以現時租務市場,租到八百左右一個星期而又唔係按得太多的話其實可以做到negative gearing,但positive cash flow。但要留意物業本身升值能力會無house咁高,因為以現時樓價大部份做到呢個效果都係公寓。

Negative gearing is ATO allows your investment property's cash flow deficit to offset with your current income to calculate your taxable income. It is a mix up of income and cash flow concept which should be rectified.

over time, my IPs are in positive cash flow, and makes profit after cost. There are still some depreciation benefit as well. There are capital gain but I would rather not needing to sell it until after I retire.

Negative gearing 講白啲就係政府見你蝕咁多, 係咁易補貼返少少俾你 唔係真係俾你避稅用

For potential property price increase, standalone houses should be the primary choice. How about those units that in fact quite the same as houses in terms of land size and structure of components but only differed in the address with divided numbers?
