Really nice! The biggest issue with a tiny home is storage so, I’d lose the bunks and make a long closet with barn doors covering the washer/ dryer as well.

I love the central staircase! I would screen in the front porch/kitchen area and inside I would flip the kitchen area with the living room, and add an electric fireplace. I would not want the bunk beds and would create more storage space with a desk area. I love the bathroom and the placement of it. In the bedroom, I would raise the ceiling, eliminate the large windows as they take up too much wall space, and put in clerestory windows if desired, I could use one-half of the loft space and again raise the ceiling in the bedroom.

Yeah I would screen in the front porch. I like that flipping the kitchen-living room area ideal, makes sense. But some people don't like entering into their kitchen, so that's probably why they presented it like this. But in this case, I would not mind entering into my kitchen. I to would get rid of the bunk beds, and add storage and a desk. You had some good ideals.

Yes, great ideas on the changes. The closet in the bedroom is very small. I would like a in-swing front door. As far as safety, I would not want to have to open my door toward the person on the otherside.

I would rather have a closet than the bunk beds, and have a screened in porch. I'd take half the loft and use the extra square footage to raise the ceiling so I would be able to stand up.

Personal choice: instead of the big outdoor area, i would use half of it for inside and make my living room that much bigger, instead of bunkbeds, I would use that for a desk to have my computer. I would also go without the loft cause my legs are broken and can't use it LOL Maybe an idea for someone else living alone as me or if you a couple ;) Amazing tiny house :D I love watching these videos of tiny homes

Outdoor perfect for outdoor grilling also like many said I’d screen it in ! LOVE not as many windows to loose heat in winter and heat in summer bunk bed area I’d make a nice large closet ! Or storage part as a nice pantry like the fridge and stove not next to each other. Nice deep drawers in kitchen for storage, pots and pans. Nice bathroom and a light in the shower, nice. Like the central stairs. Just a great home with a few personal tweets. ❤️

Love the color of the walls, instead of just white. The muted backsplash color and solid color counter top gives it more of a high end look. Like the outside color too with the cream. This floor plan has many little ways to change it up so everyone could be happy. This one is great if you have kids. For retirees, I could see a pantry next to the kitchen and replace the bunk beds with a side x side w/d, or a desk. If someone didn't want the loft, make the bathroom bigger because you wouldn't have the steps. The kitchen looks nice in this layout, much better than down one side.

This is very impressive!! Probably the best layout I've seen! I'd remove the bunks for an office space. I'd also be ok of the loft went over the bedroom because I'm short. If it's short in the hallway and bathroom it can be short in the bedroom. Love the outdoor space!!

Great floorpan! Excellent bunk bed area! Split loft is great for storage and extra sleeping if needed. Living room is a bit small, but still good, and Kitchen is fabulous and complete - really great kitchen area. I personally would ditch the outdoor kitchen and would put a fireplace instead, but I am sure others will love the outdoor kitchen. Love your designs! Your team is the leader in tiny homes in the USA!

Loved the bunk beds. I have a disabled daughter who needs a bed downstairs by the bathroom. This is great. I hope the mattress would be perfect for her. I would use the top bunk for storage for her puzzles & art supplies. I could do without that outside kitchen. Enclosed that porch and you have much needed extended living room space. Fireplace out on the porch. Perhaps put in a folding slider so it opens up that room completely.

This is definitely unique. So much put into this one and it still seems spacious. Where I live the outdoor plumbing might freeze in part of the winter but the rest of the time it would be great. Kids would love those bunk beds. The closet is a little small, but hey, you can keep your clothes in the loft! I like it.

I wouldn't call that an outdoor kitchen since there's no cooking appliance. It looks more like an outdoor wet bar to me. Still cool, though. I really like the bright and clean look of the interior. And the matching blue on the fridge and oven really pops. Something about this home that I don't normally see in tiny homes is the abundance of walking space. It has a really open feel to it. Something had to be sacrificed in this floorplan, and it looks like it was the entertainment center space that got heavily trimmed. Still looks like it might be able to accommodate a 50" TV, though, and I think it's definitely a good choice if you're going to cut something back. I love the bunk beds in the center of the home, but I assume that they're probably regular twin beds. I think I would want to get rid of the little hutch area next to the washer/dryer space and extend that length to accommodate twin XL beds (for taller guests). The built-in dresser across from the bunk beds is a really nice touch, as is the designated space for mounting a TV. That's a beautiful tile shower, and the sliding glass door is a great choice. I like the soap dish placement too. The closet is a little on the small side, but I do like that it features double rods. All in all, this home has one of the best allocations of space that I've seen in a tiny home. Really well done.

I had the same idea… I have a beautiful tile movable grill with a burner, area for a fridge, an umbrella, a faucet, and seating for 6. It is very large and looks built in. Combine that with those nice outdoor fireplaces RRC has, the TV area, ceiling fan, and the bar area! Wow, party at my house! Who said Taco Tuesday?

This would be great for tailgating, a beach party, or fishing trip for the family! It wouldn't work for my family, but I could see it sitting by the water (a river, pond, or lake, maybe). I'd put in a Hibachi-style grill and set the "kitchenette" on the front with a raised back to hide it from outside, but leave the top open so the cook could look out at the view. Then you could have a table or loungers in the main space of the porch, really making it a great outdoor kitchen/entertaining space. I've got my eye on a Meadowview, but I love how creative you're getting with the layouts Mr. Tiny! 😃

This would be great to have as a weekend getaway! The outside sink would work very well to wash/prepare fresh caught fish. I didn't see washer/dryer so I couldn't really consider for a full time home. EDIT: thanks Patricia Hillman. I watched again & there is a stackable washer & dryer.

I love this one as well! OMG! So many choices! I'd like to know if these are customizable (i.e. no sink on the porch - would prefer a fireplace, no bunkbed space - change out those windows to a single larger window for a breakfast nook area perhaps, Love the central stairway to the loft, would also love a smaller loft or no loft in order to elevate the ceiling of the bedroom, the smaller kitchen is perfect for me). I love the central staircase but would install drawers on each side up to the wall for addional storage where it's open. I would screen in the front porch, install a fireplace, ceiling fan, add TV, and put a sectional to make it an outside living room. For the main entrance, I would put french doors with built in blinds no front window. Remove the bunk beds and make that into a home office space. The kitchen is perfect, remove island and instead of the sectional put a table with chairs with a beautiful hanging light fixture. Bathroom is great but I prefer pocket doors. I would remove the two windows in the main bedroom..love the transome window. It really looks spacious!

Nice design. The only thing I would change would be to add a door (instead of the two windows) and the bedroom. This way, if you have pets, you can let them out on the side and back area of the tiny home, so they can go right into a portable dog fence area, without having to go out the front door and putting them on a leash (especially at midnight when they decide they want to go out to play). 🙂

This is a beautiful home and I like the gray as opposed to strictly white walls. I like the decor leaning toward modern farmhouse. I didn't quite understand whether the closet door could have been wider, it's hard to see your clothes all the way on the end when the door is that small. My other question and maybe I'm not seeing the layout right in my head, but I'd prefer some additional railing at the edges of that loft space, unless maybe that's where the staircase comes up and that's why they can't. Just looks like a kid could fall down the staircase there. Maybe a gate of some kind? Otherwise like this home a lot and agreed with the others who said a screened in porch would be a great option.

Preference list: 1. No bunk beds, put side by side washer/dryer there with tall cabinets & hang rod above. 2. Shift the whole kitchen sink side setup into the space opened up from moving the washer/dryer. This will make living room larger. 3. Move microwave over to coffee bar next to fridge, maybe as a built in above those 3 convenient large drawers. 4. Eliminate 2 transom windows to install kitchen cabinets to the ceiling. 5. Install hinged lift treads storage inside those first few steps. 6. NO carpet! Install a built-in hinged bookshelf to the ceiling at one of loft openings at the top of the stairs. It can swing open like a door. 7. Move the bedroom mini-split to the opposite wall. Looks odd off center, and I wouldn't have one right above the headboard. Well, guess that makes SEVEN remodel project if I had to.😊

I would be tempted to make the front porch into a 3 season living room instead of second kitchen. Instead of bunks I would do additional closet/ storage space and the door to the closet in the bedroom needs to be bigger. When you have clothes in it you would only be able to access 18-20 inches worth of hanging space.

Mr Tiny, I love many things about this one, BUT there are some things I would like to omit or change. Also I understand you say that you cannot raise the roof up stairs because of the SF. Is it because it is considered a "tiny home" and cannot go over the 399 sf for tax purposes? Or is this a travel thing? Because(I'm sure you get this a lot) if it's a "tiny home" SF issue I would rather have a slightly raised roof in the loft and go over just a bit into the single section, kinda in between, and cut the majority of that porch off. Like maybe 5 or even 600 SF If I had to. This layout is great except the closet in Master and I don't need that kitchen on the porch. I would like a little higher roofline upstairs though for a tradeoff 😂😂.. yeah?? 😂😂😂😂😂😂😂😂

I wouldn't need the bunks. The lofts should have the rails go to the walls. If you have kids up there, they could fall off. Small area downstairs- no place for a small dining room table. Love the outdoor kitchen, but would be tight to put much furniture out there.

So if there's two parents in the household two children to take the bunk beds downstairs another two or three children to live in the loft where they all going to sit downstairs when they eat or for family time because the sofa area is only big enough for two or three!?That bathroom is not handicapped accessible-it's too narrow Like most of the parts of the building
