Trev, I am jealous that you moved to Florida! I grew up in south Florida and left for the military and now school. Anyways, you asked for suggestions on which room to make your office and which should be the guest bedroom. I suggest the window room to be your office for a few reasons. First, you will be spending a ton of time in your office and it is really nice to have natural light and be able to see the outside world when working. Also, when you have guests, how much time will they really be in the room? My experience is that guests only go in there to sleep and change so windows are not really needed for that. Hell, having no windows will let them sleep when they want and as late as they want without being woken up by the bright Florida sun. That's my .02, hope this helps! -Max

TmarTn Make the room with the windows and ceiling light the guest room. The lack of closet can be overcome by buying or building an armoire. It'll be cheaper and faster than rewiring the other room to have a ceiling light, and the natural light would be preferable and more relaxing for guests. The 'dungeon', on the other hand, would make for a good office. No overhead light or windows means better control of light sources for staring at monitors (reflections and eye strain), and the closet will help you keep your stuff organized and off the floor in case of future flooding. ;)

Real Estate prices in Florida are exceptionally low, well the cost of living for that matter is low. And with a cash buy you can close on a property in Florida in about 5 days. So a property of this size with these features isn't as expensive as everyone thinks. In the north east (Massachusetts,New York, Connecticut) this would be a big buy, out west it'd be bigger. But in Florida it's a steal. Good for you man

I personally would go with the room with no windows to set up your office. It would seem more appropriate to have a guest bedroom with windows so they have a sense of a home instead of a "dungeon". That room with no windows can be the " Trev Cave" where you can have the atmosphere real ambient and mysterious with of course a help of a light to light things up when you don't want it to dark.
