I was in a similar situation in my mid 20s and made almost identical decisions. Bank approved for 300k, bought for 128k. House is now valued in the mid 400s. Housing market is insane and I don't envy anyone trying to get into it right now. Consider myself extremely lucky to be in the position I'm in. Sadly it's a lot harder for this generation to find those kinds of deals without going for a total fixer upper

He forgot at the very least realtor fees and capital gains tax. Average is about 6% of the house price for realtors ($19,500, selling at $326,000)and I'd be willing to bet he's in the upper bracket for capitol gains, around 35% ($70,000, pocketing $200,000). So, that 326,000 gets cut down by quite a bit. So, if he uses all 236,000 left, that drops his "interest @ 7%" to 16,500. He'd be losing about $2k a year....and that's just dirty math..

Except paying off your house with extra cash isn't a good idea when you can invest that same cash and have it grow at a faster rate than your mortgage interest will charge you.

Dave Ramsey is sooo right! I know because I didn’t listen to him early in life when I could have. I do now, 15 years too late. His course works and works surprisingly fast! You will feel good about saving, as soon as you see a little $ accumulated and you realize you could survive losing your job, it’s all worth it!

You should hire your own construction team to build all those places back at the same time. Buy all the lumber at once from a supplier, not a box store. Then the siding could be how you make the cabin look different from the bluff buildings or main utility office building. Consider too all the buildings at the resort with metal roofs are good. I saw some pretty cool metal roof tiles that were for sale the other day.

You should look into seeing if you can make it so you can put paddles on the wheel in the el dorado for the hydraulics so you can do burn outs and lift and lower effortlessly.

I feel this, I just sold my first house so I could buy my second house. Not a whole flipping resort like you, but it's a nice house. We rented out the other house but we moved several states away and it was too hard to try and maintain that property. Looking forward to coming to see the resort once it's..... actually a resort again.
