I doubt whether people would spend 22k a year on maintenance. Older houses offer a better structural home most are in hardwood and in some cases red cedar as appose to cheap pine, unless you get a steel frame home. Interest on a higher priced property needs to be taken in account with your investment. A lot of older properties have better infrastructure, most are close to hospitals, schools, train lines and shopping centers which makes them easier to sell.

Hi Pete, the studies and evidence are clear, yes you may not need to spend 22k year in year out for 15 years, but there can be years where it will be very high and then years when it is low, having spoken with hundreds of investors and served thousands, older homes are basically renovation projects waiting to happen.

@ And yes as investor myself I see a multitude of better choices than house and land packages. I hope you disclose to all your clients exactly what your cut is with every sale. Can you also explain the source of your graph in your video? Your ‘facts’ as you put it…..

@@Scott-Kuru ok cool. You are a developer. I will never buy house and land package. Investor ALWAYS overpays…. When ever I hear ‘growth corridor’ ‘this will boom’ ‘garenteed rent’ I run a mile. I would Never buy for deprecation benefits. Terrible strategy. My portfolio has grown 250% in 3 years. All neutral geared in established suburbs over 3 different states. Good luck to your clients. I’m Glad you mentioned you fully disclose what the developer (yourself) makes. That’s important information one needs to know.
