Those incentives have made such a difference. I saw one at 2.99%, but that was pre-Fed rate hike, and I suspect they are higher now.

Hi Jay, the 2-1 buydown isn't really a traditional ARM because it's still based on a 30yr fixed rate mortgage with the exception of the first two years of the loan (2% less in the 1st year and 1% less in the 2nd year). In contrast, an ARM has a variable rate after the fixed term.
