With the river at a record low, you could take advantage of those rare opportunity and do any cleaning/clearing, building docks, etc that you want to get done. Turn those negatives into positives Matt!

With the river that low, you might want to take the opportunity to use your loader and shape it the way you want, make holes deeper or shallower. Might not have this chance for another 50 years

I had an Airbnb on a lake in Texas. About 7-8 years ago there was a drought that left our dock 50 feet from the water. No one wanted to stay there. Thought about selling. Rain came back, lake filled up and the house stayed booked, year round since. Patience’s is a virtue.

There was a time in the Abandoned Mansion series you hit a low like this. A lot of encouragement came in and you got a hold of your self and made it through. Do the same with this project. Make the building you are discussing at 11 mins, an open side dancehall. Leave the slab. Redo some of the walls to simplify them with larger entrance doors or replace some of the walls with vertical poles. Keep it single level. Any boards you remove from walls (if replacing with fewer poles) save them for repair of other buildings/sheds.

Matt, keep the building as an open air pavillion. Support the roof, remove walls, install large fan and clear the outside. Put picnic tables, rent out the pavillion and if nothing else, put an open air flea market. Rent tables and or spaces for vendors. All you need are bathrooms and someone manage that area.

I doubt it. Think I said this in the first video, but you have to be pretty ruthless. Get surveyors and structural engineers out there, go through every building and be ruthless about what's worth saving. A resort needs buildings and venues and a lot of the buildings won't cut it. Some of that depends on the market you're going for. So if you want it upscale, no flea market, but a farmer's market with some arts & crafts might work. It's much the same with the main building. It would be nice to restore it, but also very expensive and might end up with a building that won't work for the kind of venue people want now. So it could just be better to salvage stone and materials and start over with a layout and facilities that work. I suspect Matt also has a 'Plan B', ie subdivide some of the property and build houses on it. But I don't know Texas other than a lot of property developers have the same idea, and there's probably an oversupply of luxury and buy-to-let properties on the market and in the piple line right now.

You could try to reach out to a University with an Architecture program or something similar to see if they'd help fundraise in exchange for letting students come help/watch during the demo and renovation processes for experience. You can't compare those two projects with each other. Yeah the mansion was a big project at the time, but this resort project is in a whole other league, with multiple buildings that either needs substantial renovating, or demolishing and then starting all over from scratch. We're talking millions of dollars here, and a lot of time, and we haven't even begun to talk about the surrounding recreational areas, with pools, spa baths, tennis courts and whatnot.

this is pretty incomparable to the mansion project. This ranch project, is much more difficult to manage. Youre talking about construction mixed with different landscapes. Not one but 10+ different buildings in which you have to decide if youre demoing or renovating. Im sorry but fixing up a house is pretty easy compared to fixing up a resort.

Maybe building codes are different in texas, but I know here in Iowa that’s exactly how pole buildings and barndominiums are built. It’s called a “post frame” which is piers with a bracket poured into them for the posts to bolt into most people go with 4x4s because that’s all you need for code, but I personally like to go a bit overkill and put 4x6s in for extra strength. Just rewatched the video and seen they never put footing brackets in, that is a problem, your building is technically not attached to anything.

Focus on the range and get that completed, then clear enough space for like 10-15 campers for dry camping and a bit of parking and charge an X dollar amount entry fee for day use. Limit it to however many people you can fit. If you do that at least you will start making something back. Do weekend events, sell tickets for it, etc

Aw, Matt. Obviously don’t love that you’re depressed. Thank you for posting this. It’s actually rather inspiring to see that even you have bad days and get down during your projects. You seem to 💩 gold bricks most of the time 😂, and it’s clearly due to your positive attitude and amazing work ethic. This video is a reminder that success is not the cover of the book, but all of the chapters on the inside. Including and especially the ones we’d rather forget. The chapter of this resort is still being written, and this paragraph (crappy building) is one part of it. Thanks for bringing us along on the journey as always. Most of us will never take on projects at the scale that you guys do, but it’s all relative at the end of the day. We all struggle and we all have to overcome those struggles in order to succeed in our own ways. Take good care of yourself and each other on this journey. Remember the huge problems you had to overcome when you renovated your house, Matt, but in the end, the house was even better than you originally planned. Renovations have surprises, and they're usually expensive. Well renovating a resort is going to have the same kinds of surprises, just on a much bigger scale. These challenges will be bigger, but I think the reward will also be worth it, for you, when done. Don't let the tough times bring you down. You are taking a long neglected resort, and bringing it up to modern standards. I have faith in you, that you can and will succeed in accomplishing your goal for making the Desperado Resort a profitable reality, and a destination for not only the the Demolitia, but their families, and their friends, as well.

He saves in most items that he buys and thereof has more leftover for monthly payments for other projects. He has to repair most of the things too. The way you phrased it, sounded like some old fatso with too much cash spending on the newest crap brand new condition. Either way, Matt has indeed enough for retirement but with that it may become somewhat difficult with the resort since that'll eat away at his wealth immensely. Resorts usually can tank in the millions and maintenance is also another large stake. It's not something matt can feasibly fund on his own forever unless he'll decide to approach it differently which would be just a ranch, a few housing for it and keep things minimum and affordable.

Stuff like that always happen , especially with huge pieces of land like this. One of the major reasons they get abandoned, is its maintenance cost. You run into a problem because you are tying to do all at once, take your time and do step by step. The river will flow again. So don't give up your dreams, everything will be ok :)

There is so much material in these buildings that you should be saving. Lots of wood, windows, rock, etc. Gotta be a way to save some of that to reuse making the new buildings. Esp the big header beams which are hella expensive. There was really nice wood and stone in this building that could have been saved. You could also save the roof! You're wasting a ton of cash here in the future by not saving things you can.

These types of projects always have some big lows, the mansion was a good example of it. But you guys will do great, your resort is not only about the river, you are planning so many other activities, people won't even have time to go down the river ;). As for the great hall building, see it as an opportunity to design the complete ball room and make it amazing. Wish you strenght in this rough pass and am looking forward to see how amazing the place is going to be.

For the I crowd lit hard rock above the soft rock you couldn’t touch with the loader, you can rent a d8 dozer or bigger and use a single shank ripper to tear it out. I spent many a years in dozers ripping rock up. Easy job to take care of. Just don’t know how much it is to rent a dozer of proper size to tear it all up.

Convert it to a covered patio and remove all the walls and just keep the metal roof. If thats possible especially if you have to lay a new foundation for a building you might as well build a new one.

Hay matt, remember how many hiccups you had when starting the abandoned mansion but with a lot of help and work your project was finely complete I believe the resort will be the same. No big project is easy but you'll get there.

I have starlink in the middle of nowhere Tennessee and it works excellent for most part. I'm not a Elon musk fanboy but boy am I happy as I'm currently moving from shitty Illinois to Tennessee and it allows me to do my job when I'm down in Tennessee for a few weeks at a time

I have a suggestion about the river problem. Dig out deep swimming holes along the river so next time it doesn’t rain for a while you will have some good swimming holes at least

Dont touch it without proper planning and permits! Suggest going to the most relevant agency and say, "hey, id like to do some work on the river here, here, and here....if that doesnt synch with water management and wildlife, lets work plans together for the best river we can get , through here."

That was most definitely a converted barn. As such the walls are not/should not be load bearing which is why there are no footers the structures load should be transferred to the post which are set on piers. You should investigate the framing more especially if you want to open it all up eliminating the second floor. The concrete is just effectively a floor which can be more prone to cracking if the ground shifts. A lot of commercial roofing is over open framing the issue here would be insulating potentially spray foam to the existing roof but then you would have to do a roof over maintaining the existing basically as your sheathing - not ideal but an option.

This is going to sound crazy, but trust me it works. We're done this more the a few times on a smaller scale. Host a real music festival on the grounds, offer free tickets to the workers, you'll get free workers for at least a week working to clean up and pretty up the grounds. And most music festivals have their own insurance

On the surface it seems like a good idea but it isn't quite that simple, even the original Woodstock festival wasn't held in Woodstock due to county regulations and was held outside of Bethel and that was in 1969, can't imagine how many regulations and permits and costs would be needed today. Edit, most festivals today are at venues that have all the needed infrastructure already in place and one of things they require are roads into and out of the area that can handle the amount of traffic that's expected.

Just know we WANT to support you guys. Don’t have a ton of resources (we have 4 kids) but my wife and I bought shirts. We want to support this project and when the resort is open in any capacity we will be going out of our way to support it. It would be really cool if you open by that eclipse like you were talking about in the other video. My wife’s 30th birthday is on the day of the eclipse and I’m kind of a nerd about this stuff so I’ve been counting down to that day since before I met her. And she was like it would be so cool if she could spend her 30th at some big event at the Desperado. We’re rooting for you guys hard!

I'm kinda into this. Wish I knew all the numbers. I know you have a diverse world of potential out there. I wonder if that cap rock could be an asset. Can it be directionally blasted? Like long chunks split off? That place is a playground for creative genius, high puzzling capacity. While the river is dry, create deep structural pools out of the natural material assets. Only do what falls into place. Don't spend big on anything that's not a sure asset.

Don’t give up Matt, I love this series and I cannot wait for the opportunity to come and stay there. You should rig the building with explosives and then raffle of the a chance to come out and stay at the air stream and push the button the destroys the building. You could even make a shirt of the building exploding or like some old school TNT logos.
