I really needed this! I made 1 phone call, my 1st actually, and the seller said yes! We set a date for me to go look at the property but I didn’t go because he didn’t text me back and he didn’t answer my phone call to let him know I was on my way. I should have popped up anyway. And I didn’t follow up after that because I felt some kind of way. 🤦🏾‍♀️ this is the motivation I needed.

I am a mtg broker and I can say that certain types of private and hard money happen to be perfect for these types of deals. These lenders prefer investment properties because they are so much easier to fund. The lenders are mainly property focused. If it is a good deal, it works.

Jerry, I'm doing the same thing with FSBOs right now. My question is, I've been using your free instant offer calculator to come up with my offer price, but I'm not sure if I'm offering low enough after hearing this gentleman say he's offering 47%. That being said, I am still getting people cussing me out for low-balling them so that tells me I'm low enough maybe haha

Wow! Amazing! That's similar to how I got my first deal. Going on number 7 but I hate the way I have to start from scratch everytime I close another deal. I'm only doing $1500-$3500 deals so by the time I do my next that pays all the bills. I'm happy I don't have to work a 9-5 but there's gotta be something I'm missing. Need bigger spreads. I have a question as far as that formula… On a $200,000 ARV house if you multiply that by .47 that is $94,000. So are you saying that is what he would be making his offer or did he subtract that from the $200,000 to get his offer number which would be $106,000? Thank you!

In that example (although the average is closer to .70), you would multiply 200k x .47 to get a seller offer of $94k.

Jerry I’m speechless and without excuse. My problem is I don’t want to waste time, and I want to focus on doing 3-5 deals a month and scale from there. So many people go 6-12 months and get no or one deal. I don’t believe it’s always because of work ethic, self limitations or not getting started. If anyone truly figures out how to partner with newbies on a split deal system (and make it where the newbies gets good splits and is really taught how to scale and market an agency). Then whoever figures out how to do that, will take over the industry. I don’t mind doing the work, but I don’t want to waste time if the return doesn’t yield a scalable system that can be ran by others. Or else you don’t have a life freeing business

I completely agree. I've done 6 deals, just closed another one last week but now I have to start all over again and find another one. I'll do one, one month then 2 months without one. Do another then a few months without one. There has to be an easier way to do deals on a consecutive monthly basis but I haven't figured it out yet. I'm working 10-12 hours a day.

The answer to inconsistent deals is systematizing and delegating. That's the same with any type of business unless it's a recurring/subscription business model. I disagree that someone else has to come grab our hands or otherwise I'll keep waiting and not take action until that happens... Hi jerry got my first on market deal my question is how exactly does the agent get paid off of performing your double dip strategy from the double closing? Do I actually pay them? Does the end buyers funds pay them?

Respect to this man. Is it still profitable to use an offer of maybe 75% below the estimate? Then find a buyer for say 90%?

you should be looking for properties for less than 75%. 90% to your buyer would only be if the area is very very hot and selling.

Jerry I found a seller but he doesn’t want to sign contract until a buyer is ready to buy. Also found a buyer but I think I dived in too fast lol they wanted photos which I don’t have and I think that may have messed up my opportunity to get the property sold any tips
