Couple questions come up: 1) If a line of credit is an option, why doesn't the buyer simply take out a line of credit for themselves instead of getting a transactional lender? 2) Can't a wholesaler or a buyer simply get a hard money lender and pay them 12-20% interest on the borrowed funds instead of giving up a portion of the deal/portfolio which will cost even more? 3) If its money towards Earnest, who pays me out at Close of Escrow?

Hi Pace, I consume a lot of your content, specially I dont know how many beginner guide of your´s ive seen...loads, when I go a take action barrier shows up but I find in Canada where I live the barrier becomes 400% more complicated as there isnt a 101 applicability of many things like contracts, financing etc. 1. Do you have any Canadian students in your courses that are using your taught methods in Canada, or does it only apply in the US? 2. Just a guess but this is within the context of dealing directly with a seller. POF is something mostly touted by the brokerage community to protect their clients but isn’t something that a regular seller might care about.

By the way, Earnest Money Deposit (EMD) is not legally required for a binding contract unless the parties specifically agree in the contract that EMD is required. EMD is NOT an exchange of consideration because both parties have a claim on it until the contract is concluded.

Yes a HELOC will work just fine for this method but Pace won't tell you that because he's getting kickbacks from PCS. Which is why he will only work with people who "takes action with PCS" Pace is very creative indeed...

If you're buying property to MAKE MONEY, then funds of any kind are the "gas" that makes the buying engine run. Suppose you know how to drive a truck and moving something makes you money.
