Hi guys you are doing really well we live in the Algarve and have been here off grid for 11 years trust me just carry on with your renovation move in and live in it and just wait for your habitation license. We did and it’s all worth it the only reason the habitation license will affect you in the end is if you want to sell or get insurance. The system in Portugal is so slow and to be honest makes yet country a lot of money from people like ourselves. Stay strong keep going it’s all worth the pain.

Atention you can not build a house! ! you can only renovate the existing house , respecting the existing size constrution plot. And respecting the existing building regulations, roof isolation , septic tank , electrics at the end must be signed by a certified electricitan.

Having just seen a video explaining the new law, because you applied pre new ruling you need to wait for a response . My understanding is if you were to apply now and they dont respond within the 120 days, planning is automatically granted. I would personally wait until you hear from the local camara .

128 days I think it is, but that applies to new build, or extensions of the existing building as I understand, anyways, the guy at land registry we spoke to deals with that sort of stuff and assured us that if we are not going to do anything silly we can go ahead and restore existing building

Perhaps the persons handling your paperwork knew the law change was in the wings and just procrastinated. Dont dwell on what you can't change, take a big breath, tomorrow is a new day. In the meantime, you have lived for a year on a beaufiful property, learned the land and the seasons, and entertained us well.

Great to hear this news. May I suggest you get that information in writing before you start, from the Camara. I have been caught many times by being told something at an appointment with a govt office, then talking to another person in the same office who tells me something completely different. I went into see my local Camara in January, and they did not even know about the new habitation laws to tell me anything!! It is so inconsistent and variable in Portugal. And yes, things can take years and (literally) decades, even for the local portugueses

Hi, guys 👋🏼😊 Don't be upset or beat yourself up! Those laws just changed suddenly. Even in December, ppl ddnt know that the licensing laws were to change as it has on January 8th! Go ahead and think and grieve. When you've gone through those phases of emotion, you can go go go with your renovations and rebuild 💪🏻👷🏻‍♂️💪🏻👷🏻‍♀️. Good plan to work with your hands on your vines while you process thoights and talk 👍🏼. (Last year, i subscribed to Savvy Cat channel to keep an ear open to moving/property advice and immigration/property law changes. You might find a similar info outlet that you like to help keep you i formed, too?)

I think, which makes sense to me, phase number one is to knock down that ruin, use the stones to raise a good strong foundation above the land level, then build straight and square insulated outside walls with windows using modern buildings supplies

I don't think you are allowed to just do that. You probably need some kind of license/permit for that. (will take again months and months to get that). However repairing the structure (your own building) or renovating is normally no problem.

In South Africa when you register the borehole you have to license for an amount of water you are allowed to pump, not sure if that is the case there.👍

Here you have to apply for license before making borehole but there are no charges for the water, I heard stories that when you buy land with borehole made by municipality there is a fixed yearly payment for that, I think it was around €60

It is understandable that you are a bit p**d off having waited so long for approval, but i think once the dust settles you will hopefully see that in fact it is a good thing. You have managed to get all that work done over the last year and a bit behind you. The olive trees, the eucalyptus and the the house and grounds around it. I would say to you both, keep going as you are. Always great work done, a pleasure to see your videos every week. Why not make Tuesdays and Thursdays your 'physical' rest days, you will need it with all the work ahead. 👍🏼

With new builds law is a bit complicated, what I meant is that we can restore our barn and live in it while all the papers are being sorted, but at the other hand, our neighbour who sold his property was build completely illegally, but took him a few years to legalize it 😁

You think you wasted time for a year ?? You two did wonderful job with the land. I think what you did in a year is how things should go if you are planing to do farming. You get to know the soil, you start vegetable garden, you prune the trees and clear the land. At the end of the day, it's not totally unimportant in between what kind of walls you are living, but it's not the walls you will eat. Land can provide you with a house (with a lot of work and a bit of a good luck) not the opposite.

Well should not be upsetting, the law was the law ! Fortunately Portugal realized that the system was not working properly in favor of citizens, so thats why the law changed .

If your barn was built before 1950 then you need to go to the Camera and request a habitation license before you can make it habital and live in it. Your solicitor should have told you that when you were buying it.

Not entirely true, pre 1951 buildings are given habitation exception license 👍

Similar gov. red tape in the Philippines. We built a 200,000 Euro house in the province and never once had a building inspector come. Just received out cert. of occupancy after living in the house for over a year. 🤣 Collecting money is more the objective.

Countries we lived in have much harder laws, if you do something illegally they will force you to take it down 😁

I understood that work must be carried out by licenced portuguese builders, septic tanks require a licence , electrics must be done by a registered porruguese electrician. Maybe you can confirm this?

Renovation work can be carried out by anyone, well there are some things you have to know before you start, for example thickness of insulation under the roof has to be no less then 8cm electrics also you can do yourself but it has to be signed off by licensed person, septic needs a license 👍
