It’s stupidity to go for 30 year mortgage and pay a big portion of your interest in first four or five years and then refinance. If you hope to refinance, then you want to get mortgage for as less of a duration as possible.

It’s safer to do 30yr in case of raining days. You can always pay down your principal more monthly to lower the interests .

I don’t think raising interest rates is curving inflation. It is just making it harder to make ends meet.

It's quite simple why rates are climbing with rising imports and falling exports, the FED is obviously to be blamed for banking crisis. Something will eventually break if they keep the quantitative tightening and higher interest rates. Is this really a good time to have some savings in stocks?

Converting commercial to residential real estate is often impractical or too costly, especially given today's interest rates. Zoning and building codes add extra layers of complexity.

He just said..... decrease capital gains for mom & pop investors who own less than 5 buildings/houses..... Who does he think lives in these other "investment" properties? Putting them up for sale doesn't make more inventory for renters. If just kicks someone out for a renter can become a home owner, which I guess is better long-term. Do I just not understand? Is the goal then for the seller to invest their money in new construction?
