Huge thanks Liam and team. I have been able to frame a barn out and am in the process of roofing after following all your videos. Hi Liam, my wife is a will writer and probate officer, she sorts out peoples estates then they pass away. No, you don't pay council tax when the property is empty and the owner is deceased. She does this day in and day out. Hope this helps. :-) TonyDG

Really enjoying this series with the more time taken for explanations and of course Q and A. I agree with other comments on here, that your channel does take precedence over others, and see at times you have been quoted in other channels A builders for one, so that is good to see not only us the joe public, but, also other trades people are giving homage to you as well. You come across well Liam, you seem a good lad , and not forgetting the others too. I do have a quick question though: 2 x 9 -> 47x220mm Spans at 400 centres 5.39mtr (My span if going for the 30m2, works out at 4.950, do you think I can use this and still manage to build within the hight limitation of permitted development? I would be using C24 6mtr lengths . Also the gap underneath the floor, I am reading 50mm would suffice would you agree? 50mm timber to ground level. I would probably be utilising Block instead of the rod system you utilise and implement a mesh for the gap. I believe you can achieve the 30 meter square with a cold roof and still be in the realm of permitted development, would you agree it is possible? And would you consider offering a build pack for a 6x5 structure. (in real measurements, I worked that out at 6200x5200, so I can achieve the internal 30 meter square. PS: I also agree with what you said when mentioning cost, you hinted at one could save around 10k on a self build and my workings of material and quotes I have had, seen online you are spot on with that. I have watched majority of your builds over the last few months, and I feel you are part of my life now, I need to build this garden room to get it out my mind. Can you offer any advice on conservatory conversions, mines is raised to a level of my back window, could I use the same methods you are teaching us to convert my conservatory on existence base? Thanks again OakWood. With regards to your Cat 6 armoured cable, it is more than suffice, which carries up to 10 Gbps, and yes running along a electrical cable is fine, which is the reason you use STP, shielded twisted pair cabling as it stops any crosstalk. You get a good 90 - 100meters to your run before you get signal degradation then you need a repeater/booster, to clean the signal. Using another router/hub in the garden room as an AP access point basically switches of routing on that device, which is a process for directing your traffic to the gateway then off to the internet, it creates a WLAN, wireless Lan network. A wireless Mesh network, using wireless then moves onto physical infrastructure., i.e the wireless router/hub connected to your DMARC, terminating area in your house installed by your ISP.

councils been getting very tight on council tax. it used to be 6 months but they got this weird idea that it makes you get the house done up and rented out quicker but its not in your case. At one time you could get them to do an inspection if the house needed a lot of work and they would give you a time limit before they started charging but i think thats stopped now.

Council tax - yes you have to pay full council tax on a void property. The reason is, second home owners were taking the piss and claiming their property was empty. Then in 2008 ish as the government were reducing payment to local authorities they allowed local authorities to charge for empty homes. Note, if a home is empty for more than a year the local authority can charge an additional 100% surcharge. The idea there is that voids become run down and blight the area. Hope that answers your question.

Sorry to hear about your dad. Re Council tax, there's usually a premium to pay for vacant possession of a property. The idea is to penalise people who own 2 or more properties for personal use (eg holiday home) when there's a housing crisis. I don't see for one minute how that can apply to a deceased estate. Keep pushing back.

Council Tax - Empty home From the GOV website When you do not pay Council Tax If you’re selling a property on behalf of an owner who’s died, you do not need to pay Council Tax until after you get probate as long as the property remains empty. After probate is granted, you may be able to get a Council Tax exemption for another 6 months if the property is both: unoccupied still owned and in the name of the person who died

Hiya - hopefully I can give you an answer as detailed all the knowledge you pass on in these vids! Empty properties in England normally attract full council tax liability. Council’s can choose to offer local schemes and provide a discount, which does mean that it’s not consistent across the country, but most council’s don’t. Properties that remain empty for long periods can go on to attract an even higher charge. My local council will double it after the property is empty for 2 years. The rationale is to provide incentive for getting empty homes back into occupation. While a property is empty the owner, or estate in the event the owner is deceased, does still benefit from some services, such as fire and police, street lighting etc. Your dad’s house should get a full exemption until probate is granted. You should be then able to get a further 6 months exemption from that point. After 6 months then if the house is still in your dad’s name with the land registry then the estate will become liable for the council tax. If the house is now in your name then you will become liable for the council tax until it’s sold. And yes the the fact you would get a 25% discount if you lived there alone makes little sense, but you can only get that discount once on your main home.

Liam, regarding your council tax demand, it appears you will have to pay if the house has been transferred to your name, but possibly not if its still in the name of your deceased dad. And just to rub salt in the wound, if the house is still empty after two years they could ask you to pay FOUR times the normal charge! I have no idea why they implemented these unfair rules, but that came as a shock!

I can't comment on the specific rules around how much is charged when the property is empty because the occupant passed away, but to answer the last point, the idea behind the rules is to discourage properties sitting empty. It's designed to encourage you to either sell or get tenants in sooner rather than later. 6 months doesn't seem like a lot of time to sort out a probate property sale though if that's all you get.

I think councils have the power to charge 200% council tax now for empty houses. A council by me charges 200% after 2 years of being empty. Watch out for that at your council. No doubt it's all to encourage people to sell or rent so someone is living in it as quickly as possible.
