I love the upstairs flex space set up as a homework space. I think I would put a coffee bar / beverage center there as well. Save you having to run down on Sunday morning to get your coffee then back to bed.

@@inspirationalhomeideasbm Not with 5 Bedrooms. Not a common size here in Canada except in the Luxury market. Its still very dependent on location but larger houses like this have thier own market that is priced to the expected clients (Executives top earners and senior level professionals like surgeons and doctors). We're no longer in the 1 million per 1000 sq range but lack of supply of larger houses in the executive luxury market is helping prices to go up along with much tighter financing requirements eliminating many homebuyers that could have just squeezed into the market. As a single male making $60K a year I can't qualify for financing on even the least expensive teardown bungalow in the poorest neighborhoods. They want DINK's (Double Income No Kids over 125K each) and Families before they will even let you in the bank door to talk about mortgages. I was refused an appointment with my bank after they did their initial investigation and found I only had a 5% downpayment available. They would be willing to reconsider if I have 50% of the value of the house as a downpayment! I might be able to go through a mortgage broker but wouldn't expect only marginally better treatment.
