The actual transactions/negotiations are Real, or so I Read.

For a collector of first editions, the British first is the one to have. Available in stores before the American edition, tiny print run by comparison, and super hard to find in fine unread condition. The signed limited edition is nice and scarce, but was published 4 years later.

For anything of significant value, why would anybody sell to a pawn shop?? With just a bit of research you could find a buyer who will pay 2X what the pawn shop gives you. For lower value items i could understand since the loss selling to pawn shop would be less than the loss of time & energy finding a different buyer but as i said for high dollar items no way i'd sell to pawn.
