You mention increasing extension size allowance from 3m to 4 m on houses. I thought there was already some law that says we are allowed to extend up to 6 meters already?

I'm a property investor, but I do not do HMO's out of principle. Every street I've seen this done has resulted in pressure on parking and the general welfare of the neighbours due to the volume of people in one area, some of whom can be antisocial.

Depends so much on property type and tenants you are aiming for. I have them above shops and close to transport links and hardly anyone has a car. They are also high spec with high rents and all tenants are employed in good jobs

Living next door to HMO is very difficult because the greedy landlords buy small 3 bed terrace houses and convert them into 6-7 bed HMO. Trying living next door to one of them and you want be so excited.

...not really. certainly worth it for the cash-flow it generates. You only need 3 or 4 to achieve comfortable financial freedom
