I went to see the latest property purchase by Rye Beaumont. He purchased this for £75,000 and renovated this property and he's making about £1000 a month. We looked over the property to understand how he is making his money.

I don’t understand the roi being £133,000. How has the house only cost £12,000? I’m not expert on this topic, but that just doesn’t make sense. If anyone can clarify, that would be great.

An example is he buy the property cheap. Lets say it's £90,000. Does up the property and the surveyor now values it at £120,000. He can take or pull out 75 percent. If he pulls out 75 percent of £120,000. That is £90,000. So he kind of got it for free, obviously there are other cost. This is just an example. £12,000 is the money left in the property and the rest is the monthly mortage, he owns to the bank. The return is not £133,000. That's the price the property is valued at. The return is 100 percent in 12 months because he is using borrowed money, so it's more profit. As long as all the rooms are let, and the money coming in, more than covers the monthly mortage payments, then you be fine and you will make money. If the property goes up in value in the next 3 to 5 years. You can remorage the property and put that money into your next property.
