It sure can be. Philadelphia is making it harder for investors to do what they do and in the end the tenants will suffer. There will be less investors, meaning less inventory, meaning less competition, meaning less quality, and higher prices.

Could you elaborate on wether or not I would need a commercial activity license as opposed to just an activity license? I own a duplex house hack, and another single family rental. I’ve never even heard of an activity license…. Only a commercial activity license. Is there any reason you wouldn’t get a CAL?

Hi, I’m about to close on a legal triplex in Philly and want to do some some renovations. I was just informed about sprinkler systems if doing a gut reno and the astronomical cost. Do you have any experience or advice with this? Thanks!

Hi Stephanie, my advice would be to figure out the exact cost of the sprinklers and if you actually need to install them. If so, see if your project can support the cost. If not, negotiate the purchase to the point where it does support the additional cost. Let me know how it goes/went!

Understood. If you really think about it EVERYTHING has something that makes it rough. Example: a 9-5 employee doesn’t have many worries in terms of paperwork but trades most of their waking hours for money. When you buy a property you have to have these papers in order but you can also hire others to get these in order for you. A good property manager would do it. Now you’re building wealth for the long term.

What have you tried so far? there’s a bunch around. The other thing you can do is ask a real estate agent for a PAR lease.

@@HoanZone word of mouth, Facebook market place, even google. No one has gotten back to me. Homeowners association do not supply recommendations. Even sent a few emails. Guess it’s a busy time of year In Philadelphia. Do you have any specific places I should search? Appreciate the help.
