maintain in the beginning. We’ve had ours right at one year & the problems are cropping up everywhere. I originally thought it was just ours, the fault of the installer or the LVP itself. We did have high end LVP so ruled out the material. Then, as I was following building KZbins, I started to hear my problems over & over. The “planks” are covered with a layer of material that gives you the design. It begins to peel at the corners & the corners chip off as well. This seems to happen fairly soon in high traffic area. As the house settles, the “seams” between planks widen. We just bought 4 boxes of our flooring to have on hand for when we eventually put our home on the market to do repairs. I’d like to challenge you to research this a bit & see what you come up with. Tag me if you do that because you may hear something different & I’m wrong. It’s been known to happen 🤣

@@debbiewatson1506 Oh no! That's terrible. Can I ask who the builder was? I'm wondering if it was a defective batch of flooring. I've never seen this happen and I've been in homes over 3 years old where the flooring still looks amazing. I have seen cheaper Vinyl plank where you see the waves in it but it doesn't sound like you went cheap. I'll do some research for sure. Thanks for the comment, it's always good to hear other peoples experiences.

These builders in St. John’s County are ridiculous stacking houses right on top of one another leaving no room to breath or live. The greed is getting out of control.

Sorry for any confusion. It depends on the builder. The cost could be more so do your research before adding it at design. Just call a screen enclosure co with your porch measurements for an idea.

Most of the builders either offer a 3 car or a 2 car floor plan but a the higher end builders will add the 3rd car garage as an option. I will see what I can find out for you.

Are the structural upgrades dollar for dollar? Another KZbinr stated their not dollar for dollar because of builder’s credits.

I would say that they are not dollar for dollar. For example a covered patio is typically a $9,000 upgrade. If you were to do that after construction that would entail building into the current roof and undoing what was completed by the new construction builder. This means new rafters, roofing, potentially a larger cement slab, etc. I would say it depends on the structural upgrade. Did you have one in mind?

I would absolutely upgrade the kitchen sink. Standard is usually a double sink, not everyone loves that. As far as the toilet goes, as long as they are comfort height I'd leave it alone. I've never had a buyer upgrade toilets. As for the backsplash, they are easy to install afterwards but if you love the tile offered by the builder, price it out to see if it's worth having them do it. It'll just depend really. I've had buyers do the backsplash after mainly because they don't love what was offered at design. Hope this helps! Where are you building a home?
