Ravi you keep saying things like don't buy: 1) House land packages 2) Off the plans 3) Oversupplied suburbs 4) Units and apartments The average house in high demand areas is way too high for anyone living off the minimum wage. And regional areas are approaching their limiting price points and these areas are also seeing reduced demand as people are forced to go back to the office. Australians have no choice but to BUY into these saturated suburbs/house land packages/off the plans/units etc. They first need to put a roof over their heads and build equity now. It may take 5-10 years before they can cash out refinance and buy a 2nd and 3rd investment property. Or maybe none at all if they have units in saturated markets. Then their only next best option is to positively gear their 1st investment properties in these saturated markets provided they are close to shops and public transportation/jobs. By that timeframe, better to buy ETFs and debt recycle your PPR and earn airline points in the process.

The big problem is it is harder than ever before to buy property, everything has gone up at once , from groceries, petrol, gas, water, electricity, insurance, , outings, and attachments to housing, and rising homes, and now you need 3 investments not 2 to get ahead.

Ravi you or someone or a group of you money-wealth savvy people NEED build a course / something-similar or write a book about how from age 15 to age 39 people need to become laser-focused without getting anxious/stressed & build up ones net-worth/stockportfoilo/real-estate/entrepreneurship (and age 20 to age 29 start a family and have kids) and not to depend on the g0vt to live from age 40 to age 110 ..a lot of people in western society tend to notice that from age 40 they usually can’t work as hard as they used to and tend to get illnesses/diseases which also effects them not being able to work as fast/hard as they used to

Hi Ravi I am curious as to with the property boom looming as all experts are predicting. How can our properties be worth a lot in value in the long term if most people can't afford to buy into the market? There won't be as many potential buyers? Therefore, the asking prices can't be as high with less people purchasing?

I think you need to define what ethical is. If doing something for nothing then you won’t find anyone ethical, but to pay someone for their time and experience and expertise then there are many out there. Or you can educate yourself and do it yourself.
