My 2 cents worth.. I am in real business back in the Phils, before migrating to North America...Although I am not familiar on where you live, you have to consider the following:: No. 1 your safety (wild animals, bad people, erosions, (some part of where you are have loose soils) typoons etc. No. 2. Although the land in remote places cheaper, you have to consider, close to highways, Barangay, police, hospitals, market and Schools, No. 3.... if possible the lot has building even not finished or almost torn down, at least you have ideas to where you have to start.. (Boris is very handy, no problem about that). No. 4.. Make sure clean title (verify to the Register of Deed) don't just look at the TCT, research more.. Views of the property sometime it is more money, which is a good investment, but like I mentioned, research and ask from the municipal offices.

They're not legit realtors. We call them commissioners. Better to deal directly with the owner if not the administrator with SPA. Ask for copy of sketch plan and photosof land title all pages. You can also consult the land registry to verify the existence of property and the assessor's office if they owe taxes.

Darlene & Boris this is an adventure u never going to forget & lesson learned. From the time I watched u guys without meeting u in person. U are the couple that anyone could truly trust. Their is something fishy about this whole thing when a realtor was selected with the truth. U were lead to believe that she was gonna show u a few more lots & boy u need a cable car to get there. Usually realtors have their own transportation. Asking for money was another red flag. Take ur time & u will find something that’s tick all the boxes of ur requirements. Realtors usually hold a license. Have a look at Bukidnon ,Kapatagan, Malagos, as it’s cooler & great for gardening. Plus u get a breathtaking vista of Davao region. In looking for land, you must consider first the accessibility of the area, it should be near to everyyhing like market, malls hos pital,school etc. w/ water & electric facilility and of course accessible transportation. Try Dumaguete, Bohol, Siquijor or Iloilo, these places are so far so good, there are plenty of foreigners living there and they said they are contented. Aside from these places there are many places in Cebu to choose from. In Moalboal the land there is cheap and it is tourist spot also Camotes Island, Bantayan Island is a good place to settle down.

Foreigners and Filipinos are much more accustomed to each other there, the locals know what the foreigners will accept and what not, less funny business. Bantayan and Daanbatayan will be a place that Boris and Darlene would like, I agree. Also Siquijor, there are some nice place including a Babuschka (the lovely Krystyna) who cooks Pierogi and other stuff there in her restaurant, if Boris should get homesick sometimes :) I dont know how expensive the prices are there, but in the interior of the island should be some places because the tourists are on the beach most of the time. Iloilo is too expensive. Bohol there are some areas in the north that are not touristic but still reachable quite well with the Ceres bus.

Bukidnon is a very interesting place. Love the weather which will definitely save on electricity cost. And land price are still mostly affordable. I really do not trust Realtors as most are not actually registered Realtors, they are just attempting to get a commission. Don't trust easily. And get an attorney.

Boris & Darlene, you may remember I almost bought 2 beach front lots on Samal Island until I discovered the rules wouldn't allow it. During that property search I also was fed 'creative stories" by finders & guides willing to transport me, give me advice & information etc. I was fortunate that the actual Realtor & person responsible for showing & selling the property gave me good advice so I am going to pass it along to you - First you need a place to live. Once you have a place to live you can consider investing in property that is in far off locations without services or help or even neighbours. Look for a small home in a barangay that you can buy or fix up for you & children in the future. You will have far less headaches & people you have to buy off than trying to build in a remote location. One last piece of advice - Do you know how to make a small fortune in The Philippines? You start with a big fortune.

If you're looking for a land where you can do farming, try to find in Central Luzon like Bungabon, Sto Domingo, Muñoz, and other towns of Nueva Ecija. Your husband is good in wood crafts, he can also start a furniture business.

Well, it’s just the beginning of your search so don’t let this one discourage you. It seems like there are other options to explore from a few subscribers. There are many good people in Philippines, but sometimes there are ones who are not upfront and try to take advantage when they see a foreigner with you. Take your time and compare places that will suit your needs best. If I have to climb the side of the mountain like a goat 🐐 and hike an hour in the jungle, I may never visit to meet you guys! Lol! that is a very remote place, i suggest you look for a place not so far from the city so you won't have a hard time buying things you will be needing eg. food, groceries... how about you ask your friends nayvi and dimitri to help you in looking for one

It's nice to buy land in western Mindanao because that area is not hit by strong typhoons . Example is Zamboanga del Norte. I know of a lot for sale but it is a commercial lot. It is situated in Dipolog city in the province of Zamboanga del Norte. Good luck guys.

Please check first with the barangay of the place you are considering to move to, as to a trustworthy realtor who could show you around. It's also a good idea to connect with a local lawyer involved in real estate for suggestions or recommendations on who to contact about real estate for sale in the area.

I don't think you have to pay more, actually you don't have to pay for anything to see a property for sale. Choose the right and legit broker to show you different options without any costs. That's what they do, show you different properties until you find the right one for you and Boris. Also consider the location, it should have water and electricity supply plus it should also be accessible to market, church, etc . Just my 2 cents. We bought land in Mindanao as well. Also through a realtor agent. She turned out to be a scammer. Luckily we found the real seller and we were able to arrange everything with her. Although Philippine people are kind and friendly, there are still some with bad intentions, especially when it comes to buying land. Just be careful guys. Buti na lang walang nangyari sainyo doon. Before buying a property, always ask for the land title and the vicinity map. Then check with the register of deeds or land registration authority if the title is clean, also request for the drpv from the assessor's office muna. Also, it is safer to meet the brgy captain first lalo na remote and mountainous area na, makikita naman sa vicinity map kung nasaan. Check kung safe ang area. Wag magmadali kung di kabisado ang lugar.

Grabe ang bagyo dyan. Naging No Man's land nga yan nang tamaan ng bagyo, eh. Saka masyadong malayo na yan sa Davao. Kung papuntang North ka bago ka makarating ng Davao, Sta.Cruz, Digos, Calinan, Bansalan, Makilala, Kidapawan are the good places to live if you want a more peaceful living. Midsayap is also good but already far in the midst of Moslem Community. Not good. Pero kung papuntang South ka, Tagum, Gensan, Marbel are the best. These are Economically progressive cities. But the nearest to Davao is the best if you can find one. Just keep on looking. Deco Housing and Unoccupied Housing in the Pag-ibig is also good where you can pay house in an installment basis.

This is a sad experience for both of you. There are really opportunistic people everywhere, but more so and unfortunately, when there is a foreigner involved cuz in their minds, it spells big bucks and lots of dollars. Please be very careful and solicit help from people you know who have experience as well and ask for proofs when dealing with realtors. I'm a realtor here in the US and buyers here normally deal with real estate companies and legit realtors from those companies and/or the owners directly. You don't have to pay realtors to show you around! I'm not sure how it is there in Mindanao. My suggestion to you is to get the address of the properties first before viewing them and do the research with the municipalities for the property records and Google Earth to see the topography, if available. If possible, contact the owners. Please be careful. There are a lot of scammers around. Asking for money is always a red flag. Again, please be careful and heed the advice of your followers. It's also good to look for properties closer to your family or people you know for support.

You have to deal with subdivision company. I think area is with roads, electric, water supply and safe. I’m sure you are buying property for future residence not for business 20-30 years from now.. You have to consult with your friends with properties already.

Mati is the most progressive one compared with the other provinces. I know because I transport goods there. There are Beach resorts, mini-Malls, Gasoline stations, Apartments, and Hostels or Inns there. But Toril, Tagum and Gensan are the biggest and the busiest Cities in the south of Davao, Mindanao area. Marbel is also a big province that is gradually progressing in the making.

Bago kayo mag-suggest mga tao, consider first the Need of the Couple. Gusto nila malapit lang sa Davao or a kilometers away kung pupwede. Hindi yung sasakay ka pa ng eroplano or travel by ship or by bus ng ilang oras para lang makarating ng Davao. Ang "Immigration Office" nga ang target nila para hindi sila magastusan ng malaki. Gets nyo? Isa pa, tahimik at progresibo ang Davao kahit minsan may lindol o baha. Saka mura lang kuryente at tubig sa Davao. Mababa pa sa 100 pesos kahit ilang galon pa iligo mo. Mura pati kuryente.

You don't want to live there far away from the road. That place is on the hill it will be hard for you to walk back and forth, and the car won't be able to go up there. There's no constructed road going to the hill. There's no neighborhood up the hill it would be scary to live alone there ❤

You were scammed! It seems that all the comments offer these important and valid advices - watch out for scammers and don’t make hasty decisions. I totally agree. Legitimate realtors will shoulder the expense when showing properties to prospective buyers. You don’t pay them. They get their payment from the commission they get from the seller. Next time look for a realtor who will pick you up in their vehicle from your house and pay for your meals while inspecting properties.

Maybe buy a second hand trycicle ( tuktuk) then if you have earning but second car so you can travel ..then if you have earnings sell the second hand car and get a new car for installment
