Everything is word of mouth in Nicaragua. If you want to buy a property, you must ask a relative or a friend. Chances are that they know someone who knows someone. I'm ready to buy a cocoa farm and I don't have to do much work. It's not as hard as you make it sound. Although most people don't want to sell to desconocidos, they rather not sell at all. You must stick to the places that meet gringos' quirks. Nicaragua is bigger than San Juan del Sur. Saludos

Definitely great information Scott. My fiance is from Granada Nicaragua but, lives in Alajuela Costa Rica. I will ask her of this luckily her Grandma Uncle and other family members live there. I am unsure of the gringo prices I am American Indian hopefully this works in my favor.

Not likely to work in your favour. To Nicaraguans, everyone that isn't Nicaraguan is gringo. Including Nicaraguans born here but that moved away and picked up any American accent!

Hi Scott thanks for all you do, your videos are very informative. I would be interested in buying an acre to an Ope island to build a very simple hut for a better word. I don’t know if you have your concierge service going on as of yet. I'm back in Nicaragua now. I'll be catching up on emails soon here, but today is my daughter's quince so I'm not officially online. Yes, our concierge service is running. :) Ometepe is expensive to do anything because getting someone there requires a lot of travel and hotels on the island aren't crazy, but not cheap like the mainland and there's no way to do anything without staying there and taking taxis all over or renting a vehicle on the island. It's just logistically a major thing compared to locations on the mainland. That's part of the charm, but also the challenge. It's a really interesting area. How much time have you spent there? What communities do you like? How close to a village or the water front do you want to be?

People DO use it. But what you get is a very small subsection of what is on the market and the info tends to be super bad, lol

Have you gotten off the ground with this concierge service? I understand and agree with all of your warnings about being seen as a foreigner who are you or would you use for this? Would you be networking with locals and have them go in to talk price? Take photos and tour properties?

@ScottAlanMillerVlog i was born and raised in leon then in 2003 I came to los angeles to change my life style and since then I have not comeback most of my family still leaving there I love leon is a nice city and most people are very friendly at least that what I remember thanks for you videos I show to my daughter and they like a lot keep the hard work. Thanks a lot Scott. A great appreciation for your help and sharing your own experience with other people like me who interested to travel or move to Nicaragua. I am planing to travel to Nicaragua in May to see how can I move to this beautiful country from all craziness. Just need live my own calming, relaxed and happy life among simple people like me. Hi Scott hope you doing well, you’re absolutely right about Real estate agents me and my wife made the trip to Nicaragua to see properties in Granada and San Juan del sur, and we decided to wait a little bit and chest build the house in the lot that we bought in Granada super disappointed a real estate agent for trying to double charge you.

León streets are horrible! There is a hole in the main highway just before you reach Las Peñitas that has been there for months. Very dangerous, especially for motos (and even more so at night).

Great info ! My Nicaraguan wife will know everyone in Matagalpa in a very short time. She is a real character. Going into stores that she frequents, we walk in and she is “holding court”….everyone in the store will know she’s there and she is laughing and joking with everyone. I am the slightly introverted Gringo husband. But we should have a good core group of friends in Matagalpa pretty quickly when we finally get down there. We will rent at least for a year or two. Thanks Scott! Very informative and excited for your concierge service endeavor. Would something similar be offered for renting?As when I come, I will want to rent for awhile and not pay hostel prices for a year, etc. nor jump in and purchase necessarily. In my situation, I would be taking Spanish (building on rudimentary), scouting/walking and getting contact info, but then....? Perhaps with renting, I just have to assume to pay what they ask and have a lawyer check the agreement? Any info or ideas very welcome. Salud!

Yes, for sure. And really, renting is the best option. Even if you want to use a service for buying, ideally you want to be here to learn areas in person.

I’m curious if word of you has traveled or otherwise what people make of you walking around talking to your camera. Also I always cringe when you’re around parks and schools because here in the US you would automatically be seen as a predator and everyone would be on their phone calling the authorities. Obviously it’s not the same as there but it’s interesting to know how different the cultural norms are. I enjoy your videos for that reason.

I need to do a video on that. There are a lot of factors there. First is that the overall idea of it being weird for children to be around adults is uniquely American and is the product of some famously fake news about abductions in the early 1980s that turned out to be completely false, but has made American bizarrely paranoid and has made children be kept isolated from normal society in ways no other country things is healthy. So normal, healthy social norms the world over are seen as creepy by Americans, and vice versa. The second factor is that in the US things like schools, parks and so forth are "for kids" and kept far away from the public. Schools are surrounded by fences, gates, and lots and lots of space. And people don't walk on sidewalks. So the driving past in an air conditioned car to an empty field with an enclosed school beyond it feels very different than walking past schools inches off of the sidewalk and all open air. But you can't do anything if you try to avoid schools, churches or parks - they are nearly every other block in every direction. Every person in the city is next to those things dozens of times a day, and the kids are in the streets everywhere. You'd have to literally never go out the front door if you were trying to avoid being where kids are. When you see me in parks, those are city parks, not parks for kids. There ARE kids parks, I'm never in those (they are ONLY for kids, but are rare.) The parks I'm in are full of adults and meant for everyone to use. There's never a time that adults (or kids) aren't there, and no not together. Kids aren't escorted by adults in most countries, they move about the city on their own. So there is a constant flow of adults and kids through parks, churches and other public spaces. It's mixed use and meant to be. It's not a "kids space" any more than the sidewalk or road is. It only feels odd because in the US you have playgrounds for kids, not parks for adults in most cases. And because kids NEVER are allowed out on sidewalks or in the road. So the kids are all kept isolated and you only see them out when they are in "kid activities" or "kid areas." But in the rest of the world, kids are everywhere and mix with adults because they have to and since there's no actually fear of that (and because having adults to protect them is actually what keeps them safe - it takes a village to raise a child) it's seen as good, not bad. Kids will come up to you and talk to you on the street all the time. They call to you from the school. Word of me has definitely traveled. I'm known throughout the city. More and more you'll hear people calling my name on the videos... either "Scott", "SAM" or "OneDolla". It drives my wife crazy that everyone knows me.
