In between two new construction custom home builds, we have taken on more small jobs in between than ever.. We're putting in weekend work, having a good time building, and enjoying the second half of the year as material prices start to decrease from the ATH's we saw earlier this year. Why are we doing it? Because I saw two outcomes for the end of 2021.. Prices continue high for material, building comes to a halt, things slow down drastically.. OR.. Prices start to come back down, work continues to flow, everyone stays busy. Luckily, #2 was how things played out for all of us. I swamped us with work, and we aren't complainin'!

Lumber is going back down. Lumber futures are plummeting. Lumber futures are simply contracts, and they aren't nearly as expensive as they were a month ago. Snails/slugs' slime creates a chemical reaction with copper (pennies, wire, whatever) and will not cross it...but your bottom plate damn well better be covered- so its not likely these creatures will have the chance to cross this barrier, given you built the rest with best practices.
