If you own the plot, Jenga TU na mawe, weka biodigester and make sure they are all self contained. Rental income will be much higher, fire risk almost non existent and you'll never need to do major repairs apart from a few plumbing works and painting once in a while which still applies to mambatis. Unfortunately mambatis will attract the lowest in the Society which will make it very difficult for you to deal with them as your tenants. There's nothing more difficult than getting money from poor people. Building costs are almost the same if you do a simple mambati roof on the stone houses.

I own two citi hoppas and this I must say is a very challenging business. All that was said is on point. If there were no karao,kanju and boys cartel hiyo pesa anaweza rudisha speedy. Karao and kanju wahesabie atleastt 2k per day. Ukishikwa na kanju and they take u to the yard huwezi too Gari huko without 15k. Better kushikwa na karao kuliko kanju. He is already in it so wacha akuwe na experience yake.

Super Metro is a good sacco, thats the end of the story. For the maths, 3 years you are ambitious, to get the 7m back will be 4 years at best, if we do time value of money, 5 plus years. Thats assuming he never gets into headwinds. The business favours those with several vehicles but one vehicle even with all factors constant, its not possible to be in comfort. I do a gig for an investor there and he told me he is in it for the cashflow not returns. One vehicle may even not meet Njugush's upkeep.

@@mianomuthii well here we go. 1) the biggest beneficiary of a matatu venture is the driver and his tout. Unless you're driving it yourself, most of the convenience and resources from the business are enjoyed by the driver. 2) the rate of wear and tear = or sometime is higher than the returns on investment. Personally I had thought that buying a locally used one in good condition would save me money but within the fist 6months the engine had already overheated and needed expensive overhaul. 3) the matatu will be the biggest source of stress in your life. It doesn't matter what else you're going thro but the stress from the matatu will be much higher than your all other stresses put together. 4) whether you buy it new or used, or how well it's driven, it'll always need repairs.

💯 drivers are the biggest beneficiaries. If you have a bad one you are finished! I own a commercial vehicle moving from malindii to congo. One driver used to use the truck to give new drivers experience driving the truck while he slept at the cabin bed. Ofcourse he used to charge them. Then me being a new owner he siphoned 100s of thousands kshs worth of diesel over the few months he worked with us. Transport like all other businesses is quite challenging and right of passage is the character development you'll likely get.If you don't sink the first time you only get stronger. I'm about to finish the financing and going for a second truck. Mind you this is A brand new actros trucks from dt dobie. So my philosophy is if can afford it go for new always. Expensive yes but other than the scheduled.service the only thing i deal with is tyres and punctures...

I agree with our brother Maina if you are looking at it from a income perspective then probably you'd be right. but I don't this is the case. If all you have is hammer everything else looks like a Nail. Here is my two sense, Njugush is a genius at what he does. Remember, first of all, he is master content creator and he wants to diversify his audience from digital and to secure his fans further. The matatu is completely decked out and I am sure he will be playing his content and advertising brands within so basically he's a moving billboard. This is where he sees more of his value. Secondly, this is Njugush we are talking about not me or you, so I am pretty sure he has leveraged his influence to management of the Sacco and so gari yake itachungwa kama mayai as a PR play for the Sacco and for Njugush t make the most out of his investment. What we should be calculating is how may people will have interacted with his content for the next 37 months. what's the return on that investment.
