I have some passive income from real estate. My headaches are: 1. Tenant destroying house while leaving and you have to invest 2 month rent with broker and repairing work..Its very hard to fight with tenant and deduct from security people if you are peaceful person. 2. Morover if you are 30% tax bracket you will have to pay taxes to goverment 30%. Which will decrease your return to less then FD deposit. 3. When you will go to sell flat in market you will face the challenge… 4. Socity maintenance is other pain point if your flat is vacant for more then 1-2 month

My father in law had a house which he bought with 3.5 lakh, after buying he also spends 1.5 lakh for interior and renovation.. After 20 years he sold it on 20 lakh after 1 years of trying... Very illiquid... My opinion- real estate is not good for investment purpose but for staying..

@narayanansreenivasan2558 Sir, In equity with power of compounding with 14% CAGR you got 16 times Return,, And the Hassel we feel during selling!!!! It take 1 year to sell the house.. and we are lucky that the deal closed just before Corona... My personal experience- real state is very bad for investment purpose...

I am reit invester since 3 years. Though they give divident there is no capital appreciation. 325 ka buy kiya hai abhi 380 ke aas pass hai. Aur yearly 6 % around divident. Not that great.

One thing these advisors forget is, for what reason you make money. They keep telling don't spend money on anything, on anyone or even yourself and invest and keep making money. Please understand, money is your money only when you spend it. I am not telling not to save, but saving should not be the only reason you are making money.

you didnt hear it carefully ....he said financial goals....it was not endless till the end of your life...once your goals are met you are free to do as you please..but in order to reach that goal one has to have a disciplined approach. you may have a lofty goals it will take more time you may have small goals it will take less time. you dont have a goal ..enjoy... saving should be thoughful.. goal based and at the end it should give you freedom.

I differ from your opinion. Everything can be done together.. 7500 Rs invested in agriculture land in 1992 is today 50 lacs and 3.5 lac +7.5lac loan totalling 11 lac became 1.25 crore from 2001 to 2011 . So there are cycles and you learn about it

Hi Parimal...am a big fan of your channel. I have 5 real estate properties. All paid off. I have passive income of 2.6 lacs per month. I have planned everything and I hate to keep loans. So I pay off my asset loans ASAP. I also invest 20% in equities. My portfolio is 60% in real estate. Equity is really good asset class. But can u promise that what happened to Japan won't happen to India. They have not generated any return for almost 30 years. I agree we should keep compounding equity...but after sip quota is done...we should have real assets and have passive income.

After a point...only yield does not matter. Peace of mind matters. I have property in india and dubai. Indian yield is 3 % and dubai yield is 6% in dollar term...that's as good at 9% since inr is depreciating. Am at a stage of income..that yeild doesn't matter. Every person is at different stage of life and earning. So same solution doesn't apply equally to everyone. Hope u get the point

Higher level points - Indian equity except those with promoter equity less than 10% are manipulated because law is toothless. Real estate also same- in fact politician make more money in land during zoning and approval- again due to toothless law. However going fundamentally more population has opportunities such as food, clothing companies and some real estate pockets can be good. US stocks can be considered, Own development is best - such as education.

Very rightly said and other problems with real estate is maintainance,kabja, encroachment , taxes and biggest is difficulty to pass on to next generations as there is no nominee and legal way even by registered will can be explained only if you go through the hassle AND even then while selling property all previous documents are to be preserved unlike bank/demat accounts.

I don't agree with you, as your thoughts are totally biased towards equity / MF investment which anyway not giving more than 12℅ come with the risk of reducing NAV. On the other hand, real estate is safe and consistent revenue provider and also value appreciator.

consolidation ka matlab loss to whom ? retail investor how many retail investors are there in market fir 20 yrs or more. most retail investors enter at top of cycle invest in NFO IPO and lose money because of media hype and over estimation ofprofits. please invest in sector which you best understand. i have made profit in equity market real estat and gold and booked losses also. truth is somewhere in between dear friends.
