Sadly, she's spot on about Ghana and Ghanaians. Even when they know the person you're dealing with is dishonest and they have nothing to lose by telling you the truth, they won't tell you. It's not a good look, Ghana. Don't just go to church to ask God for money. Ask God to help you change your ways.

I almost bought from Rehobooth properties with my mum, and even from the initial stages I could see that they were highly incompetent. They would take their time to reply to my emails and had a generally rude attitude. In the end we decided to continue our project in the North of Ghana and we are both about to complete. The biggest mistake you can make in Africa is to believe that you won't be cheated because the project manager is your 'friend'. Trust is exploited in Ghana.

My mother and I moved to Ghana October 2021 in the hopes to build on the land she purchased. Mind you my mom will be 80 on the 8th of September. We didn’t know anyone who had connections, so it was by word of mouth by a friend of my mother to use her daughter’s foreman boyfriend. I’m the beginning all was going well. So we started the building process in May of 2022. By ending of June, money was being requested almost every other week for material for the house. We’ve never built a house before so we were both in a fog. It is now September and the two bedroom en-suite house is nowhere finished. No roof, windows or doors. The foreman can’t give account of how our money and supplies just vanished. Now we’re stuck. Our lease to the apartment we’re renting expires ending of October. There are nice native Ghanaians but there are a handful that hear your foreign accent or see you’re dressing differently and will prey on you and boldly lie to you in the face. Ghana is beautiful but if you don’t do your thorough research before migrating you will be broke and homeless in no time. I could go on but I don’t want to bore you.

Ghana is a nice country but full of crooks. My Ghanaian friend told me from the beginning not to trust people in Ghana and never send money when asked to do so. It is most the time a lie. Don't buy a house off plan. Buy something that has already been built. It is much better but you have to have good friends that will advise you or take you by the end each step of the way. This has happened to people I know who used to send money to their own family members to build for them but at the end of the day either nothing happened as the family ate their money or for another one, they built but occupied the house as if it belonged to them. The saddest thing is that you can't take them to court because they will bribe the court and delay everything.

Dishonesty is in the DNA of Ghanians.My lawyer advised me to stay away from Rehoboth properties last year when I was about to make $90k payment to their UK rep(Eric) for one of their upcoming properties in Accra.Thank God I listened to him.

If the lawyers licence was suspended by the courts you have every right to post that fact without consulting her or getting her side of the story. Her license was suspended by law and to do that, an investigation must have been had.

Wow I just came across these videos and I'm shocked and I really feel for this beautiful soul. It's so sad how evil and greedy people can be. I pray that God takes care of all of those crooks real good and that He blesses this young lady with what she needs to be at peace, comfortable and have a happy life! Thank you for posting this so others won't get scammed who are looking to move to Africa like me. For the past 5 months I've been watching so many videos and have been excited about a possible better life in Africa. But I know myself and can't deal with the deception and the fact they over charge you when they know you are American. Don't be dismayed..I know its hard not to..unfortunately you have to stay away from Ghanaian own developers..you can decide to stick with skin folk however the probability of getting scammed and dissapointed is extremely high. Customer service and accountability is a scarce commodity in Ghana..Deception and scamming has become a norm..even Christians there are not the same, you have to be very careful. If i was to turn back the hand in time i would have invested in South Africa instead..

This was an eye-opening video for me, and I have learned a lot. The strength, or at least that which is shown, is admirable. I was thinking about getting a place in some place on the continent, but now I am aware to be extra cautious, if I should decide to move forward. Her openness and honesty are all too rare and much appreciated. Although it has been at her expense, she has saved a lot of people hardship and frustration. Thanks Africa building hub,;it’s just unfathomable why we Ghanaians sabotage ourselves all the time from moving forward by shooting ourselves in the foot by our attitudes of ripping each other off and not wanting each other’s growth. We fail to see that “persemenkunnya” (me, myself and I) keeps Ghana poor , ,your guest mentioned not having a contact in ghana she could trust was her mistake, but I disagree, I want to add that, having contact or generations of family in ghana whom you think you can rely on and trust is 99% almost always the worst thing you can do ! In fact, family members are usually the worst culprits! Because the reason I say this is, they know there is no-come back (ie you won’t report them or do nothing about their action) because they are family and they also rely heavily on the “I beg o, I beg, please forgive” (using God,s name in vain) and if you fall for it, because it’s a family matter, you get taken “. Big time!!!!!Ghanaians also rely on you’re (returnees, diasporans, visitors) are not there to stay because you’re in the diaspora, you have to go back to work or whatever, OR you ran out of money and have no choice BUT to leave, ..it’s a waiting game for them!,, then when you can’t cope anymore because you’ve simply ran of finances, they laugh all the way to the bank! These tactics include policemen, lawyers, chiefs, authorities and close extended family members hmmmm I could write a book, a bestseller in my case on this subject☹️☹️☹️☹️☹️☹️☹️🤬🤬🤬

The fact is our systems have not matured to the point where you could sit about 20 miles away and get something done for you in your absence. I'm currently building my house here and trust me I make sure that I am around anytime workers go on site or get someone to do that for me.

Thanks for the second part to this heart-wrenching story. I really feel for this Sister, in any building project even here in the USA there can be delays, but what she has experienced from this Company, and from the Attorney is beyond unconscionable. She should receive full restitution, with interest and compensation for loss. Her story should be made public, these interviews are good quality and should be broadcast both Nationally and Internationally not only on Social Media. There are people who are seriously considering investing in Ghana, considering land or home purchase there, so there is a high level of interest in the diaspora, about all the wonderful things that are going on in Ghana. Since the Year of Return, Ghana has received a lot of publicity for the most part good, and the President has promised that returnees from the Diaspora would be given a good welcome, and encouraged to get involved in the social and financial fabric of the Nation. I cannot believe that the entire Construction and Legal Sector in Ghana, could be so corrupt, but it is always the bad apples that spoil it for everyone else. So the Bad players need to be exposed, and the good Construction Companies and Legal Services need to be promoted and celebrated.

In my opinion the year of return was a total failure. Measures should have first been put in place to deal with the influx of foreigners into the country. Ghana is a developing nation and not quite there yet to deal with people from different cultures. The country's level of security and infrastructures wasn't and isn't at the level to accommodate foreigners trying to settle. That single initiate by the government is enough to set the country about 20 years back in development. Sorry you had to experience this but am afraid this will keep happening if the right measures ain't put in place to deal with the amount of illegal immigrants moving into the country.

I feel your pain." I honestly don't know nowhere to trust." I think Akua is right about everything that she said. I was born and raised in Ghana Sometimes its difficult to know what is right or wrong, who is on your side and whether they are telling you the truth. Accountability, is very low. And you need a third eye 👁 👀 and the universe on your side to stick to your own principles of honesty. That's a tall order. There are too many examples of the sorts where foreigners or even Ghanaians living overseas were not treated fairly. Until everyone in Ghana start doing right thing and be honest, there is no point calling people to come to Ghana. Only to face such raw deals. It should be a one way commitment from Ghanaians to visitors and a demand to be kind to foreigners. Irrespective!

I purchased several properties in East Africa specifically Egypt, Ethiopia, Eritrea and Tanzania. The process was all straight forward and I was made fully aware of the procedures as well as all the legal formalities I had to fulfill. Payment process was all very clear and easy. The idea that someone could commit the type of real estate fraud that they pulled on this poor, unsuspecting woman who just wanted a home to live in is just absolutely shocking and appalling at a national level. In my experience East African countries have a zero tolerance for any form of scams. I only ever had problems with attempting to buying property in West African countries like Ghana and Nigeria. It's sad but that part of the continent is a safe haven for fraudsters and scammers of all types. It's best only to go to the West for a short vacation and invest your money elsewhere intelligently. I hope and pray she gets her money back but I know they will continue to give her the run around.

@@KIR23679 sorry just saw your comment today. I purchased villas with service rooms around them outside and two apartment buildings. The most expensive was in Eritrea which is a beautiful, Italian art deco villa. I purchased two apartment blocks with two of my siblings, one in Egypt and the other Ethiopia. They were more affordable there. I purchased my last property in Tanzania a little over 5 years ago and its a small villa on a large plot of land but I purchased it more for the natural green scenery around it than the actual home. I actually wanted one in Uganda but was shocked and put off with stories of children buried under the homes. I simply could not risk it.

You're right.. I once took a case to the police & after the police discovered I won't be able to bribed them with their expected amount of money, the next day when I went back to the station, Trust me, the police never followed up the case again even after paying for complainant fee.. They sudden shutdown the case like nothing happened, made the case a foolish case as it says, I felt broken inside & had no choice but to let it & dealth with it in a revengeful way.. Everything in Ghana is about money.. from the poor to the rich. Justice doesn't serve anybody in this country. Such a Tuff Corrupt country. WORST thing abt it is, Everybody is mute abt it

CT Brown, Infrastructure is not difficult. CTBrown, get a water well or bore hole, set up a water filter, water heater, and bring you a back up generator from US with solar panels. Total cost could vary. $25,000 to $39,000 to $42,000. Put your front roads in and electrical poles in later independent from the government system. Or work as a team with your neighbors. So my guess was right i.e the developper was Rehoboth. I couldn't name them as she didn't in the first video. Three times I considered buying from them but we ended up going for something else. My friend went ahead and invested in a 3 bed flat with them last year. It is now past the delivery date and he has neither his money or the flat and they keep promising it will be ready in a few months, etc. He is planning to take legal action but not sure that will work. I think part of the problem is that developers in Ghana can't get cheap financing from banks so they end up relying on investors money to fund the project. If the money is delayed or not Forth coming, the whole project can fail or stall. Then those who have paid end up being delayed or lose their money. I hope Akua recovers what's hers and I wish the government will maybe step in to help rehoboth finish off the development, as it will be good for Ghana and investors alike.

I have a case in court in Ghana since 2007!!!!! Over a piece of land that an enemy of progress called a ‘chief’ stopped me from improving the lives of the locals ! I was even registered as an investor in Ghana! Got the certificates to prove it! I sold my 3 bedroom house here in the UK to go back to Ghana to make a change!!!!!!!! Yes, I am a Ghanaian born and bred!!!!! I lost everything and stilll paying court fees And as for the lawyers 🤬🤯🤬🤬🤬😡. 15 years later, I am still in court! In the first interview, I knew it was Rehoboth property. I strongly believe they have gotten greedy and they are not accountable for their actions. They collected her money upfront but are paying her in small installments. I will let all my family members know they should not go near Rehoboth at all. I am glad I have not done any business with them. I will advise when you get your money, look into going to Rwanda because life is much better over there than Ghana. Please do your research there and reach out to Mama Imakus when you decide to look into Rwanda because she was in Ghana and packed all her things and left. Also get in touch with the unapologetic Nomads when you look into them.

I visited Ghana in 2018, I loved the country and taught it would be a beautiful place to retire, after listening to her story, i realize that the legal system is flawed, the court should have been more sensitive, in ensuring things are done in a timely manner. Fraud is privalent in Ghana because the legal system is flawed, the judical system is there to ensure accountability. I am now looking at Florida or Jamaica where i have options for recourse.

90% of the lawyers are the same (suspended licence or not) I think she should have gotten the CID to arrest the real estate people and filed a criminal case. Once they are put in cells they have pay bail in order to be release but then they will would rather pay you than to be re-arrested. So in simpler terms police>arrest>Court

This so heartbreaking, Akua! The most painful part is the judicial system that does not help serve justice when it comes to these atrocities. Unfortunately, it is an ALL-African syndrome. They do it to us that are living together with them here as well. Just that, they are a bit more harsh and inconsiderate on people from diaspora because, the mindset is that, you have a lot of money. I wish you met someone genuine to guide you aright. The rule of thumb is, until YOU (not even someone you know) open the apartment and walk into it before you make financial commitment. If it is land, be ready to start work once you have taken your time to do all findings, verifications and paperwork. My question: was it not possible to initiate a legal action with their firm /office in the UK? My own brother whom I put in charge of my project conspired with workers on my building to sell some of the building materials at half the cost to outsiders. This was even better. Some family members snap the photos of other people's building to deceive their kinsmen in diaspora who send money for projects. YES, it can be that bad even with family. The rule that guides my heart: I don't offer money I can't let go if the worst happen (unless I have what it bought in my possession). 80% was too much for just a plan document and workers on site. I don't blame you because you never knew. But trust me, whatever happiness that made you decide to relocate in Ghana, you will find it. The people are amazing and I have no doubt you will be fully accepted and adapt. That handful bad-egg individuals don't define what Ghana or Africa in general truly is.

Please be careful going to property events. There’s one in London called the Ghana Property & Lifestyle event. Developer that I’m in a current dispute in court called Earlbeam Realty are selling properties there 🙄 The organisers don’t do due diligence or vetting processes before inviting developers to their stands.

Interesting story unfortunately she probably won’t get her money back. I spent 6 months in Accra Ghana and I am glad that I was just a visitor. I will go back to visit any day but I would never trust anyone to through with purchasing a house. As an outsider they will look at you with money signs in their eyes and if they can scam you they will. Even if your the same shade as they are they don’t care your their next meal ticket. She should take her loss and move on. This is super sad but a great life lesson.

Sounds like the same situation in China. The builders were taking the money and using it to fund other projects before they finish the ones that they started. Rinse and repeat. They have tons of projects that are just in limbo at the moment.
