Good day all a little update, I have been given retrospective permission for the shed, and the planning office is happy that my shed does not break the permitted development rules in my area. I have some guide lines to follow however these are all totally reasonable. Thanks Karl

Many different designs for each type of project are also included. For example, there are hundreds of designs kzbin.infoUgkxb2mhCug-GkCWrq69Ce2I0nM0D4QpxAqu for outdoor buildings, from small sheds all the way up to a complete stable. Choose whatever type of shed or storage house is right for you. Pick from fancy ones or more utilitarian designs.

So true, when speaking to my neighbour to try to politely discuss with them our extension plans he was extremely awkward and wanted to know how (a young family like us) had the money to do it 😅. None of your business muppet!

Im the same as you mate only all my neighbours have told me they love it & want me to build them one lol. We had someone from the housing association round a few weeks ago & she loved it too. Guess im just lucky. That being said i did do my research like you. Hope you get it sorted mate.

Hi Karl, it's a sunday morning here, having me coffee and designing my own workshop, being planning to build for two years now. I've watched all your videos from start to almost finish on this workshop and gutted for you to see this video, great work by the way and it's gave me some lessons to check my own local authorities for sizes because I've looked at mine and they look they same.. Eeekkk I better rethink what I'm doing also.. Want to tet make a business for myself and use my workshop to work from home.. Hope this all works out for you in the end. Cheers Danny, just an update mate I'm A OK with the council now so alla good, I built to the correct direct gov dimensions and the council where happy with that in the end as long as I'm not making loud noises into the evening. I don't work after 1930hrs latest anyway and I'm mobile now so on site a lot and a pall has given me permission to use his industrial premises, so I mainly do my hobby from home now and youtube for fun. Good luck mate with your build and just check first with the local planning office and landlord and you'll be grand. Great to have you on board hopefully my videos will keep improving and have decent content for you. I'm doing loads of workshop upgrades this year so keep an eye out. 😊😊

you are far more patient than i am. im sure theres more to this than meets the eye but if i caught wind of my neighbours reporting me. it would be all out war! The fact you have mentioned this in your upload with a very laid back approach to it makes you the bigger person to both your neighbours and myself so i take my hat off to you. its good to see watching your more recent uploads that these and other issues seemed to have been resolved.

Hi Karl, I'm pretty sure you're not allowed to build up to 3m overall height if you're building closer than 2m to any boundary of your garden. According to planning portal any outbuilding closer than 2m to the boundary of the garden can't be any higher than 2.5m from the original ground level to the absolute highest point of the building. I don't mean to crisis, I'm just concerned that some people would only rely on the information you've given and not read the guidelines properly and would make a very expensive mistake. Other than that I really appreciate all the content you're sharing with us. Keep up the good work mate and best of luck.

Hi Sam, if you read the entire document you will find there is several sections that contradict one and other, also your local authority my have slightly different regulations to the gov portal. This is why I start the video with I'm Not a expert and this is just my experience! Individual people should definitely do their own research and if in doubt contact their own local authority ike I did and got retrospective concent as I made the mistake of building to what I read in the gov portal and not checking with the local authorities first.

I do love how your workshop turned out, so I assume it's all good. Things like that put me off building in my garden so I stay in the garage, no one even knows I've boarded it up from the inside. But it does restrict when I use powertools because I don't want to pee people off in the same road.

Yeah, scum bag neighbours that report people for breaking the council rules. Why should we follow rules? Lets all go break the law? If the neighbour had reported him and it turned out he did nothing wrong, fine neighbour was just causing trouble for no good reason. BUT, seems the neighbour was correct. This construction was against council rules. Ignorance of the law is not a defence.

Really appreciate your video mate. Theres alot of aweful DIY videos on YT many with atrocious acustic "feel good music". Yours are really helpful and well made. I live with a similar sort of landlord and in a similar position to you. Currently doing research to transform my small backyard and also create some privacy from a creepy disruptive neighbour. You have some lovely neighbours. Glad they aren't mine! I thought any timber building was classed as a "temporary" structure and therefore was exempt from all the planning malarky. Hope you get it sorted anyway dude. You might want to put those electric cables in some conduit as well. EPS insulation will attack the PVC sheathing over time and eventually you could have a fire issue. Good job anyway.

I have a neighbour who complained when I've cut my own trees, put a shed in my garden, complained when I fitted a new fence like for like and complained when I planted a tree also hoovered my car.

Hi, thanks for the excellent video. I have a question... For the single-storey rear extension of the semi-detached property, the maximum height is limited to 3m from ground level to the eaves for a flat roof. the question is that if there are some steps right after external of the rear walls so that the living area is about 60cm above the level ground where the steps end, is the 3m height counted from the point where the steps end or from the level of the living area of the house? Thank you

Sorry to hear of the issues with your neighbour, cant people live their own lives and let others do the same. As someone has suggested in the comments I wouldn’t give up your hope to run a business from home, but appreciate that the kind of neighbour you seem to have would be constantly looking for reasons to to raise objections with the local authority. Good luck with whatever path you take.

Only just catching up on some of the older videos. Im assuming your all good now as the new videos would suggest. I hate envious people they only want to bring people down. Appreciate the time you have taken to say about height laws Karl its really annoying to not be allowed higher as I'm 6'11 so leaves not alot of space haha. Keep up the awesome work dude.

At the end of the day mate your building is within the guide lines set out by the council so they cant make you take it down. Regarding running a buisness from home just put in an application if you have to. What have you got to lose. Dont let your neighbours ruin it for you.

Appreciate video content! Forgive me for the intrusion, I would love your opinion. Have you thought about - Mahorrla Wooden Paradise Method (erm, check it on google should be there)? It is an awesome one of a kind guide for building better sheds and woodworking minus the normal expense. Ive heard some interesting things about it and my close friend Aubrey at very last got great success with it.

Another informative video mate, just a shame about the neighbours. With my local council, any outbuilding larger than 15m2 has to have at least 1m clearance on all sides of the boundary. My garden is a long narrow one so I have no choice but to put it where the garden is surrounded by the boundary on 3 sides. This stupid rule means I’ve had to revise my build plans & lose a large amount of floor space when compared to my original plan. I initially thought just build it & hope I get away with it, but as you sadly found out, there’s always someone ready to drop you in it 🤬

Cheers mate, ye You did the right thing. I was lucky enough that the council agreed that I could keep my shed as it was built to the direct gov guidelines. Like you say though each council has different regs so you have to be really careful and check.

Bobs and Bits, that is superseded by using non-flammable building materials - "either at least one metre from any boundary or it is constructed substantially of non-combustible materials."

There's always that one neighbour out there. I'm an electrician and the amount of times I've had building control come round to my house because a neighbour of mine reported to me to the council for "DIY" electrical work is stupid. I dont even know which neighbour it is which is even more anoying. I sware, every time I get going with a project at home I get a knock at the door from a guy in shirt. FML

That's so frustrating, shorly the local authority should just tell them to wind their necks in after they have found your legitimate the first time round. Its annoying that weirdos can use the council as their personnel weapon to get on peoples nerves for no reason but they are bitter.

Had a neighbor who reported me for a finished basement. It was done when the house was built and yes it was all permitted, inspected, and signed off. And the only way the neighbor could have even known was to have trespassed in the back yard, gotten down on hands and knees and peeked in a window.

Always seek pre application advice with your Local Authority, its normally free or might be a couple of quid, but you get a very informative informal discussion with a local planning officer to discuss your ideas and proposals, they will then inform you whether you need planning permission or it falls under permitted development, or will tell you what to change to get it as permitted development etc. highly recommend it.

Because I have a b***h of a neighbor and she pretty much told me she's gonna report me. That made me be extra thorough with my research. I to just visited the government website and was happy I could have a 2.5 m hight roof measured from the highest part of my garden next to shed. So planned on digging down to level at bottom which would have been 3 meters ISH. But only 2.5 at highest part of garden. This would have been ok. But.....I watched a tuber say. But.... You must check with YOUR local council. So I did and they said lowest point. So glad I checked. Hope the council side with you. Plus my council said 2.5m to top of structure if within 2m of boundary.

Ye very conflicting information about makes it difficult. Although the direct gov should be correct you would think and that states to the eves 2.5 and overall 3m so who knows. 😏 I'll so find out but I'm sure councils have there own guidance which will differ from region to region. 🙄🤔

If I have a garden that is 150sq meters, can I build outhouse with a footprint of 60 sq meters as it’s only 1/3 of garden area ? Thanks for your answers

Hi just wanted to know can I build my shed upto the boundary wall which is my neighbors garage wall but keep the height within the 2.5m the roof will be tilted. Currently my builder is saying that I don't need know permission all the measurements are within the guidelines but today my neighbor kicked off with him saying that it should be one metre away from the wall of his garage however I thought this would only apply to pitched roof. Dilemma he hasn't come and spoke to me probably has called the council but I'm planning to call building reg tomorrow just with the virus council is a bit slow at the moment and builder wants to get cracking because he assures me everything is ok but neighbor annoyed. If you can advise me would appreciate it thank you and good luck hope things get sorted for you.

I would personally wait un you have spoken with the local planning authority as in a worst case scenario you havd to pull it down. Best to make sure first I think. All depends on how much you trust your builder if he knows his stuff and is a professional then that's your call. I ended up waiting on the council and they gave me the green light as all was above board in regards to permitted development. I really hope that you get sorted and everything works out. Permitted development rights and building regulations are different. If you build within 2m of the boundary then maxuim height is 2.5m. Over 2m from from boundary you can go up to 2.5 at eves and upto 3m at top of pent. You can go up to 4m with a dual apex but still only 2.5 at eves. You can build a build upto 50% of the original garden but other outbuildings or extensions must be included in the calculation. Building regulations comes into effect over 30m2 of internal floor space. However building2 under 15m2 can be put right up to the boundary in permitted rights but 15m2 to 30m2 build regs say it has to be 1m away from the boundary unless it is made from non combustible materials. So if you build under 30m2 but over 15m2 you have to keep 1m away unless made of say brick. But under 15m2 then it can be wood. Hope that helps.

Great video thanks for the share. The one thing that really interests me is the height rule? I know the eaves cannot be any greater than 2.5 but I haven't seen anywhere where the overall height (if within 2m of boundary) can be 3m? This is great news if accurate as I want to fit a warm room to my pent garden shed, the depth of which would add approx 30cm above the height of the eaves. Can you please confirm the 3m overall height is correct and where I may be able to download the info? many thanks for the great video!. Ps: Just looked at the Gov planning portal and it appears that if the building is over 2m from a boundary the eaves cannot be greater than 2.5 and the overall height (pent roof) cannot be above 3m (4m in the case of a double pitched roof). If the building is within 2m of the boundary then the maximum overall height of the building cannot be above 2.5m. Hi Mike this is the document you require it's a big read but everything you require is in here. Don't forget to discuss your plans with your local authority as well to make sure. Just be careful your local authority don't have slightly different regs as well though mate as mine does. Also landlords will need to involved if you rent. It may be worth taking a second look at Section E - subsection (e) of the document it appears to confirm the 2.5 overall height rule if the building is with 2m of the boundary. Interestingly if you look at the portal for Northern Ireland (still part of the UK gov) it does state 'Eaves' height and not overall height. Hi Kristaps the documents are very complicated and please make sure that you check the section that is for outbuildings if it's a shed/workshop or summer if it's an extension to your property then this is covered in the same document but in a different section. This is the information for outbuildings below if you are within 2m of the boundary Outbuildings must be single storey with a maximum eaves height of 2.5 metres and maximum overall height of 4 metres with a dual pitched roof, or 3 metres in any other case. You also need to check with your local authority as their rules may differ from government guidelines also who owns the property if you rent. Saying all that I'm no expert and have had issues because of this but thankfully planning are more than happy with my shed size. Hopefully you will find the information you require and my advice is if all fails contact your local authority and if like mine they will be more than happy to help and advise.

Here is an extract from an Ombudsman report and was in relation to a sloping land dispute but still fits within this topic: "Since 2010, the government has issued ‘Technical Guidance: Permitted development for householders’. The guidance says its aim is to help people understand the detailed rules about permitted development for homes and gardens; and how to apply them. The guidance refers to the definition of ‘height’ in the order, which it summarises, including measuring height from the highest part of a sloping surface. Our neighbour had a huge bonfire in the back garden of a residential area to get rid of the kids children play shed and then built a fabulous new shed on top of the ashes. Only thing is they put the shed flush up against the boundary wall and the roof is overhanging our property so the ground is now turning into a bog as he hasn't install a water shoot. We also have birds nesting at that particular wall and I'm afraid the gushing water from the roof onto the nesting site will make the birds not return. What can I do... get onto the council, environmental protection agency, birdwatch ireland? I would have been fine if they had actually talked to their neighbours to see does if it affect us and a solution drawn up to suit everyone. Anybody have an answer to the problem? I think people these days just have no common courtesy to others and only thinks about their own needs, wants and desires.

Oh dear first thing I'd do is open up dialogue with the neighbours if their approachable 🤔 see if they will make the necessary changes to suit both parties if not you don't have much choice but to speak with your local authority. Hope everything gets resolved for you guys.

Could you have used your/an accountants address or serviced offices as your business address, but continued to have worked from the garden shed, would that have been. enough to avoid the legalities around operating a business from home?

The neighbours do sound like complete jobsworths but it's a tricky one running any business from home that involves the use of power tools as it could cause some noise issues. At the end of the day the neighbours could have just waited to see if there was an issue and then tried to resolve it rather than going straight to the council. it's a shame as it's always good to have good neighbours who are communicative.

@@admon6722 totally agree mate, if they just popped round I would of done anything I could have to resolve the issues. Everything worked out fine in the end though so that's the main thing. I just do my hobby from home and youtube and the noise is far less then anything else down here as it's all located in the shed now that's cladded boarded and insulated so our lass can't even hear me in the kitchen which is the closest room to the shed. 😊😊

Interesting video! I own my house. So am I right in thinking that if I build a 6m x 4m x 2.4m (high) garden office that’s 1m from my boundary, I don’t need to inform the council or get planning permission? Only I called my council anonymously asking if I’d need planning permission and they said that I would need to put it past them.. I don’t want to involve them unless I have to..

Hi Ben personally I would run it past them because if some busy body moans about it after it's built it may make things more difficult. In my experience the council where more than reasonable and then at least if there is any issues you will know prior to building and be able to adjust your plans.

@@GT.Bugger just because even if you own the property and you go out of the guide lines of permitted development then they the local planning authority can force you to change or take the structure down, so by running your plans past them first you are safe guarding yourself. This is only my opinion though mate and it's your decision to make I just think safty first after my experience.

Your interpretation regarding permitted development isn't right. The 50% of your land thing needs to include any other outbuildings and house extensions you already have, say for example you'd built a massive extension taking up 40% of your original garden, you can't then build a massive shed that takes up half the garden that was left (the remaining 60%) as the 2 added together would mean you've built on 70% overall. Also, If you're within 2m of a boundary, the max height OVERALL of the structure is under 2.5m. Over 2m away from the boundary, max height for a flat roof is 3m and for an apex (gable as some would say) roof is 4m - in both these cases, max height to eaves is 2.5m. That's basic permitted development for outbuildings that aren't a permenant living space in a nut shell so far as planning permission is concerned BUT you also need to consider building regs! These are different depending on the floor area of the structure. If it's under 15sqm they don't normally apply. If it's 15-30sqm then it needs to either be 1m+ away from the boundary OR made from mainly non combustible materials (the definition of which varies depending on the authority- some are happy with non combustible cladding on a timber frame, others expect an entire non combustible construction (bricks, prefab concrete, steel etc) ). Either way your electrics will still need certifying.

@@TripDarlin Yes I got the all clear from the planning authority as I was within the guidance set by my local council, they gave me a few restrictions on the use but nothing that was unreasonable. Overall I'm lucky enough with my neighbours as a whole. The workshop is 10x17ft ish and I don't think I would be able to ever afford solar panels. 😏

I had a similar neighbour who reported me and I knew who it was. Once I found out I had my dog walk nice and early every morning without fail for 1 year and my neighbor kept telling people some dog is crapping on my front step but Little did he know it wasn't a dog it was me 🤣 I just used my dog walk as an excuse to go and take a huge dump on his step, that'll teach the nosey ba####d. The thing is he can't even see my she's from his crapp house he was just being a local pain. But I for the better of him when I planted a load of illegal narcotics in his house when I fitted some cabinets for him and had a friend report him for selling it to minors now he can't complain about my shed he's doing 2 years inside

I feel for you. I built a lawnmower shed in my 1 acre garden which also has a half acre pond (poisoned by a new 3G pitch built right next to it).The then Mayor reported that my shed was out of curtilage to the house and I now have an Enforcement Notice from Ashford Council? The then Mayor refused to help us with our poisoned lake but reported our harmless shed. We own the house and huge garden outright. The Mayor insisted our garden is a paddock yet it is only accessible from our house and has been a garden since 1980. Always remember council employees are like traffic wardens and want you to pay through the nose for everything you may do. They are ruthless and careless and callous. In my case they are sweeping the poisoned lake under the carpet as did the EA yet enforcing the shed notice. PS 3g rubber pitches are poison--do not let your kids inhale the fumes and dust. Councils do not care about your children's health as there is no money in that. Most councils are now corrupt to the core. Also, always remember that your neighbors will be nice to your face and stab you in the back when jealous of your strength and hard work to better yourself.

I would highly recommend trying out the Pocket Estimator app. It's free to use and gives you material and labour prices based on BCIS data. It's a great way to get a ballpark figure for the cost of the works and gives you something to compare the builders quotes against. Also the app provides a breakdown per m2 so you can easily compare.

Im 99.9% sure that for permitted development regs, when the building is within 2 metres of the boundary the maximum height of the whole building must not be more than 2.5m, it is not the eave height. There is also a statement about it being clad in fire retardant material or built mostly from such material when within 2 metres. Anything higher needs planning permission. From Planningportal.co.uk...... 'If the outbuilding is within 2 metres of the property boundary the whole building should not exceed 2.5 metres in height.'

Hi Mike all depends on type of structure, I.e sheds, living quarters, type of use ext, if you keep reading and following all the links you will find many conflicting regs and regs that seem to contradict one and other. That's why it's best to get in touch with your local planning officer. This is only my experience and the information I have found to be true in my situation I have actually shared the document within the comments I followed. As long as your local planning department is happy you shouldn't have any problems.

Hi, I cannot understand why neighbours can be so horrible, I think it comes down to jealousy. My neighbours are horrible too and watch my every move on their CCTV that points straight into my garden I am also in the process of building a 5ft x 6ft potting shed that is going right up against the boundary fence if they don't like it they can take a run and a jump lol . Maybe your neighbour is a subscriber to your channel so just be careful what you say !!

That's terrible Joanne, people should be pulling together and just understanding rather than being malicious. Ye I don't say anything on social media or KZbin anyway as I'm way to busy doing my own thing to be worried about anyone else. I actually hope they are happy and content. My actual neighbours are fab on both sides of me so that's great. The council are happy enough so that's all that matters and I don't make much noise as my shed is insulated and surrounded by trees so it OK. My wife can't even hear me in the closest room to the shed. I hope your build goes well and trouble free. We all need hobbies in these difficult times. 😊

Why not, seen lots of builds with electrical wiring close to insulation, if you look in your loft space you will see cables running near or touching insulation.

@@karlpopewoodcraft Have you truly looked into right to buy. Council gives a free survey valuation you can ask to have a realistic idea how much you have to buy after your max discount. Then you have idea how much deposit you need and mortgage to obtain. You may find on an interest only mortgage you are paying more or less the same amount you are paying council rent= you are no worse off (or in some cases better off) than being council tenant with all restrictions. Can't help you may end up create more jealousy with your neighbours. This is my 2 cents! Hope you consider suggestion seriously, you have nothing to loose because there is no obligation to continue RTB after valuation.

When I bought my house in the UK with British neighbours, my Eastern European builders said:"Good luck with that." I didn't understand and they explained me: British neighbours are the worst. They turned out to be right. I put up a new fence, 2 meter high, that is the maximum legally. 1,8 fence + gravel. The gravel was 27 cm, I put into the ground about 7 cm, so from the ground it was 2 meter. My nice British neighbour reported me to the council and the council said that the 2 meters doesn't count from the ground (???!!!!) but from the bottom of the fence. Even if it's in the ground. I had to take down all the 60 meter fence, cut 7 cm and put up again. But I had my revenge: I erected a huge conservatory and pergolas with covering along the fence: pergola can be 2,5 meter high.:)))

Be careful about making assumptions. For all you know the neighbour wanted a shed like that themselves and got turned down. They may be reporting you to see what happens and if you get approval they will put up their own shed. If you see someone robbing a bank, dont call the police - it just shows how jealous you are? ...

you always get nasty people who cant wait to try and bring you down...WHY?...I hope you are watching this whoever reported the guy and are thoroughly ashamed of what you have done! people trying to get on and scum have to leg them over....well im sure youre not ashamed folk like you have no feelings, but things can always come back on you...good on this guy for being constructive

Thanks you mate, luckily the council where good and actually gave me advice. We have since moved to a unit as the business is going well and this shed is now getting turned into our garden bar😁

Alright Karl, hope you're well bruv. Firstly i wanna say your neighbours are total wastemans. Secondly, does the tell you specifically who or which neighbour complained? Im thinking of doing a back extension single storey and a loft conversion boxed outwards, in the near future. Just thinking if that has anything to do with my side and back neighbours?

Cheers mate, my neighbours left and right are sound it's just opposite lol but alla quite now 🤞 the council where happy enough so alls good at the moment. If I where you I would seek advice straight from the council before doing anything as it just saves you a lot of hart ache and you will know where you stand. Cheers mate and best of luck.

Your neighbour sounds a prick. Dead rats, pizza delivery, even better the undertaker is a nice midnight call. Better still gravel your drive and the kids will soon find their level with your wonderful neighbours. Hope this helps x

😂 Luckily my neighbours to the left and right are nosy one with drums 🥁 and the other with dogs 🐕 and moter bikes so I'm OK with them😂. The ones in question I don't even know and can't see as there's massive bushes in the way. 😊😊
