If an expat landlord forgot to register as NRL and already receiving rent for seversal months, whats the penalty? how long does it take to get a NRL cert?

Great video, the best ive come across. What i'd love to know is can I offset the USA taxes with 'depreciation' and therefore also pay no tax there (in my case the depreciation and mortgage interest is above my rental income and therefore I would technically make a loss with depreciation considered).

I can’t advise on Spanish tax, but I’m sure you can speak to an accountant on the ground there who can give you the Spanish tax details

Hello Simon, Are you sure that you don't have to declare overseas income on the self assessment form SA100? There is box marked "Foreign"....

Yes use the foreign pages if the o erases sourced income is above a certain amount, however rental profits from Uk sourced property will go on the property pages

Ok, another question, Turkey and UK have a double taxation agreement and a client of mine said she does get the personal allowance (even though she lives in Turkey and she is a Turkish citizen) I couldn't find anything in regards to that in the agreement itself. The personal allowance is only for British and EU citizens or would this include other countries if they have an agreement?

@@Q117-q5p citizens of ‘EEA’ countries; if you have worked for the UK Government at any point during the tax year; if the terms of the double tax treaty between the UK and the country you are resident in permit it

To clarify a bit further, let’s say an Irish national, residing in Asia normally, never lived or worked in the U.K., can enjoy the personal tax allowance automatically when reporting tax self-assessment for his buy-to-let rental income from a property in U.K. Correct?

If I may answer this. Yes you can claim personal allowance against your UK rental property as long as you hold British Passport. However you’ll get taxed twice on rental income from the UK property, once in the UK and again is Australia, however you’ll get double tax relief worth of tax you paid in the UK so effectively you’re paying tax once. So it is a bit more hassle. Hope it helps.

Hello, If myself and my girlfriend own a house in the UK but rent it out on airbnb while we live & work full time in the UAE would we be able to use both our tax free UK personal allowances before we have to think about filling tax on the rental income from the property ? Would this also keep us as non UK tax residents as we would only visit the UK under 90 days per year and won't work at all in the UK

So it’s the ‘other way round’… you have to file a tax return regardless then you consider 2 lots of personal allowances to work out any tax liability thereon

Yes you can claim the Uk personal allowance if you are non Uk resident and a Uk National

If that’s your only source of taxable Uk income then no… things get complicated if you have any ‘disregarded income’ such as dividend income which you take tax free from UK but then you would lose your personal allowance, but if rental is all you have you’re ok

If I may answer this, yes it is avoidable if you fill in NRL1 form in effect to receive Gross Rental income, then you’ll have to file tax return even if there is no tax to pay.
