That’s what happens when you wait for a very long time, the owner of that place waited too long to get that floor cleaned. Restaurant kitchen floors should be done once every 6 months.

@@MarkSaiger Tile and Grout is a tough job. Grout is a mixture of cement, aggregate, and other ingredients (like sand or water). Because Grout is porous even after you do a deep cleaning sometimes the grout is stained. You used great chemistry with the Tsunami which is a very high PH and specially formulated for tile and grout and Gforce Solvent Degreaser and Booster. I think the challenge is the tile and grout clearly was not cleaned for a very long time. If the tile and grout was cleaned every 6 months or once a year you would cut through it much easier. There simply was too much build up from lack of care, maintenance and neglect. Doing proper maintenance is key to keeping the tile in good condition and not damaged. It is actually cheaper to clean tile and grout regularly then trying to fix the tile and grout after 3 years of non-cleaning. I’d have hit with a Powerwasher 3,200 psi connected to. 16” surface cleaner they have drains there

Unfortunately, the grout was so bad it could barely handle the 1100 psi we applied. This floor needs replacing, then maintained. The grease has eaten the grout. It's super soft and ugly

@Lake Pressure And Soft Washing LLC I saw your comment in notifications but KZbin has it in cyberworld somewhere. To answer you questions, This grout was getting very soft, so more pressure would have probably blown it out quite a bit, and the customers would not have understood why...LOL...but more directed pressure on super bad grout can help....but we would have avoided it here because of how soft the grout was from the grease eating it up.

Hi 👋🏽, to cut the grease on the tile, would Arm and Hammer Super Wash or Borax powder soak work???

Great question. More than likely what we are using here will have more cleaning power and one part of our product can actually turn this type of animal fat grease into soap to help with cleaning. But this grout is just really in trouble. It's soft and compromised from the grease

This is a Stainless steel grout brush that Interlink has. JonDon has sometimes too. Still have to be careful as it can scratch some surfaces and it does wear down pretty fast

I really like the way you had the hoses run through the door of the van. I had been considering modifying mine with closable hose doors like a gas door on your car. I'd love to get a closer look at how you outfitted yours.

I do have some videos on the channel showing off the van a bit more. It is a Butler Truckmount which is made and installed in Ludlow, MA. I do have a video on installing the hose doors. I think with the long term grease soaking up in the grout, it’s inevitable the grout would have needed to be reinstalled or just redo the whole floor altogether as finished concrete

Hello Mark! New subscriber to your channel. Love your videos. Why would you not use Sodium Hydroxide? Does it mess up your equipment, mess us the tile etc.?

Welcome to the channel and thank you for being here! 😊 Sodium Hydroxide in pure form can be a bit more dangerous to use. But our Tsunami tile and grout cleaner does have 2 percent in it to help with cleaning such as this. It will also help to open up the grout a bit to float out the soils. But this grout was already compromised from lack of good cleaning. And the grout had become soft from the grease attacking and eating it up. It was hard to determine what was good grout, or even what was grout. The grout and grease had melted with each other in many places. I really remember this job and how bad it was. It needs to be totally regrouted.

Those stainless steel grout brushes are a life saver on commercial jobs but love to leave a silver glitter trail in residential grout. Edit for anyone who did this by accident- I got the metal shavings off with watered down rust remover. There may be better products but it's something I always have on my van.

We do sometimes. This one just had so much ground in packed grease it couldn't break through. We had to use those special stainless brushes on a stick and screwdrivers. Packed grease like this is just tough to get out. And the grease also softened and bonded with the grout, so this was about the quickest and best way we could clean it. Great question though and we do love our CRB units

I told them some of the areas the grout is so compromised and the grout and grease have melded together they might have to replace the grout. The kitchen might be due for a remodel soon

@@MarkSaiger I just came from one that looks just like it but a lot smaller. All the grout is black, I have a meeting with the owner next Tuesday to discuss what it will take to bring it back to a state of clean. Then I will get them on a cleaning program to prevent this in the future.

@@MarkSaiger Roger that already planted that seed in the manager's mind that it is going to be a tough job, but he was all for it. Honestly if the kitchen caught fire there isn't enough water trucks in the tri county to put that fire out! I think giving them some good looking and smelling floors will encourage them to do a little better in their daily cleaning.

I had a question Mr. saiger what psi do you run your devastator 1.5 inch tube 12inch head wand and what are your dry times no fans no dry passes?

We run our Wands around 500 to 600 psi. It's hard to say exactly what kind of dry times a place will get depending on soil level and how much we might have to flush out the carpet. And also weather and environment do play a key. We sometimes have more humid days, but winter dry days... And it depends on if the homeowners can vent or control the indoor air flow and evacuation of the moisture we produce. We tell clients it will be like clothes going through the spin cycle and then line drying them. If it's good weather, they dry faster

It can work sometimes. The grout and grease were actually becoming bond together and soft. We were worried we would peel it right out in some places. I'm going to be curious if the grout might harden in some areas after this cleaning. It's pretty bad shape unfortunately

Mark, Richard at M &R cleaning. We just did a kitchen floor last night. Used our crb to pre scrub with FANTASTIC results. Our pre-soak was spartan snb-130 mixed at 2 qts. to 10 gallon of water

The owner should had closed the kitchen a couple days earlier and soaking it with a concentrated Vinegar 20% for 24 hours before these guys showed up 😪

Vinegar will not loosen grease because is acid. Alkaline solution is the one that breaks down grease.
