Hi Emma, thanks for making this very informative video. Quick question: What is the office or government agency to contact in order register the house or register the change of ownership? Do you have any info on the various classifications of residences for Amsterdam (for example: where do I find info on the difference between me being a homeowner and living there versus me being a homeowner and renting out a room)?

All of this information is handled by the notary when drafting the purchase agreement. For our house, you’re only allowed to rent out the property once your mortgage has been paid. :)

​@@emma-ikigai As of July 1st when you buy a property you actually have to live in it. In certain parts of Amsterdam AirBnB is no longer allowed and to sublet / let your property you need a permit. This is to discourage foreign investors to capitalise on the high demand housing market.

Hey! Thanks a lot! This video is great. Something I did not understand was that if you used Funda to find these places? Or were you using another websites and real estate agencies too?

Hey Mohammad! Thanks for your comment! Yes we used Funda for all of our searching as we tried a real estate agency, but were not impressed at all with the listings they were showing us

Thanks for the nice video. When checking on funda, should I select < 3 days or < 10 days?

If you’re able to actively go to viewings, select 3 days or even today :) Then call or send an email to their agent, and you will usually get a response the very next day asking when you can come. Being an early bidder can help you, so being an early viewer is great!

Amazing video, super helpful - thanks Emma! Can I ask what Facebook sites you used to find properties for sale? also, what time of the year did you do your search and did that impact? Finding this winter the selection is quite slim..

Hi Gabe, sorry for my late reply and thanks for your kind words! We used Funda for our search, it’s an online platform for all things Dutch real estate. We were searching in the summer of 2020, so right at the start of the pandemic, and while the market was super competitive, we happened to get really lucky with the place we found :)

1. What was the asking price and how much did you actually pay for it? 2. What types of work do you and your partner do? 3. Do you and your partner have a vaast contract? 4. Did you and your partner have offered an initial down payment to lower the monthly rate?

I would like to buy an house in Almere, Hilversum or nearby. Could you please confirm if it's mandatory in NL to renew the foundations of the houses every 45 years?

Very good quality content wish you had made those other vids you were planning to make. An agent/makelaar can be really helpful, in my case I had an verbal agreement to buy a house and than afterwards they got an higher offer from someone else even though they already accepted my offer before. Thanks to mij aankoop makelaar I knew the exact amount the other person bidden on the house as the seller makelaar felt quilty to us for already agreeing and that she gave my makelaar the exact amount the other offered so I made a bid of 5 eur more and in the end still got the nice apartment for a good price in 2018 (Hoofddorp) and it already almost 100k more than I bought it for at the time.

Having just gone through most of the same process as you guys (currently in the process of finalizing the purchase and mortgaging), thanks for sharing this video and your learnings! Really looking forward to pt.2. Shame though that r/Amsterdam didn't seem to appreciate the video all that much :(
