I agree with carys downstairs toliet 100% needed especially if you have children who are toliet training saves alot of accidents on the stairs and any guests who arnt as mobile can still access a toliet ❤

Definitely make the main bathroom bigger. You have 2 other really good size bedrooms with the attic conversion. I’d personally say that adding a downstairs toilet is a must ! Love the house so much potential xx

A downstairs loo was the difference between our granny being able to spend lovely, long relaxed days with us and, having to count cups of tea and rush back after a few hours as she couldn’t manage the stairs to the bathroom in our family home. Even if it’s tiny, it could give so much to a family navigating accessibility needs! ❤

The half bath under the stairs is a great idea. In the US most 2 story homes have a half bath downstairs. It’s definitely so that guests don’t have to go upstairs in your personal bathroom.

Coming from somebody who owns a very very similar layout home, who changed the understairs cupboard to a toilet, don't do it! The toilet/utility is a much better idea. We ended up ripping it back out as we lost a huge amount of storage. No where to put shoes, coats, hoover, mop, dog food etc! So excited to see what you do with this house 😍😍

Also if you have the room for the boiler in the attic! 100% move it there. It's not as expensive as you think and much more convenient! (Only if you are replacing the boiler of course!)

I think the plan to have part of the current kitchen to be a utility/toilet is the best bet. You are creating more storage and space and additionally won’t be losing any storage either x

So excited for this journey! I think yes to the downstairs, under the stairs bathroom - two bathrooms are a must! And I also think you should extend the upstairs bathroom. The bedroom will be smaller, but since the other two will be big, I think prioritise a nicer main bathroom

Downstairs toilet is essential for kids, guests and yourselves, it’s a great accessibility for anyone with a disability or a young child, elderly ect. I would also say storage and space is a must so I like the idea of making the bathroom bigger especially with the amount of bedrooms it will be. I’m constantly dreaming up how I could make the home I live in better so I am really really looking forward to this series. Congratulations on such a massive achievement and at such an exciting time with Mabel’s arrival to ❤

Keep the under stairs for storage it will be so valuable! A downstairs toilet and utility is essential too and would be great in the space you said. Defo make it so you have view through the whole house/garden from the front door too. The downstairs will be big with the extension and a cosy closed off living room would be perfect! Also extend the bathroom into the bedroom. There will be plenty of living/sleeping space and it will make such a difference to have more room in the bathroom! So exciting ❤️

Congratulations! I agree, a downstairs bathroom is so good, especially for families but if you put the bathroom under the stairs, you’ll lose one of the only storage cupboards you have. You could make under the stairs a cute clock room with space for jackets and shoes and put the bathroom with the utility. Can’t wait see the results!

So exciting!!! Agree 100% with putting in a downstairs loo but keeping the space under the stairs as a cloakroom for coats and shoes. You could then have a utility/loo just off the kitchen which would be lush 😊 Agree with having the lounge as its own warm cosy nook!

Just a quick one as someone who lives in an open plan, high ceiling terrace... it gets so cold! 😭 And with the cost of heating its definitely an issue in winter 🙈 would 100% have the lounge as a separate room 👍

I would open up the entire downstairs as much as possible and make it one giant open space that includes the kitchen. The only room off of it then could be the utility/bathroom room all in one. Very excited to see what you guys do. Love watching your renovation videos. Much love to you both on this very cool new venture ❤

Ooooh I think when you close up the snug you should come further into the “kitchen” past the arch and door and put the wall there. That way the door that’s already there can lead straight into the snug. And the snug is a bit bigger too, you’ll have more space 🤗 I think you’ll have a lot of space left for the kitchen too since you’re opening it up. Maybe possibly you can put the utility/toilet towards the garden too?? Once its knocked down you can maybe see how that could work??? So excited. Can’t wait to see what you do with this beautiful space! 🤗

I think it's more about having a downstairs bathroom for guests to access right away, and the area under the stairs just works best. I agree with Carys.

With the loft conversion, if you have boarding etc that you are putting in on the side and then having to put steels in at the bottom to create a safe platform to walk on etc, it will take up a lot of your standing height/ space. Just worth considering! We now have a loft conversion with two bedrooms that cannot really be used because of the height of the ceiling. I think having some folding doors closing off the living area could be great, its nice to have a snug room and warm one room in the house (esp with cost of living crisis as you say) but also having that choice to open it up if you are having a dinner party, want the light to get through the house etc! It also means if you are cooking in the kitchen and want to close off that space you can! Congrats on the new house x

Amazing. Can’t wait for this series. Definitely have a toilet downstairs 100% also if you’re doing the attic as main bedroom I would bring the bathroom space into into the other room and make that room slightly smaller. It’s going to be a lovely house. Your friend is very lucky ❤

100% agree with extending the bathroom out just to get the little extra space. Think a downstairs toilet would be great but not under the stairs because you’ll loose lots of storage space and your already limited to the storage space by having a loft conversion. Separating the lounge from the open plan area is a great idea because who doesn’t love a cozy snug area to relax and chill when your not entertaining guest in the kitchen diner. Can’t wait to see the progress vids. Good luck.

100% needs a downstairs toilet, especially for guests so that you don’t have guests going up your stairs and peeking into potentially messy bedrooms. Family bathroom would also look great with the bath against the window like Cary’s mentioned and maybe extended into the bedroom as well so that it doesn’t feel as claustrophobic. Can’t wait to see what yous do with it❤️

Very exciting and some fantastic ideas for the spaces. The only thing I would caution against is velux windows in the new loft bedroom. The noise on them when it rains is biblical! Not sure about alternatives but thought I would mention it. I have two in my bedroom and I cannot hear anything when it chucks it down which I believe it does in Wales from time to time!!! Hubby is an architect and designer and he says the same!! Wishing you lots of love and luck with this project. It will be fab. Xxx

Congratulations! It will be fun to watch the progress! I am not bothered by a toilet under the stairs but if you can incorporate it with the utility room, the space under the stairs would make a great coat closet (and a place for shoes, lol). It’s going to be lovely!

Where you want the 'look through' into the living space at the end of the hall, put a door there and block up the existing. So you'll have the new door into the snug (love that idea, especially if people have children or dogs) and then a door at the end of the hall with a window to let some light into the hall as well! :)

Our old house had separate rooms and we hated it and so did our dog! Our new house is completely open plan and we love it. Our dog can see all doors, is so bright and airy and when hosting everyone can be in separate rooms but still be together. I can be preparing and cooking and they can be watching tv. Also makes Christmas magical with the tree in the middle. We have 2 dogs now and they are so much more settled now. Best of luck with everyone. I’ve been following your journey for a while now from your TTC journeys (still ongoing for us for 1year 4 months & 1 miscarriage) and then went back to watch your wedding content as getting married in September. So excited to see what you do ❤xx

Plans for new house sound grt. Ref having separate lounge & not having full open plan - I agree a separate lounge area is best. The back of the house with the extention will be a large space so a nice separate lounge will be a good design of the downstairs area. I take the point made by James about having more wall space to put furniture if you put up a wall to create a separate lounge instead of fitting double doors but I had this dilemma last year and I went for double doors not sure of name of style now but they are solid at the bottom & glass at the top double doors & they look really grt my lounge area is not large so having doors instead of a wall kept the room light and airy & there are many choices of doors so you will find a style to suit the rest of the decor. Mine are half glass so I can see through to my garden. My lounge has the bay window so there is room for sofa & a chair.I would have a toilet downstairs but not under the stairs. Had this in my old house & nobody liked to use it they always used the bathroom upstairs. Anyway it will look fab I am sure you too are grt with the interior choices love your own house. not under the stairs.

Yes! Can’t wait! I would open up the down stairs and have a open house with maybe beams for support and a bathroom under the stairs Then a bigger bathroom upstairs and two bedroom upstairs and only storage in the attic. A build out seems impossible I reckon 🙏🏼

Definitely toilet under the stairs, that’s a great use of the space! And I think having a laundry space that has access outside - like a mud room vibe, would be amazing. Love this house! So much potential ❤️

Congrats Guys. Down stairs toilet if dirty water plumbing is easy. Also the bit about the blind is a pelmet, to hide curtain rails/poles/blind workings. Good Luck x

I love a storage cupboard so I’d keep under the stairs for coats/shoes etc, then have a toilet/laundry behind in the now kitchen. The new area will be quite large so a closed off front living room would be a good idea

Congratulations on your new project- it’s always good to diversify! I Would definitely put a little 2 piece toilet and sink downstairs! Good for guests, little ones and older people who have weak bladders. If you can, try and incorporate a utility sink with your washer and dryer. I sure miss having one in my new house but hopefully we are redoing our laundry room with stacked appliances, counter, sink and cupboards. If you decide to wall up the snug area perhaps consider putting in French doors from the hallway. Also I love the idea of extending the porch. It will probably allow for a front closet for coats, etc.. I agree with James about extending the bathroom wall and maybe adding double sinks. I think you need to reconfigure the toilet and tub. Personally I can’t stand looking in a room and see a toilet facing me! It’s so much fun planning a project but also a lot of headaches! Just allow yourself to go with the flow as you may hit roadblocks which may impact your design plan. Looking forward to watching the whole renovation!

I think a downstairs toilet is very useful!☺️ also I’d probably move the wall from the upper bathroom further back to create more space 🤗 with the masters in the attic the slightly smaller room would still be big enough for a nursery/utility/office space 😍 can’t wait for this project!

12:04 you could wall out the wall where the arch way is and make that whole kitchen area a laundry area then you walk through then laundry area into a small toilet and basin area, on what would be our view of the left hand side of the kitchen. That would give a decent size laundry room with the ability to have shelves on the wall as well as solving the downstairs toilet situation xxx

If your friend does move in down the line and is comfortable with the camera it would be amazing to see the reveal to her! Also carys is right, downstairs toilet needed! Saves guests going upstairs which is a more personal space and great for kids x

Definitely agree with everyone else here, that it would be a good idea to add a downstairs toilet. Also, the “look-through” would provide more light into the hallway and potentially make seem bigger and more welcoming, depending on who the light comes into the house. But if you decide on that, I would definitely block up the existing doorway into that space. Good luck guys, cannot wait to see the finished result!🎉

Utility under the stairs perhaps? Maybe move current door where you said at the end of the hallway, then close off loungeroom and add a door along entryway.. I think a toilet downstairs is a good idea. Maybe next to utility where you said you'd have a cupboard style bathroom. Have fun. So exciting 🎉🎉🎉

Between the kitchen & living room, sliding doors are definitely a good idea! Then you can have it open during the day and close in the evening to keep that snug feel 😄 x

How Exciting!! Congratulations! I love this kind of videos because this is the field I work in. Yes to a half bath somewhere downstairs-if you put it close to the kitchen it might help with running the plumbing. I tend to like open spaces so I would even take out the arch wall in the living area and I think Carys mentioned opening the hallway space. You could take out the door way into the living area from the hall (the wall space above the doorway too) and increase the width of the opening to where the arch wall starts?? Looking forward to seeing all of the update videos.💖🌸

I love a downstairs toilet they're so.handy especially in family homes, but also storage is important so if you take the storage from under the stairs it would be good to incorporate more storage elsewhere! Also if you're making the upstairs a bedroom definitely expand the bathroom, it's nice but very small for a family of 5. A skylight in the extension is a good idea too to keep the light at the back of the house and I agree with James about the separate living room! Xx

So exciting!! I would definitely have a toilet downstairs, I’d put it in the current utility bit and keep a washer/dryer in there to. I would keep the under stairs storage as I find it so essential for coats/shoes/dog leads etc x

I would make the living room bigger by putting the wall up after the door that's already there (get rid of ceiling arch), and then put a glass door in where you want the look through for the kitchen diner.

Agree that a downstairs toilet is a must! I also think making the upstairs bathroom bigger is more important than keeping a bit of space in the other bedroom especially as you are converting the attic. You will have two great sized bedrooms, a medium and a small which is amazing for a terraced house. Can’t wait to see this journey!

Me and my sister renovated recently and one of the thing we wish we got in and is our next priority is a downstairs toilet! With older family visiting and only having one bathroom it’s difficult when we have gatherings. I also think that having that extra space in the upstairs bathroom is a must. Could also put a separate shower, again when we’ve had people stay and over the bath shower can be difficult for older family members. Hope this helps, can’t wait for updates x

I would keep the utility space where it is on the right side of the extention. Making it a side pantry/utility just off the kitchen in the new extension. Move the door in the hallway (giving that sneak peak out to the garden) and block up the current door making that lounge space closed off larger snug. And you could enlarge the understair toilet a few feet into the old kitchen space that wouldn't intrude too much on the new extension. Lots of storage too. Can't wait to see what you do to it 😊😊

I love the idea of giving more room to the bathroom! Then the bedroom could act as a study and the other room can stay a proper bedroom! LOVE this house! Such sweet character!

OMG!!! Congrats guys. It’s gonna be fab once finished. I looove that brick wall in the attic it has to stay!!! Downstairs loo under the stairs defo needed 200%. My downstairs loo is under out stairs. It’s a fab little room and the warmest in the house!! Xx

I would definitely say you should extend the bathroom and have a downstairs toilet if you are making it a 4 bed house. 😊 Looks amazing so excited to see the progress 🥳🥰

Gorgeous house. I wouldn’t go for full open plan personally, my parents have it and it’s just a pain when someone has the extractor fan or the washing machine on, can’t hear people speak. I’d also pull the wall out further for the living room (if you can) to keep that original door in from the hall making the living room bigger and like you said have a glass door from the hall to kitchen. You could also change the door under the stairs to not be in the hall but in the dining area to create a downstairs toilet. Xx

Omg the house you have already is so beautiful and you've made it a lovely family home ❤️ The entry way to new house for me is a little on the small side as a busy family need hall space places for coats, shoes and prams. One door of the main hall into 3 spaces 😮 and no play room

Downstairs toilet under the stairs, and then put in a utility room and pantry cupboard where the old kitchen is. And I agree with blocking up the lounge.. maybe steal a bit of space and make it slightly bigger though. So excited for all the room transformations!!!

Definitely a toilet downstairs especially with there only currently being 1 bathroom. We have a 2 bed with 1 toilet downstairs, a main bathroom and an en suite and it just makes sense to have that space☺️ What a cool project!

My advice: the downstairs W.C under the stairs is a must, keep the downstairs area L shape as open plan - let the tenants decide how they want to separate with their own furniture/dividers, scrap the idea of a utility room just integrate your appliances into the kitchen, relocate upstairs bathroom to bedroom 3 and use the old smaller bathroom space as ‘home office’ space (strongly recommend to not make bedroom 2 smaller with the compromise of the boiler/storage taking up floor space). Looking forward to seeing your guys’ ideas come to life!

Yessss love watching house transformations!! Deffo downstairs toilet. When we have guests round sometimes we don’t want them upstairs or haven’t tidied😂🫣

Exciteddd for this process! I 100% agree with Cary's and think an under the stairs toilet would be perfect and I think do a utility in the corner where the stove is and you could even with a clothes horse in that space and/or a little storage cupboard 😊 also I've always had an open plan kitchen/dining/lounge and I would never be without an open plan but I think both would be lovely and I understand what you mean how huge the living area would be with an extension & think closing it off would make it cosier 🥰 I think pushing out the main bathroom in line with that door is a good idea because you have the space in the attic 👏🏼 I love the house, it has so much potential 🤗

You could always extend the main bathroom, and then put a small Murphy bed or day bed in that bedroom that is quite small to save space. Or even turn it into an office space instead of adding a bed.

Defo add a downstairs loo! They’re so handy. You can get really nice space saving loos with the sink on top of the cistern. Maybe see if you have the space for them!

One thing to remember when you do an attic conversion is heating and cooling. It can add quite an expense. The more you move walls, the more you have to move pipes and such. Do you have a contractor and budget? Also I think you should put in a double doorway between lounge and kitchen and not wall if off. Everyone nowadays is paying to get a more open floorplan. Good luck with everything.

I love watching house transformations!!! Congrats guys. I think the downstairs toilet and utility room is a great idea - especially with kids! I also like the idea of extending the bathroom - if u have 4 bedrooms I think it’s ok for two to be a bit smaller and then the larger attic room and the other room is quite big. I also agree with closing off the living room. I love being able to close off on an evening, plus like James said with energy prices i think it would feel warmer in there being closed off. Can’t wait to watch! X

OMG, this is my dream! So I'll live through your project for now 😊 Definitely need a downstairs toilet! A 'look through' would be amazing and really open up the space. I always think it's nice to have a separate laundry space, if you have room for it. Can not WAIT to see the progress!!!!! Eeeek! ❤

Love seeing you two in your element describing the design of the house! So excited to see how it progresses! Definitely agree about having a "look through" open space as you enter the home, really makes the space feel grand! Would suggest keeping under the stairs for storage because there isn't a large foyer and closet in the entry.

I am soo excited for you and can't wait to see the transformations! Maybe it's the American in me, but I find it so interesting how we tend to open houses up entirely for open concept and Europeans want to close rooms off. Even if we have a more segmented room design, we don't put doors on each room either, just an open doorway. As for the first floor toilet, I think that is a must. I personally would suggest utilizing that old kitchen area as half a toilet room and the other as a laundry closet. Then, use the stairs for storage, especially if you go for the attic conversion. Which, I personally wouldn't want the attic conversion. It looks too claustrophobic. Trying to fit too many things in one small house. As for the main bathroom on the second floor, I'd say if you are going to do the attic, then yes, make it bigger. However, if you don't do the attic, then keep it as is. Although, I'm sure by now you have already finalized your plans. That's enough of my silly ideas. Best of luck to you both on this exciting endeavor!!!

Wall up to seperate the living room off. Consider the door nearer to the window to allow for a corner sofa maybe? Yes toilet under stairs and then you could have a utility/pantry cupboard in the kitchen space

If I were you I would add a main floor bathroom, and use the space under the stairs for storage. Also, open up the end of the hallway so you can see into the home when you walk in. Use sliding doors for the living room so it can be open or closed off. Extend the upstairs bathroom. You could also turn that bedroom into a utility/laundry room since the boiler is in there anyways, then you would save living space on the main floor, or add an office/playroom! Really excited to see how everything turns out 😍

If you can keep the front door but add a new porch space it can be made into a mud room to start off with. Yes to a downstairs loo. Not only for practical reasons but will add value to the property. Extension will be beautiful and add a lot more living space. Personally I would keep the original utility space as your utility room and close that off from the rest of the space with a door leading into the garden. Where the old kitchen is I would keep that as a dining space and have the informal lounge out in the new extension. Agree with separating the front lounge allowing you a formal living space. If you can keep the original floor that would be beautiful. I wouldn’t move the bathroom wall, but move the bath in front of the window instead allowing you to have a bath shower and more space for toilet and sink.

This is my dream!! Definitely close off the lounge. I think a utility and toilet in that living space would be best, you’d still have so much room. Definitely think make the main bathroom that bit wider, and if you can put the bath under the window I would. Can’t wait to follow along with everything! x

I was always told the rule when renovating for every bedroom you add you should add a toilet/bathroom aswell... Personally I'd have the downstairs Cozy room pulled out passed the arch and have the existing door as the one to the that room... ((if you can't get rid of Arch used as a feature and build shelves into it for a book case would look lush!)) Where you want the "viewing window" thing have the new door to the extention there.... Upstairs definately add the space to the bathroom as you would then have the double attic room, double room at front of the house, a smaller double on the bathroom wall (use the cupboard for the boiler as airing cupboard and build shelves for towels ect?) and then the nursery/office room. Would be LOVLEY!! I know I've written this all out and you probably would see it but I LOVE HOUSE RENOVATION AND DREAM OF DOING ONE, ONE DAY SO IM LIVING THROUGH YOU!! ❤❤❤
