All VP Harris is saying is the way of investing in real estate, art, jewelry, etc. and holding on to it as they increase in value, then dying is how currently one avoids paying yearly taxes...and that is also how the top earners of this nation avoid paying taxes, which has to change so all equally pay the 20% - 25% - 30% that the average school teacher, police officer, firefighter, office worker, yard man, housekeeper, care provider, doctor, counselor, nurse, etc. etc, etc. pays. Gotta stop. This nation is closely resembling the old European way of land owners vs. serfs (all who live on the owner's land and work it but all their labor goes to support the owners....they go without even basic needs of food... without any hope of things ever changing).

Not really. The assessed value of a property can go up or down or stay the same over time. Property taxes are tied to/derived from the assessed value, NOT the Market Value of a property. Property taxes are a derivative of assessed value.

What you didn’t touch on is if the property ends up losing money down the road, you won’t get the unrealized capital gains taxes paid in previous years back.

I chose to buy real estate, businesses and stay on top of my personal finances. He chose be a janitor and stay in debt. We chose to do different things. The property has made money, the bank recognizes this, but the government is not supposed to? And you provide JOB'S on money you don't have? NOPE! You LEVERAGE money you don't have? What he didn't mention is that the appreciation is a result of inflation. Inflation is a direct result of the Federal Reserve printing money and adding it to the money supply. As a result, the dollars that are now out there to spend can now buy less, so you have to pay MORE for the same thing. Taxing that appreciation (unrealized gain) is stealing. INFLATION IS A "HIDDEN TAX". It's a loss of buying power. Put $10,000 under your mattress beginning of 2019 and 5 years later it's only worth $8,047.60 (CPI-W 2019 - 2023). Real money stolen right from under our noses caused by the insane money printing and crazy spending by our government over the last 5 years!!! Printing more money and going into more debt/spending more money will only make this worse. Most people don't realize that inflation is, in fact, a hidden tax ON EVERYBODY. Why should anybody be TAXED AGAIN, EVEN MORE on unrealized gains that are caused by the government's monetary policies in the first place? THAT'S CRAZY!!! Who's going to sign up for that kind of ABUSE by the government? It ain't worth it! The capital of our country is going to FLEE to other places on the globe. Like KZbin channel Nomad Capitalist says, "Go where you're treated best". There will be a flood of people giving up their citizenships to go to other countries. And for those who say this unrealized gain taxation is only for those with $100M net worth, I don't believe it will stay at $100M for long. Social Security Income didn't used to be taxed and it is taxed now, which I think is wrong to do, because most of the people living off of Social Security Income are pretty darn poor. People that work a little and get Social Security Income get taxed on a good chunk of their Social Security Income, which was already taxed when it was withheld from their paycheck to begin with. The greedy government will change the rules at any time and tax and grab anyone.

i dont know the guy in the video but he communicates well and presents the subject matter in what appears to be laymans terms that anyone can understand and upon finishign the video you want to just jump on board his train. And I agree with the premise of not taxing unrealized gains. The problem I have with this video is that its initial good impression turns into a big question mark in my mind as to him and his business model and investment opportunity because it is not a candid or fair representation of key facts related to the issues. It is vey onsided and ends in a compelling conclusion, but moments later I discover it does not mention some very key relevant points - the likes of which I did not learn until reading a number of comments. I still dont agree with the proposed law, but this person (Pace?) only explained it as if 1: it applies to every real estate investor, and 2: that it is a done deal if Kamala gets elected. Only after reding the comments did I learn that its not Kamalas proposal but rather that her team made a general comment that they agree with the tax proposal Biden submitted that includes this stuff as one small part of a much larger submission, and that this part of bidens proposal did not get approved, so its not a law, nor a forthcoming law at this time. He left out a few thigs that are sort of relevant, dont you think, such as that it only applies ot people with over $100 million in net worth for which 80% of their worth is in non-real estate asests. Another commenter said it narrows it down to a fairly small number of individuals like hedge fund managers. I dont agree with the law either but the presenter Pace who is obviously a driven entrreprenuer who presents himeself well then loses allot of the credibility I granted him at first impression from the video when I learned about this fairly important detail which, given his analysis, he certainly is aware of but chose ot leave unadddressed. In doing this, my opinion of him thus shifts from initialy a likeable hotshot younger real estate investor (for people like me who have never heard of him) to more like just another person with his own agenda and shifty sales pitch that does not tell the whole story. The video appears to be a straightforward biased but complete analysis, but he should have included these few facts and cold have done so without losingn his main point and message. But by not even mentioning them it raises trust issues with him suggestign he is willing to leave out key elements of the whole story to advance his interests. Its ok to spin things towards one's interests, but to be fully credible and still get your point across, I think he should have included those facts even though it diminishes to some extent his position. Leavingn them out does more harm than good and after learning about them, I view his whole business as one that likely has some points that are hidden and whatever he is selling does not tell the whole story, but rather just the good selling points. So instead of seeing a fair honest business entreprenuer who is likeable and someone I'd consider investing with, instead I am very cautious and highly sketical adn onguard as a potential investor. I hope he reads this and just picks up the concept that if your goingn to pitch something to people like this with an obvious underlying interest in gainign new business, by not addressing the negatives to your point, it ends up workign against you. People will do their diligence, especially in real estate investing, so I believe you gain much stronger credability and trust if you at least present some negatives to your side (or if selling me something brign up the competition and explain why your better). Dont leave out completely some relevant facts only for me to find out about them later. It will turn the initial good feelign of trust into someonen who runs away before you even had a chance to engage with them as it leaves a potential customer with the feelign that its on me to discover any bad parts about your business that I am not being told, and thus I wonder how great your business really is and what are you hiding from me????

@@RC206 2017-2021, nearly 25% of our total usa deficit was printed. As you mentioned, tax cuts. tax breaks without revenue to pay forbthebtax cuts tax breaks is stealing everyone's wealth, except the wealthy who don't pay their share. We do. Plus inflation. Simpler way to look at it. Subsidies, bonds, etc. Inflation because if debt is always on menu and because the rich own corporations, who people buy stocks, keep them rich as they can borrow money against paper that was printed up called a stock certificate.

Nobody should pay any tax other than a flat-rate consumption tax on finished consumer products with no deductions, credits, or exemptions for anybody. Taxes should only be paid at the end of the productive cycle of capital, which is consumption. Thus, only a flat-rate consumption tax on finished consumer products is the fair way to create tax revenue. There would be no deductions, credits, or exemptions for anyone; the consumption tax is relative to the ability to spend and consume.

According to Forbes Harris's new wealth tax would work like this. "Households worth more than $100 MILLION would pay an annual minimum tax worth 25% of their combined income and unrealized capital gains. It's because the wealthiest people have taken advantage of the tax rules by paying lower rates, because they are able to tap into their resources by "borrowing money" rather than selling something that would trigger tax" So, taxing the unrealized capital gains on these people is the only way to collect it. Ultimately, the big fear tactic is - if the rich are taxed on unrealized gains, then it's only a matter of time before it trickles down to the rest of us.

You are correct. The proposed bill will only affect individuals with a net worth of $100 million or more, a very small group that makes up just 0.002% of the population. To be very precise, only 9,850 individuals that are centi-millionaires and billionaires, and you, Pace, none of his followers fall into this group. Not even close.

​@@SA-lw8zz it will effect everyone. In 1917, the top rate was increased to 67 percent, and in 1918 the top rate was increased to 77 percent and the threshold was lowered to $1 million. After the war, the top rate was gradually reduced along with the income threshold. From 1925 through 1929, the top rate was 25 percent on income above $100,000.Mar 29, 2024

What part of that is hyperbole? - What's more, is that this also accurately describes the situation of the employers of MILLIONS of people. @magic1keys make foreign investors (e.i., Chinese citizen that live and reside in China but buy up all the American farm land and properties for their investment and gains to go back too China and not here in the USA.) Pay more of their fair share for making it so expensive that an average American family here in America can't afford to buy a home. Is that hard to understand. Looking at one IF IT HAPPENS issue like this and deciding to reject a candidate is short sighted. Additionally I have not found your claim that Canada has unrealized capital gains tax.....so it hasn't already happened in Canada. We have strong Lobbying system in the USA which would fight and not let this happen. So don't be guided by fear, let morals and humanity guide you.

Payments can be spread out over subsequent years. Within that $100 million club, you'd only pay taxes on unrealized capital gains if at least 80% of your wealth is in tradeable assets (i.e., not shares of private startups or real estate). One caveat for this illiquid group is that there would be a deferred tax of up to 10% on unrealized capital gains upon exit. In short, it would not apply to most startup founders or investors. If any group should be tweeting mad face emojis, it's top hedge fund managers.

I haven't seen the details but I thought she was proposing this for people with over $100 million in networth. Billionnaires avoid paying cap gains tax indefinitely by simply borrowing against their billions in stock. THAT is a loophole that should be addressed.

Thanks for the video. Just before I saw it I was thinking the same thing, where can I go to get away from this pending insanity? We also have tenants, and if unrealized gains are taxed and rent controls are implemented we will just sell our under market rental properties and look for an alternative country. Who suffers the most? My tenants who will have to fight for whatever places to live at ridiculous prices, some who may end up homeless... Yeah, it's unbelievable policies the Harris team is proposing, and if implemented those policies intended for the poor will actually turn the poor into the destitute.

Is she taxing the annual appreciation? That's what this sounds like. It is not fair to tax someone's equity every year before they even sell. What if they never sell? They still are paying more and more of their capital gain even though they haven't sold. Not only is that not fair, it is demoralizing for those who are working hard to build wealth. It's a pre-tax of generational wealth because it is government confiscation of your equity. This effects our legacy and reduces what we can leave for our children. This is not political for me. Politicians on both sides exaggerate and lie and seldom deliver. But numbers don't lie.

Great video. All valid points. One thing I think you left out (and I believe this to be mega relevant) is that Kamala’s tax plan is specifically aimed at those with wealth in excess of $100M. Now, of course, this affects you specifically. Which, trust me, I sympathize with you (especially when you put it in perspective of how it affects your employees), but this isn’t really dropping the hammer on the every day real estate investor. You talk about it being unfair that you would be taxed before you even sell the properties but you seem to have no problem being able to sell the properties and roll them over to another property and still pay NO tax. You just showed us a 15 year plan and at no point do you pay any taxes in that plan. You end up with millions of dollars in your pocket and own a 35 million dollar property and pay NO tax. If the system was fair people would not need "affordable housing", housing would be affordable.

So not only is he lying about this tax impacting the real estate market, he is trying to convince you and I that if we buy 5-9 rental properties that we are subject to this tax based upon our future gains should we decide to sell and cash out? Also Mr. Pace is defending the effort by 3 major Wall Street investment firms who are going across America buying up 65% of all new single family home developments and then renting them out, in a Corporate take over of the housing market! This effort is going on now, so that in 5 years middle class home ownership will disappear and the United States will become a renter nation with only 40% of Americans actually owning their home, the rest will be renters that own nothing and have no renters rights or protection under state, county or city rent control! The federal income tax was supposedly only for the rich when it was first past.. Is that still the case now? NO! All Americans are taxed on their income. Based on my research, the premise of this video is inaccurate and not based on fact. What I’ve read is the “potential” taxation of unrealized capital gains applies to individuals with $100M or more of wealth. Further, real estate investments are illiquid and may be, with Congressional approval, subject to a deferred tax on up to 10% of the unrealized capital gain, paid over subsequent tax years. The only way an income property will appreciate by $1500000 per year is by increasing the cash flow, in order to sell the property for 35,000000 in 10 years, the property will need to make financial sense to a new investor, so how do you do this by not increasing the rents?

Affordable housing in which the payment of those rents are made with paychecks that have had taxes withheld from them. Similar to this incentive proposed by the Harris Walz campaign. The reason why co-leasing is even a thing is because of the excessive rent charged to tenants by landlords sitting on properties gaining equity tax free while STILL charging your tenants market rent. So in short you earn money tax free. Don’t pay taxes once you “sell” by rolling it over all on post tax money from your tenants but it’s not fair when you are asked to contribute your share. #weird

Taxing unrealized capital gains is insane....how would that not be illegal? You're taxing money from money that's not even there yet...what if a property doubles in value in 1 year, you pay unrealized capital gains tax.......and then the next year the price tanks and for some reason you have to sell the property.....do you get your money back then?? The times we live in are UNREAL...

Smaller investors can’t compete with the larger sharks at the same time I prefer not to have more democrats in office. The government already get plenty of money from hard working Americans through taxation, the way end up mismanaging and wasting the money, but then ask for more money through taxation…… I disagree completely. The government is the most greedy when asking for more money. Take your percentage and leave us alone, stop trying to find new ways to tax us.

@@maimadixon5717 I should clarify, my comment about this sort of policy having broad support is not an endorsement of the Democrat party. Just an obvious observation. There are many factors driving up home prices (inflation, cheap lending, etc.), but large investors outbidding the average guy is another factor. Nonetheless, we're due for a correction and no matter how misguided this policy is, people are fed up and will take whatever they can to get their pound of flesh.

Great video. Although your claim that you are sitting on $1.4m is purely speculative given that you state your money is made through appreciation. I don't understand that. A business model based on a debt-income ratio such as yours depends on rising property values and the ability to move them at a price that makes sense relative to your cost-of-acquisition. Your "creative finance" is a good tool, but isnt a better hedge to future market volatility to simply not buy overpriced assets?

Imagine paying tax before you even get paid. Like years before. Imagine if the government said, hey, you’re going to earn this much money over the next year. But instead of waiting until you get paid, and taking it as you get it, we want our tax now. It’s the same. As unrealised gains aren’t real gains, they are only hypothetical as you only get the money IF you sell NOW. If the market crashes before you sell, you never get the gain. Are the government going to pay everyone for their losses when they crash the market? All that will happen is the WEF plan of you will own nothing and be happy will come true as everyone will have to sell their property. The only people who will be able to afford to own houses will probably be the government and companies like Black Rock. It’s not an accident that their slogan isn’t “WE will own nothing and be happy”, it just us, not them that will own nothing.

The average working person pays 25% to 30% in taxes on every paycheck. However, the 1% and 3% top earners in our nation don't want that applied to them. Yet, they want the average worker to pay for the upkeep of the highways they drive on, and all the other tax paid resources available to them. The average worker demands the top earners pay 25% to 30% in taxes just like they do.

Moreover, Congress long ago made real estate investing a lucrative career regarding yearly paying zero taxes (various strategies but all legal), (unless property is sold).

@@rickwarren8161 Perhaps a bit off in percentages, but he is right about top earners paying the vast amount of taxes. When all is analyzed, Government employees adjusted, Labor Participation Rate is under 50%. A large majority in fact pay no taxes and receive refunds above what that paid. Care to recommend classes that I need? Everyone blames the 1% or 2% highest wealthy. Somehow, people believe they do their own taxes. The Congress sets tax law and accounting companies use every loophole. Congress and accountant companies are given a pass. Please focus where it can really help.

Canada does not have tax on unrealized gain. They are talking about it but not sure if that will become their policy. They did increase the capital gain tax though.

This only applies to people with 100mil net worth - THAT DO NOT AT LEAST PAY 25% TAX ON THEIR INCOME ALREADY. Kind of an important part there. Pay your fair share of income like the rest of 99.5% of people in US do. Yes 99.5% is a real percentile that you are in with 100mil net worth... and technically you should be paying 25% average tax once you hit 300,000 income, to acquire 100mil you would be earning at least 3mil a year which is 10 TIMES the 300k and earning it since the day you were born. In the 1940s people with that high income paid 90% now we got billionaires crying over 25%. What the hell happen in the last 100 years.

Regardless of who you are or income bracket you fall under, NO ONE should ever pay for money NOT EARNED/MADE yet. You should watch the video. He employs a lot of people! What do you think is going to happen when they have to start selling off properties or selling off stock to pay for the unrealized gains? The real estate market, stock market and economy will crash. This is theft and Canada is already doing it.

@@sabrinac4535 lmao. What is going to happen is that the .5% of the people will be forced to STOP HORDING wealth, which HURTS the market economy. With the top 10% of people holding 90% of wealth it creates a bottle neck and breaks the free market forces. Really the end result is that average Joes and Janes, will have a chance to buy a property. The 'he employs a lot of people so he deserves tax loopholes' is not the strong argument you think it is. There are tens of millions of people that own small to medium sized businesses that employ people and pay their taxes. No reason the top .5% should be treated any different. People over a certain amount of income do not participate in dollar economy in order to avoid paying taxes. The loophole where the top .1% of the people get paid in equity and stocks, only exists because its a tax free haven. Finally, the net worth and 'tax brackets' limits play a major role to make sure that this affects only the people that game the tax code and slip through the loopholes and not the grandma that has owned her house for the last 60 years. So respectfully - you are wrong.

In a sentence, everyone pays their taxes except for the top 1% that uses these equity tax loopholes. Most of the jobs come from middle class business owners who pay their fair share, the 1% shouldn't be treated any differently. Tax brackets are important for this law so this wouldn't affect someone like an old lady that lived in her house for 60 years and now has equity in it.

I concur. What I understood from this educational video is that you never pay taxes on millions of dollars and you’re upset that a statement from Kamala that hasn’t gone into effect yet, has made you mad. I pay my taxes and I own two businesses and work a full time job but we still cannot afford a home. Make sense of that in my hometown. 79316 is the zip code. Do your research and find a better way to stop padding your pockets and this is NOT how America is run. Teach small business owners how not to pay taxes and live comfortably without working three jobs.

Those with 100 million+, own apartment complexes and commercial retail properties. If you rent an apartment, the landlord will undoubtedly pass this tax down to their tenants in the form of increased rent. If you shop, Home Depot, Lowe’s, Target, Walmart, etc, they lease their buildings from commercial landlords. The commercial landlords will undoubtedly increase their tenants rents. The retailer will undoubtedly pass this tax on to consumers in the form of higher prices. Long story short, it will affect almost everyone, one way or another.

Getting taxed on unrealized gains would force me to realize it. I mean if I invest in say QCOM and Intel and they double or something then I have to sell at least half to pay the tax.

I agree with this tax proposal. Real estate is the lowest risk asset, the tax benefits of owning real estate, accelerated tax depreciation, tax segregation analysis, 1031 exchange. All of these have artificially inflated the price of housing and you used the banks money to do it.

No one is stopping anyone from buying run down properties and fixing them up to live in. But you will need to be a cash buyer. It's difficult for the typical buyer to get approved for a 203(K) loan that allows for additional money for updates and repairs. Hate the game not the player.

According to what I've read... 1. The plan is for stocks... not real estate. 2. It would be applied to investors with a net worth of $100 million or more. 3. Congress would never pass it because of their involvement in the stock market. I don't understand why legislators don't just close tax code loopholes. Plans like this would be unnecessary.
