I love that you ask the locals, avoid online forums becuase people are 99% going to bend the truth something shocking, but I find some locals can harbour outdated views on their own area, I've lived in an area that cleaned up but its still good to ask lots of people, your videos are great BTW!

Banging video lads helped me a lot! one question I got about brrr is once you pull all your money back out through a refinance does it not eat into a lot of your monthly cash flow profit? As an estate agent, I see right through this shit. Do your research in silence and don't tell agents you're looking to buy things you want to add value to. As agents our job is to get the best price for the vendor not to find bargains for you. As an investor, when you're booking viewings with the agent, say less and only tell them you're a cash buyer if they ask
