I do agree with this. I've done this, my mom has done this and showed me how to do it and now I'm teaching my kids. We've been doing this for 3 generations. You don't need a bank. You just need your brain.

Make sure you do this with a attorney. Make the deal with the owner. And then get a attorney to draw up the land contract and research the title. DO NOT DO THIS WITHOUT A ATTORNEY. Lots of people are offering rent to own. That is a big trap. They can throw you out and keep your money.

I am impressed as well. I havebeen dealing with so many useless real estate agents.They are just a middle man without countability , most of them misrepresent land properties by hiding information, posting pictures of neboring properties. We can do without them for sure.

Most people procrastinate because they're unsure. We over analyze because we're unsure. Just do it anyway. Time costs lives, Most times it amaze me greatly the way I moved from an average lifestyle to earning over $63k per month, utter shock is the word. I have understood a lot in the past few years to doubt that opportunities are bound in the financial markets, The only thing is to know where to focus.

@Everett Moore It's 100% safe and legal , He’s an expert trader on stocks and crypto. I basically do nothing but collect profits, he was able to get me in early on most of these stocks and I exited just at the right time, his analysis was really on point.

We recently bought almost 4 acres. I understand the idea of wanting flat land, but we didn't have that option in our price range, and we bought a home on a bluff overlooking the Mississippi. However, we have been very creative and we're using the whole space, even though it's slanted in many areas. We have a sloped drain field for sewage, and we created mowed paths in it and planted wild grasses and wild flowers to attract bees, with a water feature for birds and a bench. We planted/are planting more fruit trees in another sloped area. We have some areas where the bluff was cut into, and so it's a completely vertical dirt wall; we are planting climbing hardy kiwi plants there. We planted 14 grape plants on a slope going up. We planted elderberry, blueberries, blackberries, raspberries (and bonus, lots of wild black raspberries already growing here). We planted a hedge of American hazelnuts. In the flatter areas, we have a large fenced garden, and chicken coop (although they free range). We're adding more garden space this summer up on a flatter spot halfway up the bluff, and even edging the borders of the woods with additional plants. Anyway, all that to say... Yes, flat areas are sure easier to get started on and may have more usable space, but other than the woodsy areas we have that are all trees (where we made fun hiking paths for the kids to enjoy), we're using every bit of the land for both enjoyment and food production, and in time, we'll have an abundance of edibles! ❤️ Plus it adds variety and interest to the space, and we get to enjoy a beautiful view too.

You are sooo right! I'm about to purchase land in two weeks with a "Sale by owner" no banks involved expect getting a cashier's check. And closing cost fees are below $900 with no liens and backdated taxes. BEST SMART decision I made.

My partner and I just paid $250 down and we're paying $160 a month for 3.5 acres. We have a small stream-fed pond, an area of forest, and some field. We found it in our local paper. We're super excited! 😁

Even if you had great credit the banks don't loan on raw land, even if you put down 90% cash the banks still won't make the 10% loan. The best way to find properties is by contacting land owners through the county assessors records, write them all, once you get a seller talk to them about carrying the paper (owner carry back). There are many reasons why an owner will want to carry or you can convince them that it will be great for them because of multiple factors. 1. Capital gains, if they get the full cash value they may have to pay big time to the IRS, 2. Taxes, you will now be paying the taxes 3. Maintenance, the owner is done taking care of the place that's now your problem. 4. There going to make money on the carry interest rate plus whatever you put down. 5. You can do the title work yourself by checking the county records because that's all the title company is going to do and they usually do a shitty job lol. 6. Write your own contract and terms, you'll find tons of examples in the net. 6. Don't use a realtor, NEVER! 7. GET TO KNOW THE LAND OWNER, FORM A RELATIONSHIP, THEY MAY LIKE YOU AND Want you to have the property for literally hundreds of thousands of dollars less than they could sell it for or whatever the amount involved. They may not like realtors or the property has issues they don't want to deal with and you assure them that if they sell to you you'll take care of those problems. 8. Don't listen to friends or family even your wife if they tell you it can't be done, it can. I've made millions doing the above formula, now stop screwing around and go for it. Your welcome. Oh yeah pray for guidance which is actually the most important tip I have. AMDG

@@tiki4133 This property is in my target area. NM. I live in California. My secret is I use Real Estate agents. I ask for any listing of desired acre size over 3 or 4 years old. They will happily give it to you. I make an offer at half the listing price or lower AND my preferred terms Tha agent just wants the listing off his book and the owner will listen to ANY offer. It DOES WORK. I've proved it!

@@tiki4133 Even more so. People aren't buying right now.. How much more excited an agent to get a call, a unhappy owner gets a prospect? They BOTH will kiss your ass and bend anyway you want. Important you only negotiate with listings that are YEARS old. Disgruntled owners. The work is finding the agent with such listings. How? Lots of phone calls. Once you do. And make your ridiculous low ball offer, be prepared to be accepted. It works. Once you understand the process. YOU are in control.

I bought my 10 Acres of land with (owner carry) in 2012 so I didn't have to qualify. I was a single mother with no extra money to put down and not good enough credit. Only thing I had was a decent job. The property has a private well and a manufactured house on it. The land is flat so is all usable. Paid off the property in 2016 so now I don't have a house payment.

Having a job to pay for incremental purchases of supplies and tools, a dependable vehicle to get you back and forth to work is a must for anyone attempting to homestead. A lot of challenges will lie ahead. Luxuries will be far in the future. Lucky woman, but the hard work paid off, my respect.

Good morning Becky. My story is, about 7 years ago, I was just driving around and I saw a beautiful piece of land in NW Arkansas. When I contracted the realtor about it, I was told that the previous owner of the land has passed and none of his children had ever lived in the state. My realtor told me they just wanted it sold ASAP. I made a low ball offer for cash and it was accepted. It was listed at 7.2 acres, I had it surveyed and it turned out to be 8.5. There's a seasonal creek that runs along the back.

We did this last January.. We found 2 Acres that had a mobile home on it...So there is a well and septic here.. We used our income tax as the down payment... Over the last year we have fixed up the mobile. We are very very happy with this purchase.. We will own it out right in 4 more years :)

"Owner carry" is a dangerous way to purchase property. You don't hold the deed, so if the owner decides to take it back at any time, they can. You have no recourse. Also, if the owner loses the property through bankruptcy......again, you have no recourse. It's not your property unless you hold the deed.

There are free volunteering opportunities where you join communities families or just people who need help and give you shelter, food for it while you are working 3 to 5 hours per day learning some skills. Workaway is one such site.

I recently heard of another 'cheap' way to buy land from a neighbor: Go to your county's tax collector to see if they will have auctions on land where (most often absent-) owners have not paid their taxes and the county claims their land, then sells it at auction. Apparently some have sold for as little as a few hundred bucks.

Property taxes fund many of our essential services. Tax lien deals pay this so that the county gets the money it needs. Most of the time the buyer gets it together to finally pay off the lien, but you will get some nice interest. And Robin DeGrace - you can do this all across the country.

better yet check out the lands owners and go to them to see if they are living any living or died some people might passed away without any living relatives follow that through to see if there any living descendant the land could go to and if they aren't going to want to keep it ask them if they allow you to by it since it is in their family then there isn't no sin with the owners and your able to obtain the land with there agreement , it getting the government to see they shouldn't be charging a tux on people property, were all born into this life not to be servants over the other person, as their slavery doing service unto them or that take our land as their possession and make us evicted lessors to them as owners thereof for the taxes they access against our things our land house , if we dont pay their access property taxes they levy against out land, tax! supposedly agasint the law well that's how they want it to be understood and interpreted by mean-men, the son abideth forever dont be leasers holy bible said ! or take it from them makes us all leasers when they're in control over your property if you dont pay them a tax! If I was 30-years younger and knew about this when I was in my early 20's, I definitely would have gone this route instead of the standard/typical lifestyle (further your education after high school like a college or trade school, buy a house in the suburbs, have a family, keeping up with the neighbors next door, and working a job you don't like to pay for it all so you can retire in 30-40 years. Sounds very possible and positive feedbacks I'm reading from people who have done this (and the positive opinion from a real estate agents comment). The only thing she REALLY need to address is you have to do A LOT OF HARD PHYSICAL WORK to make a farm work and be profitable to make your payments.

Yes!! This is what we are doing. We found 2.5 acres of land owner financed. 3k down and 300 a month, no bank, no qualifying. The owner is working with us and waiting for tax time.

THANK YOU!!! I’m a mother/wife/grandmother and I’m disabled with my 7 yr autistic son living on social security. Years ago I was in nursing until I broke my neck n back. First GOD got me out of bed then out of the house moving and enjoying life again. ThenGOD put this video in from of me to see as we were living in Detroit renting and a cost of living so high we weren’t making it. You gave me the courage and resources to start looking for another place/way to live. 2 years later we have a homestead in the Ozarks of Arkansas and my son is being raised in the woods learning how to provide for himself. I cant/don’t want to imagine what our life would be now during this pandemic!!! Becky keep on with the videos many of us watch learn and are surviving even if you don’t hear all the good!

I know it was vaccines!! All 3 of my daughters received vaccines after the 1986 order that vaccine companies could not be sued for vaccine induced injuries. 1 daughter was deemed disabled by social security before age 3. All 5 of my grandsons are speech impaired, autistic, and other psychological issues. All 5 has either done a different vaccine schedule or non vaccinated, in the end they are all affected. My past family medical history or my spouse has any psychological or neurological conditions or even concerns. I’m very active in vaccine injury awareness, thank you for doing the same.

I did something similar but with a house. I took advantage of the market crash and bought in 2012. Paid 10k for a livable house in a nice neighborhood close to everything. Today's it's worth 150k but I been buying and selling ever since and my current home is worth nearly a half a million. Best thing I ever did. I used to struggle with rent and had 2 full time jobs now I enjoy my freedom and have no rent or mortgage my home is paid off. I planned it out myself saved 10k took me a year of working hard walking to work and not spending money even on food. Now all I pay is property tax and utilities planing on getting solar panels now. If I need extra money I just rent out a room or driveway. People all around me tried to talk me out of it and called me crazy even my own family. Thank God I did my own thing and trusted myself. Today everyone's asking me how I went from being a dish washer to owning a paid off mansion and living like I'm retired at under 40 so fast. Listen to this woman she's got the right idea. Don't fall into the corporate paycheck to paycheck hell trap that a large majority of Americans are stuck in. You can find cheap houses too in the city and suburbs. The country life is just not for me lmao this works for people who know how to think outside of the sheep heard.

One thing you might want to tell people (especially if it is existing unimproved land)is look for a sycamore and/or a maple tree. They drink about 400 gal. Of water a day each. There's water. A well might have to be drilled, but it's there.

Omg I had to come back to this video. Thank God that I came across it, because I was able to purchase land without a mortgage, and with bad credit. I had less than $2000 and I found my listing online, then negotiated my terms. But anyways...your video prepared my mind and helped me think outside of the box. I purchased a few acres and the price is less than a brand new car with very low monthly payments. Your advice is golden lady! Keep it up. & God bless.

It isn't that hard to read between the lines of the videos title. Did any of you come here seriously thinking you were going to BUY something with no money? You don't need to be a linguistics expert to understand that. The problem is that our society encourages people to speak with extreme generalization. Becky, I have bought vacant land twice. Both times were financial gold in results. My last purchase I did on 12 acres and negotiated a 10 year 3% loan owner carry. Came with good well and good concrete septic (house burned down)... everything you said is true, I would add a few more things. There is a list of things people need to research before buying vacant land, like>> easements, mineral rights, water rights, building restrictions, property tax rate, agriculture status, drilling well depth/availability to water, I would also recommend visiting the county/city zoning and planning department to learn all about the property before buying. PS I have 77 chickens and love your videos!

@@KrystalNCMA Depends on where you live- my parents bought great land when we moved to this province, and they dug three wells, none had or held water. The water table was way further down. They had to drill 187 feet down, which was and still is incredibly expensive to do, thousands and thousands of dollars to drill, and the water was not good, full of calcium, really hard lime, needed a waterer softener, etc. My property looks boring with a little trailer and barns, but I have a 100 foot drilled well that has never gone dry, a good septic, fruit trees, mushrooms, greenhouse, and lots of chickens. For that, for the safety of having good water, you could not separate us from our land, not ever. I've filled the pond with a hose and never had that little 2 inch well bore go dry, even for a moment in drought. Priceless. Might be the nicest place in the world, but if you have no water, you have nothing.

@@KrystalNCMA Well drilling and type very depending on the location. I would pay the money for a good local experienced well driller (worth the money). Expanding on the restrictions you may come across easements that will allow utility companies of neighbors to build road on your land or can use your road, 2 building and code laws (some land is unbuildable), 3. Rights Mineral and water rights (ex. you don't want a company drilling for oil on your land and you can do nothing to stop them. the key is having NO SURPRISES after you buy the land. You want to know all problems you can incur. It is likely most land will not have problems, but if you don't know the problems ahead of time, you might have a complete mess to deal with and can result in a financial loss.

We just found a nice house in town that we moved into a year ago. Honestly the nicest, least trashy home weve both ever lived in and we were so proud. No debt other than the mortgage. But in the past few months weve come to realize why weve been so down in the dumps. We need fresh air, nature, and to just live simply. Ive been a stay at home mom for five years with no means for transportation and i want nothing more than to stay at home in a natural environment and not ten feet from my neighbors when i step out for air

My brother and sister-in-law just bought a brand new, absolutely beautiful house and are raising their 18-month-old daughter... but as much as we love and admire their gorgeous home, we also drive away from it thankful for our patch of land and garden. They have such small yards and are shoved cheek-to-cheek into an area with a bunch of other people. Anything they do or say in their backyard OR front yard can be heard by their neighbors. The development has some communal living assets like a basketball court and and a pool and a picnic pavilion... but I personally can't imagine being locked into the same house on a hill in the same neighborhood for 30 years without room to plant a tree in my front yard, or the privacy to do what I like in my backyard.

+RanJo Believer I grew up in the Ozarks. You're right about flat land there. But the Ozarks are flat, compared with the Pacific Northwest, where I now live. The nearest big mountain to my home in Bellingham, Washington is Mount Baker: Elevation of that mountain is 10,781 feet. You won't find anything that tall in the Ozarks --- much less a mountain that's as tall as Mount Ranier, which is taller than Mount Baker, and which is farther away.

+Farmer Nate You are correct! Wetlands are nothing more than mosquito farms you're stuck paying taxes on. It's not too bad to have a little wetland on a property, but buying a property that is mostly wetlands is a mistake on many levels. Stay away from them.

I named it Brambleberry Creek. We are moving there in a few months to start our future! God bless you and keep you happy for a long, long time! Not only did we get 18 acres in the Ozarks, but we got a creek and spring. It's stunning and no building codes since we bought in a township. After a deposit of $2000 with a 10 year Lease to Own Contract it's only $350 a month. But you should know there were much cheaper down payments like $500. Thanks again. You rock!

You may want to watch Traditional Homesteading they use ground covering to grow food because weeds are so bad. But they have become successful and self sufficient with a lot of hard work.

I live in the Missouri Ozarks. My property has very hilly to moderately level land. I have to say that hills can be a godsend as gravity is your friend. Not having enough money to drill a well and given that every state around Missouri allows fracking, I was concerned about the contamination of the Midwest aquifer. Eventually, that water would be unfit to use for animals, people, or plants. I opted to catch the rain for my water supply. I catch water on the hill above my cabin which collects into a 2500 gallon cistern. The water gravity feeds down to where I need it without electricity, pumps, or moving parts of any kind. Without my hill and in the event of losing power which we often do (we once lost power due to a storm for 4 days), I would have NO water. My simple system cost about 1/4 of a well, is better water, and no matter what happens I have had it when others did not. So when Becky says buy level land, I would disagree. Hilly land is usually cheaper, makes for better views, and usually comes with a forest. I heat with wood so my water and heating bills are zero. Jes' sayin'. Each situation is different and good luck to everyone in your land search.

Ken Boschert sounds like you got peace & quiet where you are but I'd never know how to work on the car if it broke down ( I could get a pushbike lol)~ It's so bad the Govt.have allowed Fracking all over that wild old country near where you live ~ the government are idiots~ all the native animals will eventually die. did you put a roof up on a shed to catch the rain up on.the hill & run into a gutter? Scott Sullivan Sounds like governments and big businesses are going stark raving rabid mad! That is sacrilege if they can BAN a man from collecting water any way he can It's getting so bad with water pollution now, no idea where this madness is going to end? Will it ever go back to clean water & clean air? I doubt that big business will allow that. I live out in the country but that doesn't stop them polluting the air, polluting the rivers & polluting people's brains so they all think Fracking is no big deal. In Australia the Government sells water & power to other states & Asia cheaper than they charge their own people.

I took your advice on finding 'cheaper' land just out-side our county lines; First, I started driving in 20 mile 'grids' each week (joy rides) taking notes on land prices in that area-- and noting how close main roads were to the area, and, I took photos and started making calls on properties we had on the list. Got a feel for what the owners were really wanting and why it was selling. 2. I looked for land from 2-5 acres. I Google searched and made my list from 'land and farm' sites. I stopped and knocked on farmer's doors and talked to them in fields. You'd be surprised at how much of other ppl business they do know. If farmer John knows Farmer Ken might sell his family old barn land off...he may just advise you call farmer Ken to see if the rumor stands as true! This is how we found out a farmer died, his wife, remarrying, and arguing with an ex-inlaw, over the inherited rights to the land, wanted to sell her part of the inheritance so the arguing would stop. She wasn't farming anymore and just wanted to cash out and run. I don't blame her, but it gave me a good deal! Before her family member could give an offer, I got the info and raced to view the land, I found out from the sign in the yard that she had just put it on the market through a farm management company. Only on the market 3 days. I called her realtor and met his son out at the property. He acted like he didn't really have the time of day for us. Not sure why?? But, the next morning, after quickly calling in an inspector to meet us there, we took 3 hours to view the land and discuss our needs and it met all 22 criteria!! We had a go for the land. Location was even 12 minutes closer to our daughter by gaining access to a nearby main roadway! I called back her realtor and gave him a full price, cash offer on the 5 acres only and she agreed and signed that night. We had land surveyed for closing a few months later when crops were out of the field (can't survey in a tall corn field). *He was happy to tell his buyer he'd just wrote up the offer and sold the land in under 3 days, and, I was happy because this land was 1/2 or 1/3 price of the land prices in our area

Ahhhh thank you!!! I’ve always wanted to do this but I’ve never bought property before and all the points you raised were things I never even considered!!! I lost my job a few months ago because of Covid and decided I’m done being a slave to the system and homesteading seems like the way back to sanity. At the beginning of this month I packed up all my stuff, left Phoenix, and now I’m in IL trying to start my dream.

Oh my gosh!!!! Thank you sooooo much!!!!! My mom, my sister, and I have been wanting to live in the country for years but could never afford it. We want a farm so bad that we literally have chickens in our teeny backyard and we live in a duplex 🤣 And what’s funny is our landlord has no idea🤦‍♀️ I just wanted to thank you so much for creating this. Thank you Becky. Right now we own just about an acre. Which is fine because with Gods help we will have it payed off in 5 years. We also had our daughter name put on it, both her dad and I have health problems. Hubby is a liver and kidney transplant patient and I have stage 4 cancer. But this should help our daughter to be able to get a bigger piece of land. An all the tips you have give through out you videos . I'm going to try and get your book for her birthday. Because you make everything nice and simple, that if we're not here she'll have that. P.S. This may sound silly but back in September when we found out that I had stage 4 ,I had to stay in the hospital for a little over a month. I found your videos and they would halp to make me calm. So an extra thank you.

+T RopE (trope34) Over 100 people that lived to be over 100 were interviewed. The ONE thing they all had in common, they weren't vegetarians. I don't consider raising your own animals as unethical. You know what they have eaten, you know they aren't hormone injected, you KNOW the animal. If we weren't meant to eat a little meat from time to time, God wouldn't have put all the animals here. Considering our teeth have booth cutting teeth and crushing teeth, we were meant to eat meat. What is unethical is the way they keep animals meant for mass production.

I don't want to argue either. Everybody should live in the way that is conducive with their beliefs and of course good moral values. I didn't say eat a lot. American's eat far too much meat. 6 ounces daily should be max. The vast majority of your diet should be fruits and vegetables. That's common knowledge. As for looking an animal in the eye before killing them, nobody does that. If you can and you feel good about it, you have more problems than the choice of eating meat or not eating meat. Peace.

This video should be called how to get land "without a credit check"? Also, Never never never buy land without getting a perc test first. A lot of sellers/agents will try to do everything they can NOT to have it done and squirrel their way out of getting a septic perc test.

Thanks for the great advice! I looked about 40 mikes away from where I live and was able to find a piece of raw land with water share. He is Financing it for me with a very small down under 3k. I would never have thought to do this but here I am, just divorced and single mom and property owner! Putting a used mobile home on it in a few month. May not be much but it's mine.

As a 'divorced' mom of two whose dad didn't think he had to pay child support -- and knew that their mother didn't need him -- I did pretty much what Becky suggested. But I did it more than thirty years ago. So, not all women are gold diggers or leeches. Just as all men are not wankers, losers, users, or sad dads. And 'sometimes' a single mom might just be a widow. smh

+Kristy Moore Seriously Kristy? Everybody I know files a tax RETURN to get back money they overpaid on their taxes. Some even get money they didn't overpay in the form of the "Earned Income tax Credit" and end up with a couple of thousand dollars in their pocket to "spend" anyway they want. Obviously you have just enough taxes taken out of your income that you neither have to pay in or get back money. Good for you! If you're just being technical and don't understand what she means, then that's your problem to deal with.

+DirtyHarry G Dude, no everyone does not get money back. I prepare tax returns for lots of people, and there are many poor and broke people that owe additional tax upon filing their returns. Return is the paperwork you file with the IRS. Refund is an overpayment of tax, either because of excessive withholding or refundable credits. EIC is not a guarantee of a refund. I have personally completed returns for individuals who qualified for EIC but did not receive refunds due to SET. In addition, this woman keeps saying "no money". Last time I checked, IRS refunds were issued in American dollars, not moldy bananas.

I moved away from there 7 yrs ago. it was always expensive, but to the point to ridiculous now. I've lived all over the country. Back east, in the south, and in the west. The west is by far my favorite and I've lived in California, Utah, AZ, and Colorado. I lived in SE Denver. Colorado is okay, but it's not all that and a bag of chips like many of the people in the state act like it is. It has some nice areas and some really run down areas just like everywhere else I've lived. I'm more a water sports person and I've been to all the surrounding reservoirs and I wasn't that impressed compared to living in CA and AZ. definitely isn't worth what they are asking for housing.

Has anyone heard about Billy land deals, you can get some really low priced land with low monthly payments on that site , California Oregon , Texas , they offer some great deals , I want to make the step in that direction , buying an acre and putting something on it would be so rewarding , even living in an RV on your own piece of land and putting up a place later , is better than throwing your money away renting or a high 30 year mortgage, my God, you just need to love the outdoors and be willing to do some hard work , being able to build something yourself is really rewarding, you could put up a barn home or pole shed if you wanted to , it wouldn't take much Some chickens and rabbits and a big vegetable garden , solar and a well is all I would need You could live comfortable and mortgage free , I'm going to see if I can find something good up in Oregon
